A beautifully refurbished 18th Century family house in a peaceful rural hamlet 3 miles from Hay-on-Wye. Lovely formal gardens and orchard, with far reaching views towards the Black Mountains. Summer House. Extensive off road parking.
Barberry House was built sometime in the early 18th century, and inside there is no shortage of character! The rooms have high ceilings, 18th century floorboards, window seats and shutters on every window. The main living room has an open fire with basket and the second living room has a log-burner. The top two floors have beautiful views, most notably of the Black Mountain range.

Lower Ground Floor -
Basement: 3 seat futon, 48" TV, XBox, loads of DVDs, rear access to back garden.
Ground Floor -
Living Room 1: Open fire, window seats, shutters, 2.5 seat sofa, 2 leather armchairs, TV, DVD player and lots of books!
Living Room 2: Log-burner, window seat, shutters, 3 seat sofa, 2 armchairs
Kitchen & Pantry: Double electric oven and grill with ceramic hob, sink, washing machine, American fridge freezer, boiler, rear access to back garden.
Dining Room: 8-10 seat table, upright piano.
First Floor -
Family Bathroom: Very large bath, desk, WC, bidet.
Bedroom 1: Kingsize bed, window seat, armchair, views!
Bedroom 2: Single Bed, window seats, shutters, armchair, more views.
Snug: Window seat, and even more views.
Second Floor (carpeted) -
Bedroom 3: Double bed, desk, exposed beams and excellent views.
Master Bedroom: Kingsize bed, ensuite bathroom with shower and toilet, rocking chair, exposed beams and the best views in the house!
Outside the house are the "formal" gardens, with two large flat lawned areas to the front, with flower beds and ornamental trees (including the very old Barberry tree, after which the house was renamed sometime in the 19th century).
Within the formal gardens is a large summer house/playroom, with two armchairs and lots of children's toys (!). From here you can access the side garden (with raspberries in the Summer), back of the property around the side path, or the large orchard/lawned area and driveway at the front. Here there are a number of fruiting trees (apples, plums) which you are free to sample, if the season is right!

The entire house, although only the cupboards in the main living room and basement may be accessed. The outbuildings will be locked and we ask that guests only take logs and kindling from the store at the side of the garage.

As we will not be present in person, we will of course be available when wifi allows for questions, but we will try to leave as much helpful information as we can. Of course, with all old houses there are certain eccentricities that we will try our best to explain beforehand!

We have two driveways, both of which can be accessed by guests for parking. There is ample parking and turning for 4 vehicles, and a couple more at a squeeze.
We do not have "live" TV and only watch on BBC Iplayer and Netflix. There are hundreds of films, games and books!
Pets are not allowed.
No shoes on the top floor.
No extra guests.
All food and drinks to be brought by guests.
