During the summer, the condo is minutes away from hiking, mountain biking, horseback riding, golf, river rafting, fly fishing and more. Yellowstone National Park is only 45 minutes away. This is truly nature’s playground!

***Montana is a state where we receive snow on the ground 9 out of the 12 months. Therefore, we do not have air conditioning. If you would like (during your stay), we are more than welcome to supply fans at no charge.***

RENTAL RULES AND REGULATIONS FOR: Properties Managed by Beehive Property Management

PETS - are not permitted under any circumstance and evidence of a pet will be grounds for immediate termination of the rental agreement. Evidence of a pet will result in an additional $500.00 cleaning fee.

AUTHORIZED USE - Guest will use the Property only as a personal vacation residence. Guest will use the Property for lawful purposes only and will comply with any and all legal regulations.

GUEST INSPECTION - Guest will, on arrival, examine the Property and will immediately report any damage discovered or any equipment not in operating condition to Beehive Property Management.

GUEST GENERAL DUTIES - Guest will maintain the Property in a good and clean condition, and will use the Property in a careful and lawful manner. Guest will pay for any damage to the Property, including, without limitation, any necessary or appropriate maintenance and/or repairs required because of guest’s damage. Guest is responsible for securing the property, including windows and doors. Guest will be responsible for any losses incurred due to Guests failure to properly secure the Property. Guest will leave the Property in a good condition (less ordinary wear and tear) as received by Guest upon Guests arrival.

STORM POLICY / ROAD CONDITIONS/PROPERTY CONDITIONS/LUXURY ITEMS- No refunds will be given for storms that alter your plans. Mountain roads are winding and steep, we highly recommend a four wheel drive and/or chains during the snow months. We do not refund due to (A) inclement weather; (B) malfunction of equipment and/or any Property amenities (e.g. TVs, DVDs, telephone, hot tub, internet, etc.) (C) Acts of God i.e. natural disasters or other acts beyond our control.
Beehive Property Management will make a reasonable effort to ensure repairs are made and that all equipment is kept in good working order and condition.

Vacation Rental Damage Protection: This Vacation Rental Damage plan covers unintentional damages
As a part of your stay, you purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or Replacement of such property up to a maximum benefit of $1500.00. Certain terms and conditions apply.
The Guest shall be responsible for all damages or alterations caused by the Guest`s intentional negligence and that of any occupant or visitor during the specified rental period. Should any damages or alterations be noted upon inspection after the Guest`s departure, Guest agrees to pay for all cost of repair. Guest authorizes the credit card on file to be charged. If the charges or damages exceed Guests credit limit, Guest will pay the difference immediately. (All contracts require a credit card regardless of payment method)



CHECK-IN TIME is 4pm or after. Please notify everyone in your party.
No early check-ins are permitted without consent given from Beehive Property Management. Early check-ins will depend upon the availability of the home; if you enter the premises without consent before 4pm on your date of arrival a ½ days rent will be charged to your credit card on file. You may call 24 hours in advance to request an early check in, but we cannot guarantee in advance.
CHECK-OUT TIME is 10am or earlier. Please notify everyone in your party.

No late-check outs are permitted without consent given from Beehive Property Management. Late check-outs will only be granted after you have checked in and will depend upon the homes availability.
Please be on time, as our housekeepers need time to get the property ready for the next guest. Guests checking out between 10:01 am and 12:00pm without consent from Beehive Property Management will be charged a ½ days rent.
At check-out we ask that you assist us with:

Placing all dirty dishes in the dishwasher and turning it on.
Starting a load of laundry.
Return all furniture to its original location.
Leave garage door opener, pool keys and permanent parking passes on the counter (if provided) $75 replacement fee if lost.
Leave garbage bagged and take to the cans or put into garage; we will be by to collect the trash.
Please insure that there is no excessive cleaning required due to your visit.
Leave us a note about any repairs that need to be done if you did not mentioned already.
Please double check that you have all of your belongings; especially check outlets for phone and camera chargers. There is a charge to return items left behind.
Please turn off all fans and lights. Set heat to 58 degrees.
Lock all doors and windows; return key to lock box if property is not keyless entry.


PAYMENT - An advance payment equal to 50% of the total is required for deposit to secure your reservation. The advance payment will be applied toward the unit rent. Please make payments in the form of check or money order to BEEHIVE PROPERTY MANAGEMENT. You may also pay by credit card using MasterCard, Visa or Discover. The advance payment is not a damage deposit. Sixty (60) days prior to arrival the remaining balance is due.

The BALANCE OF RENT is due sixty (60) days prior to arrival. If Beehive Property Management does not receive payment of the Guests payment on the scheduled due date by check or money order, Guests credit card will be charged for the unpaid balance due on the reservation. Upon receipt of full payment amount due, Beehive Property Management will email Guest a final confirmation of the reservation along with driving directions and entry information will be emailed.

If this is an AIBNB Rental cancellations need to be done 60 days prior to your reservation, after that, money is nonrefundable.

CANCELLATIONS - A sixty (60) day notice or more is required for cancellation. If a reservation is cancelled 60 days or more from the reservation date a $100.00 cancellation fee will be deducted from the deposit collected, but all other monies shall be refunded. Cancellations that are made fifty -nine (59) days or less from the arrival date are non-refundable unless the dates are re-booked. Cancellation or early departure does not warrant any refund of rent. If the Guest cancels their reservation less than 60 days prior to the Guests Arrival Date, Beehive Property Management will make a reasonable effort to re-book the property for the number of days equal to the Guests scheduled reservation. If Beehive Property Management is able to rebook the Property, A refund equal to the new amount collected less the $100.00 processing fee will be provided to the Guest. If Beehive Property Management is unable to rebook the Property for the number of days equal to the Guests scheduled reservation, guest will forfeit the difference. No refunds will be given if dates are not re-booked. We highly recommend travel insurance!




VACATION RENTAL INSURANCE- CSA Vacation Rental Insurance has been made available with your reservation. CSA Travel Insurance which covers trip cancelation, trip delay / interruption, rental car collision, baggage delay, medical expense / emergency medical transportation, roadside assistance, concierge service, identity theft and more. The cost is a very reasonable 6.95% of your total booking and covers everyone on your guest list. We strongly recommend you purchase this valuable protection, which will reimburse you for pre-paid, non-refundable expenses due to certain unforeseeable circumstances. When making a reservation online, you have the option of selecting either Yes or No before the final amount is totaled. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.

MAXIMUM OCCUPANCY - The maximum number of guests in the unit is limited to the number of persons specified in the property description. Additional guests will result in an immediate termination of this rental agreement and forfeiture of all rental fees.

THIS PROPERTY REQUIRES A (3) NIGHT MINIMUM STAY (unless agreed upon by owner).

This is a NON-SMOKING UNIT. No smoking is permitted evidence of smoking in the unit or it’s garage will result in a $500.00 cleaning fee.

PETS - are not permitted under any circumstance and evidence of a pet will be grounds for immediate termination of the rental agreement. Evidence of a pet will result in an additional $500.00 cleaning fee.

OPERATION OF EQUIPMENT - Guest will use and /or operate all furniture, furnishings, appliances and mechanical, gas, electric, and plumbing fixtures and equipment located on the Property safely and for their intended use. If Guest does not know how to properly use and/or operate any equipment, Guest will contact Beehive Property Management for instructions. Any damage caused to equipment through Guests misuse will be the Guests responsibility.

WIRELESS INTERNET AND TELEPHONE - Most cell phones get good reception, but please check with your service provider to determine coverage. We are not responsible for limited or non-existent coverage. There is wireless high speed DSL available in the unit.

PROPERTY ALTERATIONS - Guest will not make any alterations in or to the Property, including moving furniture, paintings, rewiring or moving electronics (TVs, stereos, etc.) Guest will not use fastening devices, nails or adhesive materials on walls or furniture. All media devices, TVs, Stereos, Gaming systems, etc.. are checked and will be left in working order. You will be charged if you unplug or reconfigure devices and we need to troubleshoot or restore the system to working order for the next guest.

NOISE AND DISTURBANCES - Guest will behave in a civilized manner and will be a good neighbor respecting the rights of surrounding property owners and guests. Guest will not disturb, annoy, endanger, and/or interfere with surrounding property owners and guests. If excessive noise or disturbances occurs resulting in notification by police or neighbors, Guest may be asked to vacate the Property and will forfeit the reservation and any monies paid.

NO DAILY HOUSEKEEPING SERVICE - While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate. You may inquire about this service for an additional fee.

PARKING - Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; any applicable fines/towing fees are the sole responsibility of the vehicle owner. BEEHIVE PROPERTY MANAGEMENT assumes no liability. Parking passes are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter`s expense. Leave the parking passes inside the unit upon departure

HOT TUBS - No Children under the age of 12 permitted in hot tubs without an adult present at all times. When using the hot tub, remember there is certain health risk associated with this facility. Guests use of the hot tub is at Guests sole risk. Beehive Property Management makes no representations or warranties concerning the conditions and/or use of the hot tub. Guest is fully aware that the hot tub and surrounding patio/deck may be dangerous. Guest will learn about safety precautions during the check-in process and/or by reading the safety information in the guest book. A local Hot Tub Company sanitizes refills and replenishes chemicals in all tubs prior to your arrival. Therefore, the water may not be warm until later the first evening of your stay. If the hot tub is left excessively dirty and requires additional service, you will be charged $50 against your security deposit. Please use the chemicals as instructed! Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for a replacement cover. Please remember to cover hot tub when not in use to maintain temperature. If at any time the hot tub looks cloudy or dirty, Guest will cease and further use of the hot tub and will call Beehive Property Management immediately.

FIREPLACE- Please do not throw any paper or other combustible materials in the fireplace.

SKI ACCESS - We cannot guarantee the snow conditions at the time of your rental and are in no way liable for snow conditions that contribute to limited or restricted ski access. Owner does not own or operate the ski facilities and makes no representations regarding the same and shall not be liable for any loss or injuries for ski activities. The operation of the ski facilities may have additional fees for usage or equipment, if ski access is desired.

TRANSPORTATION REQUIREMENTS - Please note that you may need to have a car or some other form of transportation in order to easily access restaurants, shopping and other services and activities. Although the Skyline shuttle service is a free shuttle service to and from the ski resort and other parts of Big Sky, it does not pick up directly at your door. Because the unit is privately owned, no transportation service is available to guests.

INDEMNIFICATION - Guest will defend, indemnify, and hold Beehive Property Management, and Beehive Property Management members, managers, employees, agents, contractors and authorized representatives, harmless for , from, and against any and all claims, actions proceedings, damages, liabilities, injuries, losses, and expenses of every kind, whether known or unknown, including, without limitation, reasonable attorney fees, resulting from or arising out of, whether directly or indirectly, the following: (a) any injury or death to any person; (b) any loss, theft, vandalism, and/or damage to the Property; and/or (c) Guests breach and/or failure to perform any Guest obligation under this Agreement.

INSPECTION OF PROPERTY - Beehive Property Management and representatives and agents may enter the Property, at any time with or without prior notice, for any of the following purposes: (a) making necessary or agreed maintenance, repairs, decorations, alternation, or improvements to the Property, or to supply necessary or agreed services; (b) to verify that Guest has complied with the terms of this Agreement; and/or (c) in case of an emergency. We will give notice if possible.

REMEDIES - Each provision contained in this Agreement will be treated as a separate and independent provision. The unenforceability of any one provision will in no way impair the enforceability of any other provision. This Agreement will be governed by and construed in accordance with the laws of the State of Montana, and venue for any action concerning the Agreement will lie in Gallatin County, Montana. If litigation or arbitration is instituted to enforce or determine the parties` rights or duties arising out of the terms of this Agreement, the prevailing party will recover from the losing party reasonable attorney fees incurred in such proceedings to the extent permitted by the judge or arbitrator. If there is more than one Guest, each Guest will be jointly and severally liable for the performance of each and every guest obligation arising out of or under this Agreement. The termination of this Agreement, regardless of how it occurs, will not relieve a party of any obligations that have accrued before termination.

WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.

Probably our biggest regret was not spending a lot time at the unit. We were so busy sight seeing that we really didn't get to enjoy at the comfort of the unit.

The condo was absolutely incredible. Immaculately kept, clean and very spacious. Check in was a breeze and beehive was very easy to coordinate with. I would absolutely reccommend this to anyone looking to stay in Big Sky.

Although we have some misunderstand in communication of our check in time, and we changed to this housing But this housing is wonderful!! All one can think of is on hand to have all one needs! We really enjoyed this housing and our trip,thanks a lot
