Pretty third floor flat in the tranquil Preston Park area of Brighton. Amazing views across the park from bedroom and sitting room. Recently redecorated, cosy sitting room in the eves with dining space for two. Open plan with fitted kitchen with washing machine/dryer and all the basics. Light, bright, separate bedroom. Simple bathroom with bath and shower. Bedding, bath towels and toiletries provided. REDUCED PRICE SPACES STILL AVAILABLE FOR BRIGHTON FESTIVAL 7th-29th May 2016

Guests are renting the whole flat. If driving, you can park in the drive to unpack (if room, this is a shared drive), unfortunately you are not able to park there permanently during your stay. There is limited free parking on a nearby road 0.5 miles away, or metered parking outside from 4-6 hours during day time, free from 8.00pm - 9.00am. There is a nearby garage available to rent on special circumstances, please ask. The flat is on the third floor with two flights of stairs.

Me and my young family live walking distance from the flat so wherever possible we can meet you and be available if any help is needed.

You are opposite a huge park with playground, two cafes, tennis courts, bowling and an amazing velodrome. Within short walking distance there are several very good pubs serving decent beers and lovely food, cafes, shops and fish and chips! There is also an excellent independent cinema close by. A little further afield is Brighton's eclectic town centre, and the buzzing beach.

Easy access to buses that can take you quickly into the town centre where it's then a short walk to the beach. Buses can also take you to the stunning South Downs country side. You are only a short walk to Preston Park train station, or a slightly longer walk to Brighton's main train station.
