The number of people occupying Marseilles Apartment shall be no more than six (6).
Check-in time is 4:00PM on the day of your arrival. Check-out is 11:00AM. Early check-in 12PM or late check-out 3PM is allowed for a fee of $50.00 and it is allowed only when the apartment is vacant the night prior to arrival or the night after departure.
DAMAGE WAIVER (Included with the CLEANING FEE):
OWNER provides a Damage Waiver that covers up to $500 in accidental damage; this is a non-refundable fee. Please contact the property manager or OWNER immediately if an accident occurs. TRAVELER agrees to pay for damages exceeding $500.
OWNER does not allow fraternities, sororities, school groups, or any group with the intent of having a party. The home is intended for family vacations. TRAVELER will not exceed the maximum number of occupants on this rental agreement. If more people are found to occupy the premises than is permitted, TRAVELER agrees to either 1) pay for the additional people at a rate of $100 per person or 2) vacate the premises with no refunds.
HOUSEKEEPING (Upon Check-out/Departure):
Rates quoted for each rental property do include linens (bed, bath, and kitchen) and cleaning service prior to and after your stay. Upon Check-out/Departure TRAVELERs are required to place dirty dishes in dishwasher (if applicable) and run, dispose of trash, remove all linens from beds and remove all personal / food items from refrigerator / cupboards prior to departure. The home should be left in the same clean state in which it was found. If additional extensive cleaning is required, the TRAVELER is responsible for additional fees at the rate of $25 per hour.
OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF TENANT'S PERSONAL PROPERTY.
OWNER assumes no liability for accidents or injury on the premises. TRAVELER is solely responsible for personal property and for his/her/their occupants during occupancy of Marseilles Apartment.
TRAVELER and the members of his/her/their party shall not use or permit to be brought into the property any illegal controlled substances, firearms, or items hazardous to persons or property. In addition, SMOKING IS NOT ALLOWED on premises.
USE OF THE PREMISES:
The property is located in a residential neighborhood. TRAVELER shall respect this and peacefully enjoy the premises so as not disturb other residents.
OWNER assumes no liability due to inclement weather or other natural disasters. In the event that the Marseilles Apartment is unsuitable for occupancy due to the effects of a natural disaster (e.g. power or water outages), the TRAVELER agrees to evacuate the premises and the OWNER shall provide a partial refund for the unused portion of his/her/their stay. If the TRAVELER decides not to evacuate, the TRAVELER assumes all responsibility and no refunds will be given for the stay.
TRAVELER agrees to respect locked closets and cabinets (typically one of each) as they contain OWNER's personal property and are not included as part of the rental.
TRAVELER understands that the vacation rental property may be listed for sale. The TRAVELER understands that in the event of a sale or transfer of the rental property, the OWNER may cancel the contract if the new owner does not honor the rentals. In this event, the TRAVELER shall be entitled to a refund of all rent payments made. OWNER will make every effort to notify the TRAVELER in or earlier than 45 days in advance of the reservation.

TRAVELER and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
A. Using the premises for any illegal activity including, but not limited to, the possession any illegal controlled substances or firearms.
B. Causing damage to the premises rented or to any of the neighboring properties.
C. Any other acts which interfere with the neighbors' right to quiet enjoyment of their property.
D. Smoking on the premises.
