1. CHECK-OUT time: 11:00 AM

The CHECK-OUT time will be 11:00 AM on the date the rental agreement ends
(check-out date).
If the lessee does not vacate the room by 11:00 AM a penalty of THB 200 will be
deducted from their security bond for each additional hour they stay after 11:00 AM.



The lessee agrees that there will be a MONTHLY compulsory service of room
cleaning and linen change that is charged at THB 200.
(The charge includes a change of towels, bath mat, shower gel and toilet paper).

The service will be arranged every month on the initial check-in date. (Or on the
check-out date when the stay is for less than 1 month).


Additional room cleaning and change of linen can be requested once a week when staying on monthly rate, 3 times a week when staying on weekly rate or daily when staying on daily rate.

Additional room cleaning must be arranged and paid for in advance.

Please NOTE that quality bed linen is provided with the rental and it is not permitted for the lessee to use an external laundry service or launder his own bed sheets.
(Should the lessee want to do his own bed sheets laundry, the lessee will have to
use his own bed sheets and return the provided bed sheets to the lessor).


The dates and times of room cleaning and linen change are given upon check-in.
The lessee accepts that their room will be cleaned at these times and under normal circumstances will vacate the room during room cleaning.


The Lessee is NOT AUTHORIZED to modify the layout of the room/furniture.
Should any change(s) to the layout of the room / furniture be considered necessary, the lessor's agreement must be obtained before any changes are made.

Günstig aber nicht optimal. Die Couch und das Bett waren bestimmt mal gut aber mittlerweile sind die beiden Sachen ziemlich durch gelegen und eher für den Sperrmüll geeignet. Das Bad ist schimmelig, aber für den Preis ist trotzdessen alles zu erwarten. Ratsam ist es ein Hostel in der Umgebung vor Ort zu mieten. Hier bekommt man weitaus bessere Unterkünfte und tatsächlich noch preiswerter. Die Küche der Unterkunft ist super und auch der Check in hat optimal geklappt. Eine wäscherei ist unten und das Personal ist sehr nett. Auch ein kleiner Laden und ein Bistro ist unten im der Lobby zu finden.

This was a good apartment overall to stay. Comfortable, easy access to city centre, clean and friendly. It is sunny, there is a small store in the lobby that has all the necessities and the elevators are fast. My only inconvenience was the door between the next room had no soundproofing and you could hear everything next door (and if they smoked it came through the big crack underneath the door). Also, there is no photo of the shower area (only toilet & sink) and it is in need of a renovation (black mould & peeling paint). Otherwise, I would stay here again.

really cheap apartment! Far from the city center but really quiet. It is really big and well equipped for the price nothing to say! At four we did not feel cramped.

Affordable, and you get what you pay for! When you get there, take note that the laundry room (or fee for service) is to the left of the main entrance (note that it smells in their, but we made use of the service and they took just over 24 hrs to clean & dry, and they smelt fresh). The door to the room was difficult to open, but once you figure it out the first time, you shouldn't have a problem. The room was kept clean, towels were only replaced once during our 5 day visit though. The bathroom was kept clean as well, but some more scrubbing on the walls wouldn't hurt. The tv was a little fuzzy if you want to watch anything, but we didn't need to use it since we were out most of our stay. If you walk north along Chang Klan Road, you can easily get to the weekly night markets. Or if you are lazy, there is usually a tuktuk waiting to take you, which is pretty cheap. Overall, a good place to stay.

Terrible place. AC rattled and dripped water all night. Bathroom was gross, toilet seat broken, faucet broken, ceiling peeling off, broken door and dirty shower. Broken front door you had to slam shut just to keep closed. Location is way off from anything. Overall avoid and stay in a hostel for this price.

Demanding guests. We are professional hosts. We have perspectives (and generally good reviews on AIRBNB). After seeing the pictures forwarded to AIRBNB, we really can say that Alex's expectations here were unrealistic for the price range. The "broken" A/C was just a buildup of ice that is a normal issue in hot/rainy season in Thailand. It WILL happen in no time when guests set A/C temperature at 16 C (of course what Alex did!). The "broken" faucet just had to be screwed in a bit more firmly. The "ceiling peeling off" actually about 20 cm2. Etcetera really. (No, you DO NOT have to slam the door to close it! Maybe just slightly elevate it before turning the lock). By the way. Location is STRATEGIC with easy/quick access to both the old city and the outskirts/ring/highways. Indeed, a certain type of guest really should stick to hostels or sleep boxes in the old town. It's generally brand new and very clean. But it's KITSCH and you get 10-15 sq. meter (versus 40 with a fully fitted kitchen). By the way, guests got a FULL REFUND for 4 of the 5 nights they booked! Eric @ Galare
