Our home features 2 bedrooms, that accommodates up to 4 people, and a single mattress that can be pulled out as an extra bed, a bathroom with a shower, living room with dvd and wifi, a large country kitchen with everything you need to prepare your favorite foods. The house gets an incredible amount of sunshine and fresh mountain air, so you might find it hard to leave. Ward also boasts some of the best spring water in the world coming out of the tap.

The whole house is included in the rental. There is a yard with a level area and a bbq. There is a tree / swing in the back yard. There is a brand new stairway from the driveway. The driveway only fits one car. You can park additional cars on the Depot Rd ( Humboldt) above. Cell phone service can be particular. ATT seems to be dominant with the best reception in front of the Utica Street Market.

The house is located in the Town of Ward, the location is not private but we find it to be peaceful.
Because we are located at 9200 ft, we strongly recommend 4wd. SNOW TIRES, 4WD OR CHAINS ARE REQUIRED TO MAKE IT DOWN MODOC ST IN THE WINTER SEASON. Part of what makes this area so beautiful is the dramatic landscapes and weather, because of this the temperatures can change quickly so warm clothing (jackets, socks, hats) are essential at ALL times of the year. We are not exaggerating this in any way. Being at this altitude without the right clothing can be dangerous. We also recommend stocking up on food and gas in Boulder or Nederland before coming to the house. Also the Utica Street Market is open daily in town for general supplies and it also has a to go cafe.
This is a 100 year old house and it does have a few quirks. One being that there is a curtain for the doorway to the bathroom. Also the stairway to the bedroom is steep and could be a problem for people who are physically challenged.
This house is a perfect quiet getaway located within a very small mountain town.
Well behaved pets are allowed in the house, but not on the furniture. Smoking is not allowed in the house, but is fine on the front porch.
We require all guest to be respectful to the neighbors, and to keep all noise within reason.
Prior to checkout we require guest to clean all dishes, and to please take your trash with you. (The Utica St Market will take your trash for a fee)
