The studio is bright, with a lot of natural light flowing in. Guests have all told me it looks even better in person than in pictures. Guests have also described the mattress on the queen bed as firm.

Studio is a completely separate, private unit, one of two units of a house that has been divided into two distinct units. Driveway, common access, balcony (common area) is shared. Unit sits on 1/2 acre property, and is excellent for relaxation. The neighborhood is small and quiet.

Please bring a flashlight, the area is very dark at night -- no streetlights.

House is situated in the only tropical rain forest in the United States.

Since it is in the rain forest, you can expect to find little critters such as lizards and frogs in close proximity to the house, and in the general vacinity. (They are very rarely found inside the house. Yay!)

Parking is at the top of the driveway, on the right; so just drive straight up to the top of the driveway, and stop. The left side is utilized by the guest in the other unit.

Access to the unit: head back to the front side of the house, facing the road, and go on the pebble/concrete path, up the balcony, to the door at the end of the balcony.

You are welcome to take a chair and sit out in yard, or on outdoor patios, as well as the balcony accompanying your unit. You are also welcome to walk, enjoy the yard.

Guests staying one week or more can access the washer/dryer. This rule is applied consistently and fairly. For shorter stays, I can help refer you to a public laundry facility.

First and foremost, I never want to intrude on your privacy.

I am a very busy person and stay very active. I hope guests find the accommodations comfortable, with adequate provisions. I'm happy to help make you comfortable, as possible, but am usually not around much, or am busy with various projects. I do look forward to meeting guests, and you are very welcome here. It is easiest for you to email or text if you have questions, concerns during your stay.

Unit is in quiet, secluded neighborhood, and there are no streetlights, therefore, it is quite dark. Please consider having a flashlight app on your phone.

Most neighbors are quiet, friendly, with pet dog(s).

All services, necessities, shops, and entertainment are a minimum of 2 miles away.

Your own transportation is necessary. Unit is not near public transportation systems.

Unit is located in a rain forest, so you may encounter small visitors (like lizards) or conditions (like vog) that come with living in a rain forest on a volcanic island.

Dogs may bark as you enter or leave the property, but do not typically interfere with sleep, or with your stay.

The closest amenities are about 2 miles away.

DETAILS, AND SAMPLE LEASE (APPLIES ONLY TO GUESTS STAYING MORE THAN 28 DAYS):

Basic Lease term: for stays of one month or more (some of the provisions may be revised by Host and tailored to fit arrangements). Lease will be emailed shortly after reservation is made, is to be signed and sent back within 7 days, along with additional deposit of $700. If this is not observed, reservation may be cancelled, at discretion of Host.

1. TERM OF STAY: varies. All stays are deemed to be on a weekly basis, due to transient nature.

2.RENT. Rent for the term is being paid through Airbnb at the beginning of the term, and through _________, according to the terms of the Airbnb policy.

3.SECURITY DEPOSIT. $400 is the stated amount and is shown on the Airbnb listing. As provided under Hawaii law, "security deposit" means money held for the following purposes: (1) to remedy Guest damages resulting from failure to maintain the Premises as required under the Lease and under Hawaii law, for failure to pay rent due, or for failure to return all keys furnished by the Host at the termination of the Lease; (2) to clean the Premises or have it cleaned at the termination of the Lease so as to place the condition of the Premises in as fit a condition as that which the Guest entered into possession of the Premises; and (3) to compensate for damages caused by a guest. This deposit is not to be deemed "final rent" by Guest.

ADDITIONAL SECURITY DEPOSIT: Along with security deposit "held" by Airbnb, an additional $700 is required, and will be subject to Hawaii laws for security deposits (shown above). This additional security deposit is to cover, as lawfully appropriate, amounts not paid via Airbnb's 'held' deposit.

4.CONDITION OF PREMISES: Guest agrees to maintain unit and leave it in as fit a condition as that which the Guest first entered.

5.USE OF WASHER AND DRYER. Located in garage, Guest will be able to access washer/dryer during the weekend, as available. No large or heavy items such as blankets, comforters, sleeping bags, etc, please.

6.SUBLETTING OF STUDIO: Only with the prior written consent of Host.

7.DAILY LIVING; MAINTENANCE:
a.Keep walkways, driveway, entry ways clear of extraneous items.
b.Please place all trash in black bin near parking area, keeping all trash away from walls and structures. Prior to placing trash in bin, trash should be bagged and knotted at the top so that pests/bugs cannot go in or out.
c.Any hanging of wet laundry is to be done within the Studio, not outside.
d.Keep Studio in sanitary condition.
e.Keep all bugs, spiders, cockroaches, centipedes and other invasive pests out of Studio. Property is maintained quarterly by an outside service, so there is no existing pest invasions at beginning of occupancy.
f.Observe city quietness norms from 10:00 pm, until 6:00 am.
g.Be sure windows and doors are closed and locked when leaving the premises.
h.Keep all lavatories, sinks, toilets, and all other water and plumbing apparatus in good order. Please let Host know if there are any difficulties in this regard.
i.No loud or improper noises.
j.Studio is not built to handle large and heavy gym equipment; therefore, please do not bring any in or install any in the Studio.
k.Balcony is to be kept clean and free of trash/recycling items;
l.Should Guest add any light bulbs to the fixtures, please be sure they are compact fluorescent type only.
m.TERMITE SEASON: When termites swarm (random nights from May through October for one hour after sundown), please shut off, or dim Unit lights to the extent possible so termites will not enter the Unit. Your help is greatly appreciated.

8.INSPECTION OF PREMISES: Host reserves the right to inspect premises prior to extending Guest stay past Septemb(PHONE NUMBER HIDDEN).HOLDOVER: In case of a holdover, where Guest is still in unit after Septemb(PHONE NUMBER HIDDEN), and has not paid for such a stay, nor properly notified Host of his intentions, a ‘holdover’ will occur. In such an event, the daily rental charge will be DOUBLE the posted amount on Airbnb, for each night Guest remains in the unit. Holdover period shall be terminable upon ten (10) days written notice served by either party.

10.SURRENDER OF PREMISES. At end of Guest’s stay, premises will be in as good a state and condition as they were at the commencement of this Agreement.

11.ANIMALS. No pets allowed.

12.INDEMNIFICATION. Host shall not be liable for any damage or injury of or to the Guest, or guest visitors or goods and items, and Guest is staying in the Unit under the terms of this lease and in good faith.

13.NONCOMPLIANCE: Noncompliance with any of the terms of this lease could be cause for Host to seek correction of the noncompliance; Host will work in all reasonable, legal and ethical manners possible to bring about compliance with lease.

14.ATTORNEYS' FEES. Guest will pay for all expenses incurred for Host to enforce any of the conditions of the lease, including attorney fees.

15.GOVERNING LAW. This Agreement shall be governed, construed and interpreted by, through and under the Laws of the State of Hawaii.
