You are a guest of Big Bear Lake and staying in a Residential Area. You are expected to respect the neighborhood and those around you. City of Big Bear Lake Ordinance
RESPECT NEIGHBORHOOD TRANQUILITY. Disturbing the peace is a city ordinance violation. Please keep noises to a minimum between the hours of 10:00pm and 8:00am. Failure to abide may result in a fine. 1st call out is a warning, 2nd call out is a $250.00 fine, 3rd call out is $500.00 fine.
ABIDE BY OCCUPANCY LIMITS. Each property is licensed to accommodate a maximum amount of 10 people for DAY and Night. Overcrowding is dangerous, disrespectful and illegal. Please do not exceed the designated amount of people. House sleeps number listed in “The Space"
DISPOSE OF TRASH PROPERLY. “Clean Bear Trash Sites" are available near all residential areas. Homeowners, through local property taxes, fund these sites. Please take all household trash items to these sites; not doing so is disrespectful and a violation of the “Codes of Conduct". You will be charged $50.00 for trash left behind.
PARK YOUR CARS APPROPRIATELY. The Big Bear Lake City Ordinance limits the number of 4 cars that can park at each property. This number is displayed on a sign on each house. Parking more than the posted number of vehicles is considered a city ordinance violation and is subject to fines. Please use common sense when parking – Do not block streets or corners and keep all cars parked in the driveway. During snow conditions, DO NOT BLOCK SNOWPLOWS. Fine for blocking street during Snow Conditions is $150.00 or possibility of being towed. House parks number listed in “The Space". The Gravel Driveway is additional parking. On Street parking is prohibited between the hours 11:00pm – 7:00am and anytime there is snow on the ground.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms or storm noises, disrupted stay due to storm. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
CALL ON ANY DAMAGE YOU FIND IMMEDIATELY All Properties are inspected before arrival. If any damages are found at the home upon your arrival they must be reported to our office. If you fail to do so you will be responsible for the cost of the damage.
Pets require prior approval. $50 per pet fee applies. All pets must be leashed at all times. Pet owners are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises.
DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $500 is required. This must be received when booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
• No damage is done to unit or its contents, beyond normal wear and tear.
• No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
• All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
• The unit is left locked.
• All charges accrued during the stay are paid prior to departure.
• No linens are lost or damaged.
• NO early check-in or late checkout.
• Parking passes are left inside the unit upon departure.
• The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by My Community.
WEEKLY RESERVATION CANCELLATIONS – Weekly renters (6 days or more) must cancel one hundred twenty (120) days prior to check-in. Weekly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. No refunds if renter leaves early.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to 10 persons. An additional charge or $10.00 per person per night for guests in addition to 10 will be assessed. only if prior approval occurs are more than 10 guests allowed.
ANY VIOLATION OF THIS CODE OF CONDUCT BY ANYONE IN YOUR PARTY WILL RESULT IN IMMEDIATE EJECTION OF EVERYONE, WITHOUT REFUND OF RENTS OR SECURITY DEPOSITS THAT APPLY AND POSSIBLE ADDITIONAL CITY IMPOSED FINES.
