We all feel it was all great and can't really think of what else you could be expected to do :) We loved watching the sun rise from your dining room window seat, we loved the log fire, we loved the two living areas - both with TVs - to give some space from the children at times, which made it all feel relaxing for the adults. The kitchen was VERY well equipped and the TT table and darts were a hit! Beds very comfortable and great not to have to bring linen and towels. Great too, to have soap at the basins and in the showers. ... Thank you both, we will be back! Sue and Families July 2016

Holiday Home Guest Terms and Conditions
Check In and Check Out
1. Check In is from 2.00pm and Check Out is by 10.00am Prompt. Whilst we are more than happy to provide early Check In and late Check Out wherever possible, this can only be confirmed in writing ... it is dependent on other bookings at the time.
House Rules
1. The number of guests staying at the property must not exceed the number agreed to in the booking details. In the event that any additional persons stay at the property, an additional fee may be charged according to our usual rates and/or we reserve the right to terminate the booking without refund.
2. No pets: guests or visitors allowed unless agreed in writing
3. All homes are non-smoking indoors. We reserve the right to terminate a guest's stay without refund if we become aware of guests or their visitors smoking indoors. There may also be additional cleaning fees to remove any smoke fumes from the property.
4. No tents/camping on the property without prior written approval.
5. All guests are expected to behave reasonably and with consideration in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. All music, conversation to be taken inside by midnight and kept at a reasonable level. We reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
6. Guests may not engage in any illegal activity at the property.
7. This property is monitored for Drugs for your safety.
8. Spa Pool must be locked at all times when not in use and children and inconfident swimmers must have adult supervision.
9. No Glass in pool area.
10. Please wash all sand off before entering house and spa.
Breakages, Losses and Guest Charges
1. All breakages or losses must be reported immediately to us. Whilst we will not pursue reimbursement for minor accidental damage or normal wear and tear, the total cost of making good any other damage or loss to the property, garden or contents will be charged. Please note this includes the removal of consumable items from the property which are provided for guest use whilst in-house and are not intended to be taken off site (examples include cleansers, dishwashing liquid, toiletries etc).
2. It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be charged if this occurs. Similarly any remote controls will be replaced at your cost if lost or not returned.
3. Guests are expected to leave the property free of all rubbish, bottles etc... BBQ, all appliances and oven must be cleaned by guests also if used
All furniture, soft furnishings (Inside and Outside) to be returned to their pre-arrival positions on departure. It would be appreciated if you could strip all used beds of the sheets and pillowcases and place in laundry.
4. Reasonable usage of gas, electricity and water provided at the property are included in your rates. Please note...our rates do not cover gas bottle refills.
5. The WiFI is for paying guests only and not for visitors. Illegal downloads strictly prohibited
6. Management and owners are not liable for loss to you of any personal belongings while you are in the property. We recommend that you have travel insurance to cover you in the event of an unforeseeable loss during your stay. Guest items found by our management staff are kept in our office for one month before discarding. It is the guest's responsibility to follow up any items that may have been left behind at the property. We request that guests send a reply paid envelope in order for us to return the items.
1. You should not wait until you return home before complaining about any matter as no inspection can be carried out when others are occupying the property. We welcome hearing from you in relation to any complaints or concerns and prefer that you phoned us immediately if important, rather than when you depart, so that matters can be resolved quickly...
1. Property management and the owners enter into this agreement and is not liable to you in relation to the property or any services.
2. Neither property management nor the owner of the property can be held responsible for failure or interruption to power or services to the property for reasons beyond our control.
3. To the fullest extent permitted by law, property management and the owner disclaim all warranties in relation to the provision of services and the use of the property, and otherwise our liability is limited at our option to the supply of the relevant services again or the payment of the cost of having services supplied again.
4. Neither property management nor the owners are liable for any indirect, incidental, special and/or consequential damage or loss of profits which result from use of the property and services provided to you.

We were 3 siblings and our families (16 in total) getting together for the Easter weekend and this house was perfect. It was so spacious... There were plenty of rooms and spaces all over the house for us to all be together or not. We walked to the estuary and coffee shop, drove or biked to the surf beach and the rest of the time, we just enjoyed being at the house with its stunning views, comfy sofas and large spa pool! I would highly recommend this place to anyone looking for a 'one house fits all' place to spend time with family or friends. Thank you so much Carolynn and Alan.

This is a beautiful, spacious property in a lovely little town. However our trip was almost cancelled at the last minute by the host due to the ages of the guests (20s and 30s), despite us booking the property a year in advance and giving warning that the guest group could change. Make sure you run the guest group past the host early in case there are issues later on.

Dear Miriam We always ask on the very first reply and your reply when the original booking was made stated - Quote: " The guests will be a mixture of family (middle aged+ and maybe some young kids) and friends (20s to 30s) ... " with a note that you might change numbers...nothing about age group. And so when we were advised of the actual age group two weeks prior to arrival we replied: ".... Due to all the work (and expense) we have put into the house and due to the residential location: this home is for extended families with older guests .... we've had a couple of experiences with younger people not knowing how to respect a home/contents and leave it as found..... " Please advise if you wish to continue with this booking with the original guestlist or cancel...." And then we agreed to your guestlist/ages by reorganising ourselves to be 'home' next door so your plans could proceed. And so we did everything possible to have your plans work including giving late check out. Kind Regards Carolynn

Lovely house, worked really well for our group of 15 people. Better than the photos indicate. Plenty of room to hang out when we were stuck inside with the rain. Love the spa. Very well equipped kitchen. When you book do be aware there is an additional charge ($250 for our big group) for linen and cleaning that is paid directly to the owner. This is not indicated very well at all when you book on Air BnB. The "Total Cost" does not include this additional fee.

Thanks Andrew and Heather for your lovely review. Yes we need to address how to advise guests that there is a laundry/exit fee...still working on how we do that with Air BnB. It was interesting for us to note that for a group of 17 the laundry account came to $210.50 and the exit/reset was $ we're doing our best to compromise on costs. Hope to have you stay again one day...and hopefully by then we'll have this all sorted as we really want to retain the service of having all beds made up and minimising guests packing for their holiday by providing towels etc... as well. We stayed at Magical Mangawhai for my mum's 70th birthday, 14 of us! The home coped well with the big group and had plenty of room for the kids and adults to have their own space, especially with the two lounges. I haven't stayed in a house that was so well equiped with every kitchen gadget, lovely crockery, coffee machine etc etc.... The beds were comfortable, with two Californian kings, which are huge! The bathrooms are well set up as was the whole house. It was so great not to have to worry about taking any linen for the bedrooms, bathrooms or kitchen. The fire was cosy and there were loads of throws, cuddly blankets to be able to snuggle up on the two window seats, take in the lovely view and read one of the books/magazines that were available. The problem was we only stayed for the weekend...will stay for a week next time!!

We really enjoyed our stay at this house. The living areas were lovely and spacious and the five bedrooms meant there was plenty of room for our extended family group of 8 adults and 6 kids. The kitchen was really well equipped and the house was nice and warm. Lovely views out to the estuary which we could walk to in a few minutes. The fact that linen was provided made it so easy we just had to turn up and enjoy. Thanks for a lovely weekend, we will be back!

Alan and I are in our fifties - happily self employed. We both have years of experience in hospitality and enjoy meeting and ensuring guests have the best stay and kiwi experience possible. We have travelled extensively, enjoy fishing in our boat and love cooking up a storm.... especially Alan's world famous battered fish!...with chips.
I manage several holiday homes, mainly here on the North Shore (the best place in Auckland!) and we also Homestay.
