Be one of the first to stay in this immaculate near new CBD fringe apartment. We have reduced the price initially in the hope to gain some great reviews so be sure to take advantage!

This architecturally inspired building is only a year or so old and is set right between Albert Park Lake and the botanical gardens precinct. It is the premier location for any visit to Melbourne: the trams along St Kilda road will drop you in the city within 5 minutes and also the funky and vibrant restaurants and cafes of St Kilda are only a few tram stops or a short walk away.

The space includes 2 bedrooms, open plan kitchen with a wonderful entertainers balcony with views to Albert Park lake and Port Phillip bay and beyond.

Each bedroom contains 1 comfortable bed (queen in main and double in second) with an additional sofa bed in the living room to accommodate that extra guest or family member if required.

If you are visiting Melbourne by car, the apartment has a secure undercover car space accessible 24 hours a day.

Guests will have full access to the apartment as well as the well equipped gymnasium and parking.

In some cases we are able to meet guests at the property to exchange keys. However, we have some options (secure lock box, cafe option etc) which are much more convenient for guests that allow them to turn up at a time of their choosing after 2pm - we might use one of these methods instead.

Check in: Check-in time is from 2pm. Please notify me at least one day prior to your check in day what time and by what mode of transport you will be arriving at the property. I will then work out the best way to exchange keys and work out a smooth check in.

Check out: Check out time is 10am. If you plan to leave the property prior to this time, you must notify me at least 48 hours prior to your checkout what time you will be planning on leaving the property so that l can organise key pick up.

Keys: Keys used in this apartment are provided by the owners corporation and only a select number are issued to each apartment. Loss of garage remotes, security swipers or any key will result in $100 per item lost. This is the cost to me to have these items re-issued.

Parties: Parties, loud gatherings, large gatherings or disruptive behaviour of any kind are absolutely prohibited. This behaviour will likely affect the relationship I have with neighbours and may affect my ability to host other guests in the future. You agree that, if you hold any type of party, or any loud gathering, in the apartment, even a small party, or a small loud gathering, you will immediately be evicted from the apartment without any entitlement to any refund of any amount paid in respect of your accommodation, including for any period after the date of your eviction.

Consideration of other tenants: In consideration of other tenants, you must not make excessive noise in the apartment or public areas.

Smoking: Smoking is not permitted in the apartment. If you smoke in the apartment, you authorise us to deduct from your deposit, $75 to apply towards having the furnishings deodorised.

Exclusion of liability: I do not control the buildings in which my apartments are located. Accordingly, you agree I am in no way liable for any damage caused to you or your goods by a fault with the building, whether the damage is caused in the common area, or in the apartment.

Additional persons: Any additional persons occupying the property above the listed number on your booking are not permitted. If you wish to have another person stay with you during your reservation, you must notify me first. Any persons above 2 will incur our standard per night fee of $25.

Pets: Animals of any kind are not permitted. The security deposit will not be refunded upon evidence of pets occupying the premises.

Our stay was thoroughly enjoyable, made more so by the excellent communication throughout the process. Even prior to booking I had questions re location which were answered very quickly. The photos of the apartment are spot on accurate, however, they do not do the view justice. It was spectacular. Lovely little touches such as the welcome pack and modern homely feel of the apartment made our long journey worth it. The instructions for key collection were fun and very easy to understand. The apartment building is very easy to find as the building is very glamorous and distinct. The apartment is perfectly placed for a night in the city or a stroll to St Kilda. Transport links are literally on the doorstep. We had an amazing time and will be rebooking soon. Thank you

The apartment was perfect and everything was true to the picture, especially the size of the apartment. Love the view and the peacefulness of the apartment which i didn't think it was possible since we are staying next to the main road. Location was idle especially when it is needed to travel back and forth city and suburb. Thanks for everything Paul! I would definitely love to come back again for my next trip. Cheers!!

Paul's place is conveniently located, just over 5 minutes tram ride to arts precinct and Cbd. Parking on site is an added bonus and the apartment has everything you need. Highly recommend for a city stay.
