Located in a quiet tree-lined street where birdsong can be readily heard, the house layout and facilities provide an ideal base for a family with children, young or old. There is off-street parking sufficient for 2 or 3 cars. A york-stone pathway leads past a small lawn up to the front door. Three rooms lead off the main hall. The large living room with windows looking to the front and back gardens, has a striking marble fireplace with gas fire, faced by upholstered Versailles chairs and two deep cushioned sofas, enough to comfortably seat 6-8 people. This formal space is decorated tastefully with a soft colour palette and an understated elegance.
The playroom/television room offers a less formal living area with ample space for toys and games, whilst the extensive L-shaped sofa provides sufficient space for those that would watch the 32” wall-mounted TV. All major TV channels are available via Sky TV connection.
The rear of the house provides a very large open-plan kitchen, dining and play area that has been finished to a high standard. This looks out through two sets of window-doors onto the back garden. The charming pale-green kitchen comes well equipped with Maytag fridge with ice machine, two-stove Aga cooker , AEG electric hob and Neff electric oven. Miele dishwasher provides hassle-free after-meal cleaning. For the more adventurous cook, accessories such as toaster, mixer and blender are provided. There is an informal circular breakfast table as well as a large beechwood table for dining, both of which seat eight guests or more, if squeezed in. A second fireplace and two-seater sofa provides further informal comfort.
On the exterior York stone patio, there is a large glass-topped table with eight chairs for al fresco dining. The well- kept garden has a 120’ lawn (with croquet set) and, in summer, bordered by an array of flowers and shrubs.
The first floor is accessed by a flight of 15 stairs onto a landing from which four bedrooms lead. Overlooking the front garden, Bedroom #1 has 5’6” double-bed and wash-basin, together with ample built-in wardrobe space.
The master bedroom (#2) faces the back garden. The Super King-sized bed has a comfortable firm mattress on a walnut frame. The en -suite bathroom finished beautifully in stone has a bathtub and twin basins. There is sufficient hanging and storage space in dressing room and bedroom.
Bedroom #3, finished in soft peachy tones, boasts a large window overlooking the rear garden. There is a king-sized bed, cupboard space and a basin unit.
Bedroom #4 has a Super King-sized bed with a window facing onto the front lawn and the quiet street.
The shower room is finished in Tuscan stone and comprises a large walk-in power shower, heated floor plus towel rail for added comfort.
Finally, there is a scullery with washing machine and dryer - suitable for all laundry requirements.
