can seat 14 comfortably for a fire side dining experience while entertainment plays on flat screens. Large bar area including coffee and tea bar. DINING TABLE CONVERTS to FULL SLATE POOL TABLE for entertainment. Kitchen Island can be rolled away to make room around pool table.

We spent a week at this wonderful home and didn't want to leave. It has an enormous high end kitchen with a beautiful bar area that we enjoyed fully. The pool table got lots of use! The living room is very large and cozy with ample comfortable seating and a really soothing ambiance. The master bedroom was equally nice and the bed was incredibly comfortable. The master bedroom is downstairs and nicely separated from the upstairs bedrooms creating a private oasis. It was really nice having a large en suite bathroom too. The upstairs bedrooms with separate bathroom are very large and have plenty of comfortable sleeping options for a larger crowd. The location couldn't be beat. Off the beaten path, but a short walk to the lifts and some really great restaurants. We enjoyed the outdoor deck with gas grill too. If you have enough energy to cook after a long day of skiing, this place provides a magical backdrop for a great dinner, great wine, a game of pool over a nightcap and then a snuggle up by the fire before calling it a night. Can't wait to return next year!

Vacation Rental Terms and Conditions
•SECURITY DEPOSIT: $600 deposit refundable after check out. additional, loss or damage to the rental property that would exceed the $600 deposit/ number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including beach towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal out clean fee, misuse of items belonging to the property and unauthorized extension of lease term. 1 towel per person is allotted for renter to be left soiled. All other towels must be laundered by tenant prior to vacancy or tenant will be charged $5 per towel.

Cleaning- All debris, rubbish and discards are placed in dumpster in side front and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started. Trash day is Monday morning. You will be charged addition fees if Cigarette butts are found left on the premises. Additional fees are incurred for broken items, champagne left on walls, excessive grease left in oven, stained sheets & pillows, excessive dirt.
a)Housekeeping services may be available by request only and will incur additional fees b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance C) Changes: The booking agent must be notified in writing of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation d) You must leave unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance e)Abandoned possessions: We will not be responsible for any of your personal effects left in the unit. We will be glad, if found, to mail them to you and have the right to deduct postage from your security deposit.

Parking :There are 5 dedicated parking spots in the driveway. In the winter do not park on the streets this will block snow removal vehicles.
The city/county charges a $250 fine that you will be responsible for.
e.) Noise ordinance: The city has a quiet time after 10 PM. You can be fined by the city/ County which is also your responsibility. PLEASE BE RESPECTFUL OF THE NEIGHBORHOOD

We recommend Travelers Insurance for any unforeseen circumstances. Unfortunately we are not held responsible for any noise pollution including construction outside the perimeter of the property b) Weather in Lake Tahoe is unpredictable. The roads, steps, driveway and all exterior surfaces can contain black ice. Travelers must be made aware of these conditions as to avoid slipping and falling C) Agent acts solely as agent for Owner, the Owner has final authority concerning all matters. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained, however we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions
