'Ocean Breeze' A newly renovated home with private pool is located three houses from beach boardwalk. This is a great location south of Thomas Dr. The house has four bedrooms, two baths, new large kitchen, dining area, living room.
This is the home many people book over and over because of the location and because of the flow of the home. This property is so close to the beach and you can walk to area establishments without even needing the auto. The home is in a residential neighborhood. There are no highways just the residential street to the beach; Thomas Drive is north of the home. The location is quite and comfortable. While on the beach you can walk to several wonderful pubs/ restaurants for lunch or dinner.

The is a 2300 sq. ft. home that is private for the guest with a private pool only for the guest. In the fenced backyard is a " Florida Room" with seating and a refrigerator to keep cool beverages.

Thank you for your inquiry. My name is Jill Holley and I own the property with my sister, Tammy Holley. To secure the home you would need to make a deposit and the balance of the booking is due six weeks prior to check in. The deposit is refundable. I general we rent Saturday to Saturday but some times we make adjustments. Our property managers will assist you with any help or concierge needs- Enid and Kris Edwin - (PHONE NUMBER HIDDEN). We do have one document that you would complete along with your payment. All documents would need to be mailed to 7071 Wilshire Circle, Sacramento, CA. 95822. With the documents I have sent you I ask that you send a photo copy of your drivers license. Please always include your return address so we can return your deposit along with the cell phone number that will be on the trip with you. Our property managers in Panama City Beach are wonderful. They will meet and greet you upon arrival at the home. Our property manager will advise us of the condition of the home and the deposit return.

The security deposit is totally refundable as long as you take good care of the home. Upon receipt of your deposit your reservation will be confirmed and a deposit confirmation will be sent to you via mail or emailed to you. Your security deposit will be returned after your departure and the unit is checked for damages by the property manager Enid and Kris Edwin. Their contact information is provided on the attachments and I recommend you carry a copy on your trip. . We do charge a cleaning fee for general cleaning, changing linens sweep and mopping. The cleaning fee is not for any and all cleaning. We ask that you load the dishwasher and pick up after the guests. There could be additional cleaning charges if there were issues that required extra cleaning for your check out.
The home is in a safe area and family friendly. We do have wireless internet. We are a side street off Thomas Drive toward the beach. The house is not directly on the beach but as the advertisement mentions it is steps to the beach, three homes from the sand! Thomas Drive is a VERY popular area as it is the area where most restaurants and theme parks are located. The benefit for booking early is that you find a prime location at a decent rate.

Check In/Out: Check In Time is After 3:30PM and Check Out Time is at 9-9:30am. We rent Saturday to Saturday. Our Property Management team is Enid and Kris Edwin - Ph(PHONE NUMBER HIDDEN). This company is your contact for check in and they will release the keys/ code to you.
Cleaning Fee: A one time checkout cleaning fee of $ 175.00 will be charged for each reservation. If there is additional cleaning required it would be taken from your security deposit. Additional cleaning would be charged for cleaning required besides the normal sweeping, moping, laundry and linens change.
Security/ Damage Deposit: A deposit of $500 is required to confirm your reservation. (Larger deposits may be required for large parties.) At the time of check in, the deposit automatically converts to a damage deposit. The deposit is not applied toward rent, however the deposit is fully refundable within 15 working days after departure, provided that: NO DAMAGE IS DONE TO THE HOUSE OR IT’S CONTENTS along with the contents of the liability document then the deposit will be returned. If the cleaning service reports damage or losses, the amount for repairs will be deducted from the deposit. If damage exceeds $500 the guest will be contacted for the balance of the damage. Pictures will be provided as well as maintenance and billing of the items. At check in the property manager will walk through the property (depending on check in time) and if you find an item broken upon check in, kindly report to the property manager within 12 hours.
The person or person(s) registering for this unit is responsible for all damaged or missing items in the house and for all damages to the property caused by anyone in the house. The person registering must be an occupant of the unit for the entire length of the stay. There are no refunds for early check out or for eviction. If you have more guests than what is reported on the contract your deposit will be forfeited. If the police are called out on the house you will forfeited you deposit.
Please inspect and report immediately upon check in any damage in the house, otherwise it may be deducted from your security deposit. The house is inventoried and you will be charged for all missing or damaged items. If damages are in excess of the security deposit and must be pursued through an attorney, or if litigation ensues, you will be responsible for the attorney’s fees in addition to the other damages recovered. We recommend you consider travel insurance as needed.
No candles should be burning in the house at any time.
Please do not leave doors and windows open with air conditioner/ heat running.
Pool: Gate must stay closed at all times (Florida Law.)
Grill: There is a charcoal grill outside. Please do not use grill on pool deck or in screened Florida room. Please throw away the used coals and ashes. Do not throw ashes or coals in the sand. Please place these items away in the trash once you are sure that there is no more fire power.
Absolutely “No Smoking” is allowed in the house. Please smoke outside. Please do not throw cigarette butts on the property grounds as this will trigger an extra cleaning fee.
By renting and checking into the house you agree to be bound and accept terms of this agreement, you agree to be responsible for all others in your party and for all visitors to the house or its property.
Remember to bring your beach towels, beach chairs, paper products, groceries and portable radio. We provide bath towels, all bed linens and cooking utensils.
We have caller restrictions for 900 and long distance, so please use your calling card or cell phone for all long distance calls.
Having more guest than what is schedule will forfeit the entire security deposit.
Having the police called to the home during your visit by neighbors will forfeit the entire security deposit. If police are called to the house for noise disturbance and the police find that the household is liable for noise disturbance, the security deposit will be forfeited.
Travel insurance is recommended for the vacation. You can find this information on most search engines.

Loss, theft or injury: Tenants agree that landlord does not provide insurance for tenants’ possessions, the loss of property due to theft, fire or vandalism, flooding or other causes or hazards or for personal injury, sickness or death you may incur during your stay. All tenants and guests named and unnamed agree to release and discharge Tammy Holley and Jill Holley from any and all claims and causes o actions of any kind or nature whatsoever from your stay at the house located at 4114 Ocean Street, Panama City Beach, Florida.
Equipment and Appliances: Should any equipment or appliances fail they will be repaired as soon as possible. No refund or discount will be given for time necessary to repair or correct the problem. Please do not overload washing machine and please clean filters in dryer prior to each use.
Cancellations: There will be a $ 150.00 fee for all reservations cancelled 90 days prior to arrival. Cancellations that are made within 90 days of arrival will forfeit the security deposit. No refunds for early departure for evictions. We recommend you purchase renters insurance. This will cover all emergencies and cancellations of your trip including weather and if you elect your renter’s insurance can cover medical. Renters insurance will afford you a better piece of mind for your travel experience. You can purchase renter’s insurance on line from many companies. If you cancel your reservation within a month of your check in date the deposit will be refunded and the rental amount will be forfeited.
Parking: There are two covered parking spaces and two additional parking spaces, for a total of four cars. Please be extra cautious when you back out of the house property. You will be responsible for any item you back into.
Upon departure: Please take out all garbage, place dirty dishes in dishwasher, start wash cycle, turn off all lights and set air conditioner at 78 degrees in summer and 60 degrees in winter.

Owner recommends that undersigns obtain travel insurance that would cover medical and trip expense.
