Luxurious central 2 bedroom 2 bathroom home by lovely canal, top floor of a sunny & secure building with incredible views over the city from living space and balconies. Perfect location - central but non touristy area with great local cafés etc&easy walk to all London attractions. Stylish but homely.
After years of saving, I'm excited to have found my dream flat in a dream location - I hope you like it too! I am often away at weekends so happy to share my home.
Please note: I have a lovely friendly kitty. She won't be there in the flat with you as she goes to my partner when I'm away, but if you're allergic, please note that there may be residual allergens despite careful cleaning!
The apartment is high-end facilities but stylish and relaxed, with a lot of attention paid to sourcing modern artisan furniture and accessories from different countries to reflect my love of travel but that work with the traditionally industrial, canalside area.
It consists of a large open plan living space with a dining area (table seats 6-8), my home library you are welcome to make use of, comfy relaxing area with armchairs, and main conversation area which converts into a full home cinema with pull down big screen and surround sound for the rainy days when you can't face venturing outside! There are floor to ceiling windows with views for miles over London, and from the window in the modern kitchen you can see the Shard and other landmarks. The kitchen has all you need for full home meals or quick bites: dishwasher, smoothie maker etc.
There are two large balconies to relax on with great city views (even a peek of the canal!) but plenty of privacy. One has a sofa and deckchairs for relaxing, with flowers and greenery.
There are two equally good sized bedrooms, each with a large king-size bed. The master bedroom has views over the leafy little canal basin at the back and has its own ensuite bathroom with shower. The second bedroom is a beautifully sunny room with views over the city and a big comfy armchair to relax and enjoy it from. The second bedroom has its own large flat screen TV. The master bathroom is spacious for such a central flat and has a lovely shower and bath. The flat also has an open office area with a desk should you need it.
It's surprisingly quiet at weekends - despite being so central the double glazing is good so you can't hear any roadnoise at all from inside the flat and even outside it's pretty quiet at weekends as our road is small and we are high up. There is some construction in the area (see overview) but it is only during the week and a little on Saturday morning, not weekends or bank holidays other than that.
It is very comfy for 4 people, if you want you can have another two more on an air bed in the living space (extra charge) per person - please ask me first and don't have someone sleep on the sofa unless we agree as it is expensive!
The location is perfect. It's in zone 1, central London, on the border between Angel/Islington which is a great leafy untouristy area with tons of cool cafés and restaurants and a fabulous independent cinema (sofas and wine!), and Shoreditch, which is a super lively, cool area full of hip unusual bars and tech and design stores plus the lovely Sunday flower market.
Fabulous canal side pub with the best Sunday roast in London on my road, and lots of shops for everything you need within 3 minutes walk. I will give you a list of recommendations.
You can get a quick bus or tube to get around, or comfortably walk to the main central attractions of London from here - I walk to work. You can even walk along the beautiful Regent's Canal from a few steps up the road all the way through lovely East London to Canary Wharf, or out west to Camden, the zoo etc. Super safe, friendly and easy - I love it!

Check in is after 4pm only. I try to be flexible with how late you can arrive so instead of charging fees for it like some people seem to do, I will try to post you the keys in the mail/leave them at a pickup place nearby the flat if you're arriving too late for me to meet you. I do prefer check in before 8pm if possible and it is likely that if it's after 7, I'll be on a train or plane myself :)
Check out is 11am.

I'll be here to welcome you and show you around, schedule permitting (depends on the time of arrival) and of course you can contact me with any problems, but otherwise you will have your privacy!
I always leave detailed information about the area and all my favourite places to eat drink and explore, but you can ask me to send this to you in advance or make further recommendations if you want to book somewhere special.

There's a big communal roof terrace as well with views for miles over London that has seating areas, but it isn't always open and that's not in my control.

This is my home and it is much loved, so I ask you please to be respectful of it, as well as to our neighbours. Please keep shoes off inside the apartment, let me know of any breakages/spills etc, and keep noise to sensible levels including not playing loud music etc and respect development quiet hours after 10pm. smoking on the balconies only, not indoors. no parties or pets, sorry!
Importantly - I ask you to confirm your check in times with me the day before arrival. I like to have someone I know welcome you to the flat if possible, or to have keys waiting for you to collect at my local store/pub 2-3 minutes walk away if for any reason I can't be there myself.
Of course if there are delays with your flights/trains it's not your fault and we can manage but
(a) I ask you to keep me posted on any delays asap so I can sort it out for you, and
(b) if you reschedule for other (avoidable) reasons not related to unavoidable travel delays on arrival day then unless I am there myself, I will have to ask you to cover the cost of me having to pay my welcoming agent to wait for you if she is already booked (that will vary according to the amount of notice you give, and new arrival time). Sorry!
Latest check in is 9pm, other than if we arrange in advance (I can sometimes post you the keys - especially if you're in the UK - or leave them for you at my local pub).
PLEASE NOTE If you reschedule to after 9pm, on the arrival day, without prior agreement or a genuine travel-delay related reason (and that delay has to be manageable - if your new arrival time is after pub closing hours at 11pm then there may be nothing I can do to get you access that night if I'm away!) then I may not be able to get you access to the property that night. As such, if you're not intending to arrive at the apartment until 9pm and worried about potential delays, you may prefer to book with a different place :(
