This beautiful home sits on 7 acres above the Blanco River and yet it is minutes to downtown San Marcos and Texas State!
Perfect for large groups with four bedrooms, three full baths, two fireplaces, a newly remodeled modern kitchen, and large deck.
This home is a Country Farmhouse/MCM/Vintage Boho/Modern Mashup! It was built in 1945, but has been completely renovated to modern standards of comfort, convenience and beauty. It's the perfect gathering place for family and friends, with two working fireplaces, 4 bedrooms and 3 full baths, including a Jacuzzi tub upstairs and a wheelchair accessible bath downstairs. There are beds for 10, and comfy couches for a few more. It has original oak flooring upstairs and hand-stained concrete downstairs. The spacious patio has a relaxing sectional, a dining table and a gas grill.The house is perched on an acre of property that overlooks the Blanco River from about 20 feet. Six more acres include the river below. Last year's floods have left a couple of log jams and debris piles that we won't be able to tidy up til the river goes down a bit more, but it is still accessible and enjoyable. Keep in mind though, that this is not "resort" style riverfront! This part of the river is a wildish stretch. There are a couple ways to scramble down the bank if you're feeling adventurous, but the easier access is to walk around the road to the low side. Watch the abundant fireflies in the evenings, and watch for the hawk who regularly flies thru the giant cypresses in the mornings. You might catch sight of the usually shy but quirky armadillo family that lives close by. The river's song is the background music for your stay.

Guests will have full access to the house and grounds. There are many fruit and pecan trees on the property -so depending on the time of year, help yourself to those peaches!
There is a full-time tenant in the guest house, so you may see her coming and going.

I do not live at the property, although there is a full time tenant in the guest house. Between the two of us, we should be able to quickly take care of any unanticipated needs that arise, but you'll have the property to yourselves for the duration of your stay.

This stretch of river is unpredictable depending on rain/drought. Depending on how recently and how much it has rained before your visit, the river maybe peaceful, clear and wadeable, or it may be muddy and deep and swift. In case of the latter, you'll want to find other swimming access. The San Marcos River is always a good bet and it's a mile away.
There is good access for kayaking when the river is right. People fish along here pretty regularly, although I don't know what they catch. Did you pack water shoes? Floaties? We've got a few noodles and other water gear, a picnic basket and a small cooler. You also might want your favorite bug spray and sunscreen.
Pets are a possibility with additional deposit.
This is a quiet neighborhood so please respect the neighbors, the house, the grounds and the river.
THIS IS A NON-SMOKING HOUSE. If anyone in your party smokes, please book elsewhere.
While I am expecting and welcoming of large groups, that doesn't mean this is the place for large parties or additional people who are not guests. Again, quiet neighbors who have lived here for decades. The volume needs to go back down to peaceful and quiet by 10pm.
If there is something that is broken or not in good working order, please let me know so I can correct it for the next guests.
Pets are approved on a case by case basis. Please tell me about the pet you'd like to bring. There is a $25/pet fee.
Clean up: Please load the dishwasher and pull the sheets from the beds you've used. General tidying up is expected before you leave.
PLEASE DO NOT MOVE THE FURNITURE. If you feel you must move something, be sure you've returned it to its proper place before you leave. A table that's easy for two strong men to move, is NOT for a single small woman who is there to clean.
This seems obvious, but just in case it's not, please put trash in receptacles and especially don't leave any down on the river. There are recycling bins; please use them to SORT your recyclables.
Also please don't take anything (but photos and memories!) from the river. We are undergoing a long-term riparian restoration project to heal the damage from the floods. This used to be a major stop on the migration route of monarch butterflies until the floods washed away so much of the milkweed. We're in the process of restoring that. Also be mindful that the river is home to other wild creatures and use good sense.
