Die Unterkunft

Bright, spacious, design 2 bedroom apartment located beside the "Alameda" boulevard and the Turia Gardens. Relaxed neighbourhood, 7 min. walking distance to the city centre, and well connected to the beach by public transport. Ideal for couples and families. Fiber Optic High-Speed WiFi Internet connection available (50 MB).

My home is located on the 2nd floor of a building which is equipped with an elevator. Beautifully decorated with a mix of antique and modern furniture, it features a spacious living & dining room with a street-facing balcony, a master bedroom with a double bed and its own en suite bathroom with shower, one bedroom with a sofa bed adjacent to a bathroom with bathtub, and a fully-equipped kitchen.

The living and dining room (the gem of my home) is a space of tranquility with large windows to let the natural daylight in. It features 2 sofa chairs, flat screen TV, DVD player with a full DVD collection (including DVDs for children), 2 tables with 6 chairs, a beautiful vintage ceiling lamp, an impressive library and some beautiful collection pieces.

It opens to a fantastic balcony featuring relaxing street views and equipped with a table and 2 chairs; the ideal space for al fresco dining (possible nearly all year round), or simply lounging after a long day out sightseeing.

The stylish kitchen offers everything you would find in your own home: oven, vitroceramic hob, fridge/freezer, dishwasher, Italian Moka pot, tea kettle, juicer and a toaster. Of course, kitchenware and tableware are also provided.

In the tastefully decorated master bedroom there is a comfy king-sized bed (150x190), a closet with enough room to put your clothes and luggage, and a small table with a chair.

A second bedroom features a convertible king-sized bed (160x190), and a closet.

To make your stay even more comfortable, there are two bathrooms: one “en suite” with a standing shower, and the other, with a bathtub. I provide complimentary bath amenities such as hairdryer, shampoo, shower gel and hand soap.

Clean, fresh bed linen and towels (including beach towels) are included.

The Basic WiFi Internet will make it possible for you to stay connected or get some work done, should you need to.

The apartment is also provided with air conditioning / heating system.

The cleaning fee refers to the cleaning of the apartment after departure. No cleaning service is offered during the stay.

Also, I will provide a map of Valencia upon arrival and will remain reachable by phone or Airbnb e-mail 24/7 during your stay, should you need any help or advice.

The residential and quiet neighbourhood of La Exposición, is one of the most beautiful areas of the “El Pla del Real” district. It features some of the city’s most historically important buildings and breath-taking sites:

- The Balneario La Alameda (just 200 meters away from the apartment), the first urban Spa in Spain with hyper thermal and medicinal mineral water, as well as the only thermal water spa of Valencia.

- The Palacio de la Exposición, perhaps one of the city’s best examples of Gothic architecture and one of the last remaining constructions dating back to the Regional Exhibition of 1909 in Valencia.

- The Tabacalera building, the City’s former Tobacco Factory, which was also used during the Exhibition and today is home to the City Council headquarters.

- The Westin Valencia, one of the city’s most renowned luxury hotels, featuring a unique and peaceful internal courtyard.

- The beautiful Alameda Boulevard (Paseo de la Alameda): impressive trees line the promenade and there are several terraces where Valencians meet whenever the sun is out. Practically all of them have an outdoor space for you to sunbathe even on those warm winter days.

- The old riverbed park or Turia Gardens (we call it “el Río”): Nowadays it’s the largest urban garden in Spain, with about 9 km long and where people go running and sit down on the grass and picnic.

Bounded by the old riverbed park (Turia Gardens), the Avenue Blasco Ibáñez and the Jardines de Viveros, La Exposición is one of the greenest areas of the city. Near the apartment are also the nineteenth-century Monforte Gardens: the abundant and exquisitely maintained marble statues, fountains and small ponds make this one of the most beautiful gardens in Valencia.

The City of Arts and Sciences is only a 25 minutes’ walk away through the beautiful Turia Gardens.

In my neighbourhood La Exposición you will find all shops you will need: small design shops, one of the best pastry shops in Valencia, bakeries, a very good take-away meals shop (selling typical “Paella Valenciana” and “Arroz al horno”), an excellent high quality fruit and vegetable shop/deli almost next door, an organic food shop (you will be able to cater for your celiac diet), a pharmacy, a supermarket, not to speak about plenty of nice tapas bars with terraces.

Central Market (one of Europe's largest and oldest running fresh food markets) – 1.7 km. / 20 min.

La Lonja (The Silk Exchange, UNESCO World Heritage site) – 1.7 km. / 20 min.

Church of San Nicolas – 1.7 km. / 20 min.

City of Arts and Sciences -2.6 km. / 25 min.

Beach (Las Arenas, La Malvarrosa) - 25 min. by Metro (Lines 5 and 7) + tram (Line 6) / 30 min. by bus (Line 32).

Transportation
The Metro station "Alameda" is 350 m / 5 min. walking distance from the doorstep and is connected with Valencia Airport (23 min. travel time / 13 stops, Lines 3 or 5. Metro runs from 5.27 until 23.30 at night, running every 6-9 min throughout day, 7 days).
Train station “Estació del Nord” (Nord Station) is also well connected by Metro (from station “Xàtiva”, , Lines 3, 5 or 9, 3 min. travel time / 2 stops until “Alameda”).
If you are arriving by AVE high-speed train, a taxi from the “Joaquín Sorolla” station will take about 13 minutes.
If you are arriving by car, in the surrounding area is not very difficult to park. There are also 2 private parkings in the surroundings.
The beach (Las Arenas, La Malvarrosa) is 25 min. by Metro (Lines 5 and 7) + tram (Line 6) / 30 min. by bus (Line 32).
All major bus routes are also available in the Alameda area (1 min. walking distance).

- No parties or events are allowed.
- The building is home to friendly neighbours, mainly families and elder people. In order to secure peaceful living together, I kindly ask you to respect them by keeping the noise volume at a tolerable level. Rest hours are from 23:00pm to 9:00am.
- Undue noise and unsocial behaviour will be penalised and may result in the guests being asked to vacate the property immediately without reimbursement and any kind of compensation.
- Typically Check-In is after 3pm, however if you plan to arrive earlier, please advise and will do my best to accommodate you and your guests. Check-Out is before 11am on the day of departure, unless you agree with me otherwise.
- Check-in between 20:00 and 00:00h, from Monday to Saturday, will have a supplement of 10 EUR / between 00:00-09:00h from Monday to Saturday and on Sundays, will have a supplement of 15 EUR.
- Smoking is not permitted inside the apartment. However, smokers are allowed to smoke in the terrace.
- Small pets (max. 9 kg) are welcome.
- Please don’t forget to switch off the air conditioning / heating before leaving the apartment.
- All sets of keys have to be returned upon check-out. In case of missing or lost keys, please not that a fee of 30 EUR will apply.
- Damage to furniture and/or facilities will be charged at an amount equating to the value of the damage.
- Please just take care of my home as it was yours.

Liebevoll eingerichtetes Stadt-Apartment mit allem was man braucht!!! Die Nähe zum wunderschönen Turia-Park und die guten Einkaufsmöglichkeiten direkt vor Ort, sind einfach nur phänomenal!

Maria hat sich sehr um uns bemüht, sie hat immer sehr schnell geantwortet. Bei der Ankunft war ein Freund von Maria dort. Tana war sehr sehr hilfsbereit und freundlich, er spricht sehr gut Deutsch und hat sich vor und während unseres Aufenthalts bei uns gemeldet und nachgefragt, wirklich sehr nett. Die Angaben in der Beschreibung stimmen alle und in Wirklichkeit fanden wir die Einrichtung sogar noch schöner als die Bilder.

Beautiful home with great design features. Well-located with many cafes, patisseries and wonderful restaurants on the street or just around the block. We took a trip to the beach one day, enjoyed the beautiful thermal spa across the road on another day and walked through La Rio every day. It was a great break.

Maria's apartment is wonderful! It is beautiful and very clean. You have everything you need and it is just lovely to stay there. Tana (sometimes checking guests in) is very helpful and took his time to explaine everything to us. I can definitely recommend staying at Maria's place.

We were so lucky to stay in Maria's apartment for 2 months! We really loved the apartment! It's cosy, tidy, comfortable and tasteful decorated! Both Maria ánd Tana (her friend who helps her hosting) are very kind, serviceminded and thoughtful. The apartment is also very well located and we loved the neighbourhood. We could not have stayed in a better place and hope certainly to go back!

Good location, close to the city center and quiet. The apartment is fully equipped and clean. We visited some places, restaurants, beach that Maria recommended and were very satisfied.
