Our 300sqf garage in-law studio is just 10 mins from SFO, with easy access to HWY-280 & 101. It is in the center of everywhere. The unit is part of our house, but has its own entrance & parking. Remodeled in 2013 with insulated walls for comfort and privacy.

This is the very first 2-stars review I have ever received in the past 3 years I was with Airbnb. And I feel it was very unfair to us as Ms. Ines clearly didn't read our post detail, and house manual, before she came to our house. So, I decided to make a public response on her complains, with copy-and-paste my words from our house manual. She would not have all those frustrations if she did her homework before she came. ############################################################ 1) Ines 1st complain: For check-in: The entrance to the property is located separately next to the actual entrance. To get to the entrance you have to go through a wooden grid with a warning in front of the dogs. Unfortunately, Newman did not inform us in advance. My response: In our house manual, under the "Entrance" section :- The entrance of the private unit is behind the wooden sidewalk gate on the LEFT hand side of the house (next to your parking spot). Pull UP the gate latch and you will see the door on your right hand side. It might be windy sometime in SSF. Please make sure you hold the gate firmly when you release the gate latch. ############################################################ 2) Ines 2nd complain: To enter the apartment, you have to unlock the door lock using the app. For us personally that was not a good solution. We found it quite time-consuming to connect the door to the mobile phone again each time you walked in and out of the apartment using Bluetooth, to dial into the app and unlock or lock the door. Not only is it time consuming, you also have to make sure you have the cell phone with you at all times and it's charged, even if you just get something out of the car for a short time. My Response: Ines was talking about our new August SmartLock, which Airibnb also recommend their host as the “key” solution. After all the good reviews about it, I decided to implement this solution on our Airbnb unit since Apr-2018. As soon as the booking is confirmed, the August system will send a txt message to the guest to install the app. So, even though 90% of guests so far had no issue with the new technology, I totally understand that not everyone would love the idea and prefer some old fashion way. So, below is the exact words, again, copy-and-paste, from my house manual under the “key-exchange” section. 1) Virtual Key with August Smart Lock We have installed the 3rd generation of August Smart Lock / Smart Keypad for keyless check-in. You should have received an automatic invitation from August system soon after your booking is confirmed. Please follow the instruction to obtain the virtual key. 2) Keyless with August Smart Keypad If you haven’t used August Smart Lock before, or your feel it is a bit complicated, we have the August Smart Keypad as a backup solution. You could open the door deadbolt by key in a 5-digits code followed by the red August icon key at the bottom. We consider this as a backup solution and the code is generated upon request. 3) Physical Key As a last backup solution, we have a physical key stored inside a combination key storage box just next to the door of the studio unit. We would provide the code only when both the smast solutions above failed. As you can see, we offer THREE different ways for our guests to enter the unit. And on early Sept-2018, I double checked with Ines about the August app. This was her response on Sept-9-2018 “Hi Newman, I had some troubles connecting the August app with airbnb but now everything is great! The virtual key is all set up, we should be fine for the stay at your apartment. See you in a few weeks!” Again, this was copy-and-paste from our inbox conversation. Ines didn’t mention about her difficulty, nor frustration, about the August SmartLock either BEFORE or DURING she was here. So, I feel this is very unfair to a host who has been trying best to offer better user experience for the guests. ############################################################ 3) Ines 3rd complain: The location: The apartment is very far out and in the middle of the entry lane. In order to get into the city, we often had to use three different transport providers, which was very cumbersome, expensive and time-consuming. My response: Again, first copy-and-paste from our posting detail. Ines should have read this BEFORE she even sent me the inquiry. Our house is located in South San Francisco's Rancho Buri Buri neighborhood which is just 10 minutes away from SFO and 25 minutes away from San Francisco's Market Street… …You would have better experience staying with us by using rental car or Uber. Supermarket and restaurants are just an mile away. If you have a rental car, dining and grocery shopping shouldn't be a concern. But if you decides to rely on public transportation, you should count in the extra time. We would not recommend our guests who doesn't have car to plan on grocery shopping during their stay. However, if time allows, we are more than happy to arrange help. Besides all this info up front, I also have few “saved” messages in case my guest asks me about public transportation. I even have local bus / BART schedule kept inside the unit. However, again, Ines has never asked me anything about transportation BEFORE or DURING her stay. ############################################################ 4) Ines 4th complain: Since there is no ban on night flights in San Francisco, we have heard all night about the planes that fly in the middle of the apartment. My response: Again, Ines should have aware of this BEFORE her booking. In my post detail, I have posted “Noise level has not been any issue for majority of our previous guests. An occasional SFO jet can be heard flying overhead; and our dogs would bark on few different things.” And yes, there is nothing an Airbnb host can do about the mid-night airport flying ban. ############################################################ 5) Ines 5th complain: Another downside: near the apartment there are no supermarkets, coffee shops or restaurants, which could have been reached on foot. My response: Our house is located in an area that the design is very common to separate residence and commercial areas. And as I stated in our house manual (see Ines 3rd complain above), you should have a rental car, or Uber, for grocery shopping. With that said, we have an Asian supermarket, and a café, down the hill by walking around 10 mins. However, Ines didn’t ask for suggestion. ############################################################ 6) Ines 6th complain: To cleanliness: In the bathroom we found the hair of the previous guest on the floor and in the shower. My response: I would take the responsibility on this one. We had issue to arrange house cleaning service since mid-Sept. And I have to do the cleaning myself. The guests ahead of Ines made a little messy in the unit, and I must have missed some spots in the bathroom.

Super Unterkunft. Sehr gemütlich (vor allem das Bett) großer Fernseher, Küche, Bad alles Super sauber. Man ist sehr schnell in der Innenstadt und in der Nähe ist eine Bart Station (Park&Ride). Newman ist super nett und sehr hilfsbereit, wenn es mal ein Problem gibt.

Newmans Apartment is near to the airport and had everything we needed including a sterilizer for the bottles and a bed for our baby. Newman responded in minutes and it was really nice to meet him personally. If you want to explore San Francisco we highly recommend to stay here.

the apartment is in close proximity to the airport, so it was perfect for our last stay in SF. Everything was clean and cozy. You find everything you need in the apartment. Additionally, there are many possibilities to eat in close proximity (but better to get there by car).

The studio is very nice and clean and the communication with Newmann was very very good. Only the location is quite far outside the city center, but with Uber it is quite good.
