• Comfortable and modern resort-quality Main house that can sleep up to 7 guests, on a fully landscaped acre. We call the property Hale E Komo Mai, the 'welcome house'.
• The property contains the Main house, and also a well equipped Guest house that can accommodate up to 4 guests. The Main house and Guest house can be rented individually, or together for larger groups. With the Guest house the property can accommodate up to 11 guests. • Large living room with extra high ceilings, an exceptionally well designed large kitchen, convenient eating area large enough for everyone, a master bedroom wing that is delightful, and two other well equipped bedrooms. Also, two well equipped fully tiled bathrooms, both with large walk in showers.
• Large covered entertaining areas (patios) with extensive outdoor seating and dining area.
• Large enclosed outdoor lava rock and slate shower.
• Fully landscaped acre with many varieties of palms, heavenly-scented gardenia and other flowering plants, and a small orchard with orange, lemon, lime and avocado trees (in season). Located on quiet, dead end road, nestled behind private gated entry with native Ohia trees and wild orchids.

Guests have exclusive use of the Main house, with shared use of the laundry area and also the yard and outdoor shower depending on whether the Guest house is also rented. Recreational items and toys are near garage, in common laundry area and on Main House Lanai. All outdoor items are for use by all guests. Please inspect prior to use.

1.Use: The Property is intended to be used for light recreational use. Motor vehicles are only allowed on established gravel parking area near the front of the Property.
2.Good neighbors: Parties or other noisy activities are not permitted on the property. Hale E Komo Mai is located in a semi-rural residential neighborhood and the Homeowner takes great care to maintain good relations with neighbors.
3.Children and others in need: The adults in the rental party are fully responsible for the children and others in need in the group.
4.Good order: Keep the property and all furnishings and supplies in good order.
5.Outdoor shower for washing sand off: Please use the outdoor shower for washing sand off people, towels, snorkeling equipment etc. It is very difficult to remove the sand from the grout lines in the indoor showers.
6.Smoking and pets: Smoking is not allowed on the Property (except on the outside concrete patio) and pets are not allowed on the Property except outdoor dogs or other domestic pets may be allowed with prior agreement between the Guest and Homeowner.
7.Appliances: Only use appliances for their intended uses.
8.Utilities: Please use the utilities, such as propane and electricity reasonably. Hawaii has some of the highest utility rates anywhere. Our rental fees are based on reasonable use. Please only use the fans when they are needed and turn them off when you are not at the property.
9.Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in front gravel parking area only. Parking on the grass around the buildings or on 10th Avenue is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner/renter.
10.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We provide a few beach towels but suggest you bring your own beach towels. We do not permit towels or linens to be taken from the units. All available recreational items on property are to be inspected first by the guests and then used at their own risk.
11.Water and Cesspool: Hale E Komo Mai is on a well and cesspool systems. The cesspool system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. Also, please do not use products with bleach or other products that may affect the effectiveness of the cesspool system.
12.Insects: Hawaii has one of the most enjoyable ecosystems on earth, and insects are a part of that system. We try to control this natural occurrence by monitoring and taking appropriate action to deal with insects. The most common pests that may find their way into the Property include ants, small beetles, gnats, mosquitoes, geckos, and even cockroaches. Naturally, it is a good idea to ensure the screens are kept closed on windows and doors while enjoying Hale E Komo Mai but that will not necessarily eliminate all occurrences of insects.
13.Condition when leaving unit: Please:
•wash dishes before you leave
•put all garbage in the bins by the garage and make sure the lid is on tight
•remove sheets and pillow cases and leave them on the bed they were on

We fell in love with the Big Island in 2000 and built Hale E Komo Mai in 2011. Now we are building new memories with our family, friends, and especially our grandchildren. We look forward to coming back to Hawaii each year while continuing to explore this vast and beautifully diverse island.
