Security Deposit: Deposit will be transferred to and held by Owner. Deposit will be returned to as soon as property has been cleared or any damage or loss. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
Cancellation and Refund: If occupant cancels or otherwise terminates this agreement prior to 60 days before check in date all payments will be refunded to Occupant.
Holding Over: Occupant agrees there shall be no holding over or late departure without prior approval. Any unauthorized holding over by Occupant shall be subject to a charge of 1 and ½ times the daily prorated rent plus any additional damages incurred including, but not limited to the cost of alternative housing for guests displaced by Occupants holding over. Late checkout with be charged 50% of the holdover rate.
Pets: Pets are not allowed under any circumstances. If there is a breach of this agreement the occupants may be required to immediately leave the premises and forfeits their right to return of any security deposit.
No Smoking: No smoking is allowed in or outside of the house. Essentially, no smoking. If there is a breach of this agreement the occupants may be required to immediately leave the premises and forfeits their right to return of any security deposit.
Condition of Premises: Occupant has not viewed the premises prior to entering into this agreement. Owners agree to deliver premises to occupant in a clean and move in ready condition.
The property is furnished and includes:
A. Appliances: a refrigerator, gas stove and oven, microwave, and dishwasher; one flat screen televisions, one large screen television. One Blu-ray disc player, a DVD player, a receiver with speakers, a Wii game system, computer printer.
B. Kitchen Utensils: The Guests may use any small electrics, cutlery, utensils, towels, plates, or pots located in the kitchen area. Coffee is provided, but all other food items are not.
C. Towels: Guests are asked to use the bath towels that are located in the bathroom for bathing purposes only. If swimming towels or beach towels are needed, please use the beach towels located in the cabinets in the downstairs bathroom.
D. Bed linens: The Guests are asked to use the linens that are provided on the beds.

Furnishings: All furnishings are to be kept in good order. Please do not wear dripping clothing into the house, or sit on the inside furniture in wet clothing.

Occupant Insurance: Owner recommends that Occupant carry or obtain insurance to protect Occupants, guest and licensees and their personal property from any loss or damage.
Indemnity and Hold Harmless: Occupant agrees to indemnify, defend and hold harmless Owner and Owner’s Representative from all claims, disputes, litigations, judgements, costs and attorney fees resulting from loss, damage or injury to Occupant, Occupants guests or licensees or their personal property.
Mediation: Occupant agrees to mediate any dispute or claim arising out of this agreement, or any resulting transaction, before reporting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.

Driver’s License. A copy of the driver's license of the person signing the lease is required at time of booking. It is also required that this person is present for the entire length of the stay.

Maximum occupancy 8 people.

Parking. Parking is limited to 3 Guest vehicle(s). Vehicles are to be parked in designated parking areas only, such as the driveway or along the road. Parking in the garage is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

Recreational parking. Large recreational craft, Boats, Trailers, RVs etc. are not to be stored or in front of the property at any time.

Maximum/minimum temperatures. Keep Air conditioning temperature at or above 74-76 degrees. Keep heater temperature at or below 80 degrees. An excessive usage fee may be charged if it is not. Be considerate of electricity costs. If air conditioning is running, keep all windows and doors closed.

Hot tub and Pool. Hot tub may be heated once per day (i.e. in the evening), but please do not leave it running for more than a couple hours. Keep hot tub temperature at or below 104 degrees. No children under the age of 14 permitted in the hot tub at any time. Remember to turn off the hot tub when you are finished with it (excessive heating costs may be deducted from your security deposit).
No children under the age of 12 are permitted in or around the pool without adult supervision. There is no fence between the house and the pool; Guest is solely responsible for the safety of any person using the hot tub or pool. Owner does not accept any liability.

Outdoor Dishes. There is to be no glass used outside. Plastic plates, bowls and cups have been provided for outdoor use. Glass in or around the pool will result in loss of entire security deposit.

Phone Calls. No long distance phone calls from any landline in the home.

No glasses or cups on the coffee tables and dining tables. We have left coasters at each table. Please use them.

Quiet times for the City of Mission Viejo are 10pm-8am. Keep noise to a minimum outside of these times.

No guests of guests. You are welcome to have guests in the home during your stay as long as the total number sleeping in the home remains intact with your contract.

Parties and Events. Parties of over 8 must be arranged with us prior to the rental date, and there may be an extra charge.

No Child Proofing. This house and outside property of this house is not childproof. Parents have full and sole responsibility to monitor and safeguard their children in and around this home.

Candles. No burning candles in or outside the house at any time.

Fireplace: The fireplace is a vented gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Please feel free to use, but use it considerately.


Toilet Use. Only flush toilet paper down the toilet. Anything else including but not limited to paper towels, tissues, wet wipes, feminine products etc. should be put in the trash receptacles. A fee will be assessed if a plumber has to be called and it was found that something foreign was flushed.

Do not move or remove any of the furniture or house belongings.

No bath towels at the beach or at the pool. Beach towels have been provided for this.
No fireworks or firearms. These are NOT permitted on the property under any circumstance. This includes being locked in the car. Failure to abide by this rule will result in the guest’s immediate expulsion with no refund of unused rent or deposit
No eating upstairs. Food should only be consumed at the eating tables in the house. Please do not bring food upstairs as we do not like to sleep with bugs.
Dishwasher. No pots and pans or steak knives are allowed in the dishwasher. Please hand washes these items
No Maid Service. There is no daily maid service. Linens, bath towels, and paper products (towels & bathroom tissue) are included as part of the rental of the home. Please be considerate with your use of these items.

Cleaning. The cleaning fee will cover normal clearing of the home upon check out. Sweeping and washing wood and tile floors, vacuuming carpets, dusting furniture, cleaning sinks, toilets, showers and tubs of normal wear and tear. Cleaning kitchen sinks, counters, appliances and BBQ from basic use.
Lock out fee. There will be a lock out fee assessed if owner or manager needs to come and give access to home after check in.
Side yard. Do not go onto the side yards of the home except to throw away trash in the trash bins.

Assumption of all Risk. Renters will read the provided brochure upon possession of rental home and acknowledges that they will understand who to use all remotes, devises, electronics, and kitchen tools. If you have any questions during your stay contact owner immediately.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. Likewise, guests who have already checked-in and who are found to have used the premises under false pretenses will be denied the return of the security/damage deposit and may be subject to further legal action to recoup costs which exceed the amount of the security/damage deposit.
By signing below and/or sending the rental fee to hold a chosen date, I agree to all terms and conditions of this agreement. Failure to comply with any of the rules set above will result in the guest’s immediate expulsion with no refund of unused rent or deposit and possible legal ramifications. I will be completely responsible for the actions of other guests, if any, for whom I may be making these arrangements.

Amenities Offered. Everything will be done to make sure what was offered in any advertising will be in the property as described. There may be times when the exact amenities are not in the property. Every attempt is made to keep the inventory as advertised.

This was a perfect location for our family. We were visiting from Texas, Kansas and Nebraska and had family who lived within 15 minute drive from Kathleen's home. We had 7 adults and a 22 month old. Grocery stores were just at the bottom of the "hill" - Ralph's and Trader Joes...and we were even close to a church. We enjoyed the swimming pool and hot (URL HIDDEN) well as the outdoor fire pit. Very easy instructions for operating the hot tub too. Had trouble one day with tv cable and Kathleen's husband had it fixed right away. We would definitely recommend this location and will consider it for future Orange County visits.

This was our first time traveling via AirBnB, and it was certainly everything we expected and more. This is a large, beautiful and very well kept house in a great location right between the great beaches and towns around Dana Point/San Clemente and the urban attractions around Irvine/Anaheim. For us, the location was absolutely perfect as we were frequently going in both directions - but only having to drive 15-20 minutes to get virtually everywhere. The house was plenty big enough for all 7 of us, but with enough accessibility for the older members of the group and with space to spread out inside and out. The kitchen is very large and equipped with everything (appliances, pots and pans, etc.) that you need to enjoy meals in. Everyone was happy with their sleeping options and we had no fights for the bathroom as there are three, including a very nice master bed/bath. The backyard was a great place to relax, take in the great weather, and have fun swimming or sitting around the fire pit. In fact, we spent most of our time, and ate several of our meals, on the back patio, which is spacious, covered and furnished - very comfortable. The neighborhood is peaceful, located right next to groceries and restaurants, and connected to several trails for walking/jogging through some gorgeous, vegetated areas. The host was very friendly and communicative. Especially helpful since this was our first time using AirBnB. She was responsive and flexible for check in and check out. I would definitely recommend anyone looking for a place in this area to stay here!

Such a lovely home. The layout was great for a family with 4 kids. It was clean and welcoming. The basics for cleaning were all there. The pool was awesome (not great for under 3 year olds though without an adult with them at all times). We had a wonderful time, nothing negative to report - completely happy! Thank you Kayleen and family = wish I knew you as friends!

Place was wonderful. We had lovely time and everything went as we planed. Neigbourhood was very nice and quiet. House was wonderful and perfect for our family (parent +4 children). Pools are great. Beach is quit near and good shops too.
