Viennas historical city center and most famous sights on the palm of your hand

Situated in a wonderful Viennese "fin de siècle" building on the first floor with an elevator, this newly stuido-apartment, which is 45 square-meters big, is completely overlooking into the sunny inner courtyard of the building, therefore it is absolutely quiet, despite being in the middle of Vienna's vibrant city centre.

The apartment consists of a beautifully decorated living room with a foldable couch, which is 140cm wide and therefore ideally fits two person to sleep.
The dining table for 4 people, is inviting to have a great meal and enjoy the TV, a Samsung LED-TV, if you would like to spend a cosy night at home relaxing, rather than discovering the city.
The kitchen will give you the possibility to try out your cooking skills and maybe prepare some traditional Austrian dishes.
The living room is divided into a front sitting and dining area and a back sleeping area. The sleeping area is also absolutely quiet, has a queen size bed, which is 160cm wide. A very cosy reader's chair is inviting to spend some hours with your favourite book.

The large bathroom can be entered from the sleeping area. Further to the bathroom there is a separate toilet area.

Free high-speed Wi-Fi is provided, as well as digital TV in the living room with more than 100 international channels, inviting you for a cosy evening with self-cooked meals, should you want to take a timeout from the sightseeing & restaurants.

All necessary towels and bed linens are always provided fresh and clean!

Excellent public transport connection: Station Karlsplatz with underground U1, U2, U4 is 3min walk away.
In front of the house: Tram 1,2,62,D, Bus: 3A, 59A,

Check-in:
As you can see from the details, we are flexible with the check-in and check-out times. However it is very important to set an appointment for your check-in and check-out up in front. Anna, me or one of our colleagues will meet you at the apartment, give you the keys and explain everything you have to know about the apartment and the area.
When you book, you will get our contact details including our mobile number and our email, on which you will be able to reach us anytime.

Please note that, if we agree up in front to a late check-in after 21:00/9pm, it will be subject to an additional fee of 10€. All checkins after midnight are subject to an fee of 30€.

Also you have the possibility to rent a baby cot and/or baby feeding chair. Price upon request.

We also offer to book a taxi for our guests till airport and train stations. Please message us for further information.

!!! CITY TAX !!!

Please be informed that the regulations for the city charges in Vienna have changed and therefore we are obliged by law to collect a city tax from the 1st of May 2016 from our guests.

We will need to charge 3,2% of your accommodation costs including the cleaning fee.

Unfortunately the tax cannot be collected directly over Airbnb and therefore needs to be paid at the check-in in cash. Please be so kind and prepare the amount accurate to the cent.

You will certainly receive a receipt fort the city tax at the check-in.

We know that this whole procedure is a bit inconvenient, however we are required by law to proceed this way.

We thank you for your understanding and collaboration.

Please note that if you are staying for more than one week, the apartment will need to be cleaned on a weekly basis. By this occasion the apartment will be cleaned completely, the towels are going to be exchanged, as well as the bed linens. You will need to pay for this service 40€.

Please respect, that SMOKING IS ABSOLUTELY FORBIDDEN in the apartment.
Please note that you are renting out a private apartment in a residential house with other residents living in the building. Therefore please respect the night's rest of your neighbours and hence do not have loud music or gatherings from 9pm - 8am. The neighbours are very strickt and picky on that, so please keep that in mind. :-)
If you are experiencing any problems please do not disturb any neighbours but contact us directly by phone or Airbnb chat.
Please do not walk with your street shoes inside the apartment! Hence, please take off your shoes in the entrance hall or bring your house slippers with you.
Please always close all windows when leaving the apartment or when it starts raining, otherwise the windows will get ruined.
Please always turn off all lights when leaving the apartment!
Please make sure that you have turned off all the appliances especially in the kitchen (stove, oven,..) every time you leave the premises.

Check-in:
We need to agree on a certain check in time up in front, at which you will be greeted by one of our team members at the apartment.
Therefore please let us know your preferred check-in and check-out times as soon as possible!
If you wish, we can help you elaborating the check in/out times. Therefore please provide us with your arrival/ departure times and location (airport, train station,…)
Please keep in mind, we can only guarantee check ins from 2pm (14:00) and check outs until 12pm (12:00). All other times are subject to availability.

Please be so kind and send us a text message/email or give us a short call when you are on the way to the apartment. Please inform us in this message if you are taking a taxi or going by public transport.

Please let us know if you are experiencing any delays on time (at least 30 min prior our appointed check-in time).
If you are delayed by more than 30 min on the agreed check in time and you did not contact us, you have missed your check in slot. Please contact us by phone or Airbnb chat for a new check in appointment, which will be subject of an additional fee of 10 EUR.

If you are coming by car, please send us a message or give us a short call 1 hour prior arrival and another one 30 min prior arrival. Also, let us know if you are experiencing any delays.

Checkout:
Please leave the apartment in an appropriate condition when you checkout: 1.) Please dispose your waste accordingly.
2.) Please clean up your dishes or put on the dishwasher when leaving.
3.) Please put back all furniture on their original place if you have moved them.
4.) Please ensure that all windows are closed and all lights are turned off as well as the stove.
5.) Please leave the two key sets on the table and close the entrance door properly.
6.) Please keep in mind, that all kind of „damaging“ or „destroying“ (for example: contamination of towels or sheets because of hair dying- colour, blood or red wine stains / breakage of windows, furniture, dishes etc.) will be deducted from your deposit.

Please note that you will receive one set of towels per guest (one small and one large towel) for the stay, as well as an initial set of toilet paper.

Late checkin fee:
Late checkins after 9pm are subject to a fee of 10€ and checkins after midnight are subject to a fee of 30€.

Super Kommunikation im Vorfeld, Check-in lief problemlos, Wohnung war sehr sauber und ordentlich, alles so wie in den Fotos. Bett und Schlafcouch sind sehr bequem. Perfekte Lage und dank guter Fenster extrem ruhig. Wer eine AirBnB-Erfahrung sucht, ist hier allerdings fehl am Platz, es ist eher wie ein Hotel-Apartment. Insgesamt sehr zu empfehlen!

Die Unterkunft ist eine sehr schöne Altbauwohnung, von der man zu Fuß in max. 10 am Stephansplatz ist. Sämtliche öffentlichen Verkehrsmittel sind ebenfalls zu Fuß in wenigen Minuten erreichbar. Wir wurden bei unserer Ankunft bereits von unserem Gastgeber erwartet und erhielten eine kleine Führung sowie alle nützlichen Informationen. Die Wohnung ist nett eingerichtet und sehr sauber.

Das Appartement war fantastisch gelegen und sehr gut ausgestatten! Das Bett und das sehr gemütliche Schlafsofa waren vorbereitet und wir wurden sehr freundlich empfangen! Alles war sehr sauber und wir haben uns sofort zu Hause gefühlt. Jederzeit wieder!!

Wir sind froh, dass wir uns für diese Wohnung entschieden haben. Die Lage ist super, die Unterkunft ist sehr gepflegt uns sauber und wir haben uns dort einfach nur wohlgefühlt. Würden dort jederzeit wieder bleiben.

Opernring 23 is a fabulous location, close to all the sites, the tram and the underground. The apartment is fully equipped, spacious, very comfortable, and clean clean clean. We just loved the 15' ceilings and super tall windows with cross ventilation. The apartment is very bright day and night. The only downside is we faced another building's windows about 30' across a courtyard. Quiet, but you had to look way up to see the sky.
