The Willow Treehouse is settled among the trees, overlooking a small, swimmable pond, on a wooded property 15min away from the town of Woodstock. It is cozy, yet has all you need to cook dinner, enjoy reading, chilling, or swimming. Separate spaces for chilling, writing a novel or enjoying the view. The sleeping loft is accessible by a ladder, and you would have to walk in with your luggage, so pack lightly. It is perfect for couples and solo adventurers.
Designed by Antony Gibbon and built by William Johnson the Treehouse is a passion project that came to life.
  • We had such a great time staying at the Willow Treehouse. Such a unique, perfectly appointed, modern cabin set in a pristine setting.

  • This is one of the magical spots we've ever stayed in. Truly feels like you've crash landed in a magical space pod in the middle of stunning woods and mountain overlooking a pond. Was the perfect place to spend our anniversary and renew our intentions and dreams together. We shall be back!

  • It's simple - you should come stay here. Only negative thing about our visit was having to leave. True to the photos, this is an incredible space - you won't want to leave. It's about 15 minutes to Woodstock and 15 minutes to Phoenicia so if you do need to get something in town it's an easy drive. It doesn't come stocked with coffee or milk or anything so I recommend picking that up in town on the way so you can avoid leaving as long as possible.

    Woods2018-02-25T00:00:00Z
  • The space was great - nice, quiet, peaceful, away from everything. Hot tub was not fully operational but we were warned ahead of time so it didn't come as a surprise. Recommend!

    Arthur2017-04-30T00:00:00Z
  • The treehouse was lovely and made for a quiet, restorative weekend. It's minimal but well-appointed, with pretty much everything you need for a cozy, relaxing stay. We especially loved the fire pit!

    Jay2016-10-02T00:00:00Z
  • a very fun and unusual locale- and thats the whole point! A gorgeously designed stilt-cabin/modern home that I'd love to revisit down the road. Loved the pond view too!

    Derek2017-05-07T00:00:00Z
  • Picturesque, serene and clean. It's a couple minutes to Woodstock with the yummy food and a fully functioning kitchen in case you want to stay in. Avner was an amazing host and was quick with helpful suggestions . Look forward to another stay sometime in the future!

  • This place is in such a perfect location, walk to everything! We only stayed one night but had a great time!

  • My wife and I had a wonderful and snowy two days in the romantic cottage. Our experience was amazing. The cottage was accommodated with almost everything you will need. The hot tub was wonderful. The cottage is very peaceful, quite and private. Yet it is right in town so you can walk everywhere and get everything you need without the need to drive. We would like to thank Kerry for being so kind all along and sharing this beautiful property with us.

  • Had a great stay at Kerry's beautiful cottage. It was a perfect getaway from the city and was very quiet. It's right in downtown area so there were places to walk and have dinner. The hot tub was great too and the backyard was very cozy and private.

  • My boyfriend and I stayed at Kerry's lovely studio this year for a Christmas getaway, and had a terrific time. The studio is very easy to get to from NYC - only a bus ride away, via Trailways, which was important for us since we don't own a car. Kerry and his family obviously put a lot of effort into making the studio a nice place to stay - very clean, well-stocked with goodies, towels, warm blankets, kitchen supplies, etc. The hot tub was an obvious plus - very relaxing! The studio itself is right by "downtown" Phoenicia so if you need anything there's restaurants/groceries/wine just down the street. Highly recommend walking to the Phoenicia Diner on Route 28 (we walked along the train tracks to get there.) Couldn't recommend more. Thanks Kerry!

    Siena2013-12-27T00:00:00Z
  • We had a great stay at Kerry's cottage in Phoenicia. The cottage is secluded and private, even though it is technically on the main street in town. Everything was clean, tidy, and as described in the post. The private hot tub is a real highlight. Kerry quickly responded by email and text to any questions we had. Highly recommend!

    Ben & Emily2015-03-01T00:00:00Z
  • Great stay. Close to everything

    Iryshka2016-02-14T00:00:00Z
  • Very cosy and comfortable. Immediate responses from host. Great restaurants and shops just a few doors away.

    Eliezer2018-04-11T00:00:00Z
  • Right in town, but the yard is very private and secluded feeling. The hot tub was perfect after a day of hiking or shopping. Kerry was very responsive to messages, and the place was perfect for us. My best AirBnB experience so far!

We were also rated one of "Ten Coolest Small Towns in America" by Budget Traveler. Phoenicia was recently featured in Travel and Leisure's 25 Easy Weekend Getaways. We are part of the watershed that supplies water to 9 million customers including all of NYC. Our hamlet of Phoenicia has a population of around 300 yet hosts monumental events like the International Festival of the Voice with panache. We are near four ski resorts: Belleayre, Hunter, Windham and Plattekill The Phoenicia Library lends out fishing poles and ukuleles. You are always, always near a world-class hiking trail. Our beloved local poet is a candidate at every presidential election. Most of our friends think Phoenicia has a vibe that’s cooler than Woodstock. We keep the location of swimming holes secret until we’re sure you will respect our pristine waters. Farm-to-table foodies will be in good company. The first ski area in the state of NY was located just down the street from us. Birding is exceptional. Hummingbirds visit us in the summer. We get excited about the annual garden tour and the yearly artists tour. Visit with local peeps at the Arts Upstairs openings and community gatherings every month. For culinary treats buy local: Migliorelli's Farm Stand on Route 28. Most of the area is a protected forest preserve. There is a plethora of sports and cultural activities, a world-class spa, fabulous restaurants at all price ranges, fun shops, awesome bakeries, to meet the needs of the most discerning travelers. Our guests hail from all parts of the world to this very small hamlet. For these reasons and many more, we think we have an awesome place to live. Our goal is to share it with you and make sure you have an enjoyable and restorative stay and return rejuvenated.

  • Alma & James are great! They were very accommodating during our stay. Alma even brought us over some fudge from the Phoenicia Fudge Factory! They also invited us to take whatever we'd like from their garden. There's nothing like home grown tomatoes! The cottage was absolutely adorable. It's really small, but very functional. Everything you need is there! It provided a great space for a relaxing getaway in the Catskills. Thank you so much Alma & James! We truly enjoyed our stay.

  • We had a great stay at the cottage! My boyfriend and I were on a working trip and James was very helpful getting us up to speed with the wifi. The cottage is so cute and comfortable. It was stocked with all the essentials needed for a comfortable stay that you may not travel with: sugar, olive oil, coffee filters. These were key as once we got to the cottage we did not want to leave to go out to eat. Alma and James are very welcoming and made sure our stay was great. Unfortunately we did not get to take advantage of the vegetables they offered from the garden or the fire pit out back. We definitely would have enjoyed a longer stay!

    Erica2013-10-03T00:00:00Z
  • Alma and James were great hosts. The cabin is immaculate, looks just like the photos and was super comfortable. It's very close to other homes in the small neighborhood but we didn't hear a peep from anyone else. The cabin is located in a cute little compound with a nice yard and a fire pit out back. I'd definitely recommend the spot.

  • I'm hesitant to rave here too much or it will be impossible to book this place again in the future! Suffice it to say, coming back to the cottage after a cold day of snowboarding was truly rapturous. This was my husband's birthday weekend and it couldn't have been better. Super clean, comfy, and well-decorated, we had a great time here and will certainly be back!

  • We had a great time in the cottage! Cozy, well stocked, perfect for our trip. Alma and James were very helpful whenever we needed them.

  • This cottage was adorable! James and Alma were amazing hosts who greeted us with fudge and invited us to join their bonfire one evening. The cottage is comfortable, modern and has all the necessities. A perfect jumping off point for tons of great hikes, little towns and interesting things to do. Alma and James gave us great recommendations for hiking trails, restaurants and lovely walks. I would gladly stay there again without any hesitation it was just the perfect place to feel tucked away but also close to everything.

    Lauren2014-05-27T00:00:00Z

  • An adorable cottage just outside Phoenicia within everything you need for a wonderful weekend getaway. We had a great time relaxing and hiking and hanging by the fire. Thank you for everything!

  • Great little place, clean conveniently located James gave us info when we needed it and let us relax when we wanted it. My only advice is if leaving Tuesday morning have breakfast at the cottage. We wanted to eat at the diner on our way home and it and mostly all the restaurants in the area including Woodstock was closed. We didn’t find food about an hour on our way home. Nothing was open on Tuesday mornings.

  • The Zen Cottage was absolutely lovely, and Alma and James were great and wonderfully accommodating hosts. Despite the cold, the cottage was warm and inviting, and even with Phoenicia's Main Street so close by, we never wanted to leave. The cottage is absolutely lovely. Fantastic kitchen, incredibly comfortable bed and great bathroom. The heated floor in the bathroom was a definite plus. Alma and James were incredibly responsive to any request that arose, like a pan and some coconut oil for making brownies. (For future reference, brownies made with coconut oil taste amazing.) We would definitely stay in the Zen Cottage again and can't wait to come back in the summer to take advantage of the grill and the pony bar.

    Ned2016-02-16T00:00:00Z
  • Our week long stay in the Catskills and at the Zen cottage was amazing. As Hosts Alma and James were a 10 out of 10. They were friendly and helpful but also very respectful of our privacy. The Zen cottage was meticulously designed, we no joke when home shopping on our way home as the cottage inspired design ideas. The grounds were top notch as well. We spent a ton of time relaxing but was also able to get time to go hiking to waterfalls, shop in cute shops around the area, rent bikes, go on a zip line tour, rent ATV’s, grill & cook! If you are thinking about the Zen cottage, book today.

  • Our weekend at the Zen Cottage was amazing! The house is stunning, a cozy mix of city and country tastes. The fireplace was perfect for the chilly nights. We enjoyed a nice balance of exploring the area (hikes, restaurants, shops) and recharging our batteries. The neighborhood was quiet, and the stars put on quite a show! Alma and James were very welcoming and helpful hosts. We can't wait to come back!

    Lauren2015-11-10T00:00:00Z
  • The Zen Cottage is beautiful! It really is cozy, charming and super clean. We felt right at home! Even our pup loved it! We had a relaxing getaway. We hiked the tan bark trail and kaaterskill falls. We recommend brio's pizza and the phoenicia diner. We wish we could've stayed an extra night. There were more hikes and restaurants we wanted to check out.

  • The Zen Cottage is hands down the best Airbnb experience I have ever had! It is beautifully decorated, spacious, extremely clean and comfy, is outfitted with everything you could possibly need for cooking and whatever else, is situated in the perfect location for exploring both Phoenicia and the greater Catskills region...and has the sweetest, most interesting hosts who have the most AMAZING property for guests to enjoy. I stayed there for 5 days with my boyfriend and we have never been so chilled out. Alma and James have thought of everything. They were such conscientious hosts, giving us complete privacy but also making themselves available to advise us and chat. The cottage is on their property which is like a little wonderland with gardens you can eat from, firepit, the cool pony bar(n), hammock...etc. It is actually magical. The neighborhood is quiet and secluded (and close to a fun swimming hole!). Phoenicia has a cute main drag. The scenery is just insane: mountains everywhere! Activities we enjoyed in the immediate area include: tubing the Esopus with Town Tinker, checking out the nearby farmstand, relaxing at the cottage. A little further out, but still close: Kaaterskill Falls was a very cool hike and swim, we did the Overlook Mtn hike which was hard but worth it, and our our way in from NYC we stopped in Kingston which was a really fun town I recommend for lunch/coffee/shopping. Long story short: don't hesitate to book the Zen Cottage! It is truly worth the hype.

An amazing experience! Staying in the Love Shack gave us an insight on how it's going to be when we buy our tiny home. Being out in the Love Shack will make you feel close to nature. Bob is a super host, he made us feel welcomed the moment we met him. He was easy to get in contact with throughout our stay. His knowledge of the area is bar none, we took his suggestion of going out to eat at the "Eggs Nest" and the food was outstanding! All in all we plan on visiting the Love Shack again during the warm months, so we can do the 12 mile hike that behind the Love Shack. Cannot wait to go back!
