Hausregeln

This is a family-oriented community. No student rentals. No smoking, no pets. You must sign a lease agreement with a copy of your valid driver's licence. You must be 25 years or older to sign the agreement.
50% refund up until 30 days prior to arrival, except fees.

RENTAL AGREEMENT

Making a Reservation
Guest must return a signed copy of the Agreement within ten hours or we reserve the right to cancel the agreement and re-rent the property.
Damages or missing items
If there are damages to the property you will be asked to reimburse the owner for such damages. In the event that there are damages or missing items in the house after your departure, such damages or items will be charged to you. Guests must report any problems or damages observed in the property upon arrival to the rented premises (call ).
Cancellations
A request to cancel reservations must be made to the owners in writing.
If you cancel more than 60 days before check-in and the property is re-rented for the full rental amount, your deposit will be returned less 15% of the collected monies. If the property is not re-rented for the full rental amount, the entire deposit will be forfeited.

If you cancel less than 60 days before check-in, you will forfeit your deposit.

If you cancel less than 30 days before check-in, you will forfeit full payment.

The first day of the rental, there will be no refunds for any reason.

No credit will be given for shortened stays due to late arrival or early departure for any reason.

No cancellations due to weather.

Rental Agreement
When we receive (by email) a signed and dated copy of the Rental Agreement, and a copy of your drivers’ license, a rental confirmation will be emailed back to you.
Before your rental starts, we will email you a welcome packet that includes travel directions to the property and the Entry Code to access the house.
Check-in
Check-in time is no earlier than 4 p.m. on the stipulated date of arrival. The code required to get into the property will be sent to you prior to arrival, providing the rental balance is paid in full. Said guest must also occupy the premises for the duration of the agreement and will be responsible for all occupants of the premises for the duration of the agreement. Although every attempt is made to ready the property prior to your arrival, the cleaners may be delayed and your property may not be ready upon taking occupancy. There are only a few hours to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early. Guests must report any cleaning problems to owners upon arrival to the property.
Check-out
Remove all personal items prior to vacating the property. We are not responsible for items left by guest in the rented premises. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, you will be charged for one (1) additional night‘s stay.
Check-out Procedures
•ALL dishes, pots and pans should be washed and put away. Dishwasher must also be emptied of dishes.
•Beds should be straightened out.
•Make sure all doors, windows and garage doors are shut and/or locked.
•All wrist bands, pool card and garage door opener must be left on the dining table.
•Remove all unfinished food from refrigerator, freezer and pantry.
•If you have moved furniture, pillows, comforters or bed covers, return them to prior position.
•Take ALL trash out of the house to the large garbage cans in front of the garage.
•Make use of the broom or vacuum cleaner provided to clean up after yourself.
•Take ALL your personal belongings with you.
•Failure to adhere to these guidelines will result in the loss of a portion of your security deposit to offset the extra cleaning costs.

No Daily Maid Service
Daily maid service is not included in the rental rate.

Non-smoking Policy
This is a non-smoking home. You are permitted to smoke outdoors. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $250.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, the additional costs incurred will be charged to your credit card.

Occupancy
The occupancy limit is 6 people. Over-occupancy is grounds for immediate removal and forfeiture of all rental monies.
Building Rules and Amenities
Guests must adhere to all community rules and regulations, especially for noise. Use of common elements is on a first come, first serve basis. Periodic closings and hours of amenities such as swimming pools etc. vary and is at the discretion of the community association. Grilling is only permitted at the pool.
Parking
Our property has a 1-car garage and is available for your use. Please do not disrupt the flow of traffic when you park. DO NOT park on other people’s property. Please note that the garage door opener must be left on the dining table before your departure. Failure to do so will result in a $100 charge. You are allowed no more than 2 vehicles.
Vehicle Restrictions
The following vehicles are not permitted within the community: House trailers, utility trailers, industrial vehicles, camping trailers, motor homes, mobile homes, RVs and the likes. Make alternative arrangements to store these types of vehicles as you will be required to take them out of the community.

Pets
Pets are prohibited on this property. Guests (including visitors and day guests) who bring a pet to this property will be subject to pet fees up to $500, additional cleaning fees and eviction from the property without refund. An additional fee may be charged to you if your pet caused damage, or if additional cleaning fees were incurred.
Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.

Septic System
Please remember that anything that goes down the drain goes right into the ground and is absorbed by the environment. DO NOT USE LIQUID PLUMBER OR THESE TYPES OF PRODUCTS. These products stay in the sewer system and pollute the ground beneath the home.

ADDITIONAL TERMS

You must be at least 25 years of age to rent this home and provide proof of age, if requested.

The home has a maximum occupancy of six (6) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.

House parties are strictly prohibited and grounds for immediate eviction. That all listed previously will maintain the premises in good order and appearance and conduct themselves in a manner inoffensive to the neighbors.

There must be no drug use on the property, or any disturbance, annoyance, endanger, or inconvenience of the neighbors; or use the premises for any immoral or unlawful purposes, or violate any law or ordnance or commit waste or nuisance on or about the premises. This will result in immediate termination of occupancy and rental agreement of this premises.
Guests are to respect nature and take care to guard themselves and their guests as appropriate.

If a personal check is returned to us for non-sufficient funds, you will be charged $30.

Any exceptions to the rules and regulations as written here, must be approved in writing in advance.

Rates, terms and conditions are subject to change without notice.

Owner shall not be liable to Tenant, Tenant’s guests, licensees or invitees or any other person for any injury, loss or damage to any person or property on or about the premises. Tenant shall hold Owner and Managers harmless and indemnified from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the premises, parking lot, beach or community and from or against any omission, neglect, or default of Tenant, his guests, licensees or invitees.
This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only. No changes to, or changing of locks of the premises are permitted. Premises may not be used as a location for amateur or professional film/video without prior consent and arrangement with property owners.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.

I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I AM AT LEAST 25 YEARS OF AGE AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. The condo is in a great location and I thoroughly enjoyed my stay! The Ronke renovation was finished in attractive modern appliances and furnishings, yet still felt like home and not your average beach house/condo property. The close proximity to the Gold Coast Mall and nearby restaurants made the stay even more enjoyable. Access to the garage was also a plus. The owners communicated very effectively and responded promptly through Airbnb during my stay. The rental price to condo value is tops. I will definitely select the Ronke condo for my next trip to Ocean City!

We really enjoyed our vacation at Ronke's place. The place was very nicely decorated and accommodated all of our needs. The view of the canal was beautiful and peaceful and the kids enjoyed seeing the boats coming in and out. The pool was wonderful, never overcrowded and a perfect temp. The beach was walkable which was a big plus. Highly recommend!
