Our place is about 1100 Sq Ft. It has two separate bedrooms and two full bathrooms. We LOVE to travel and love having our friends stay with us so have tried to design the place to maximize sleeping solutions for guests. The master bedroom has a king size bed, a closet, and an attached full bathroom. The second bedroom has a queen size bed, a dresser, and a closet. There is a full bathroom down the hall from the bedrooms. There is a big sectional as well as a comfortable queen size air bed. There is a dining table with an unbeatable ocean view that isn’t available at Nobu unless you are a celebrity! Our home has a well equipped kitchen with enough cookware to cook a basic meal ingredients not included.

Our place is not brand new, does not have brand new furniture, or is what we would describe as a luxury accommodation. It is best suited for well seasoned travelers who love the ocean and are looking to be as close to the water as possible.

This is our home and we love living in Malibu. We have met travelers from all over the world, and people love visiting this area. That being said, people have expectations, and we want to ensure that we meet or exceed our guest’s expectations. Because our place is directly on the water, that comes with some realities. Salt water is a beast that knows no equal. This means there might be some surface rust on the exterior and metal fixtures of our home. There might be some sand, ocean spray, or other things you might find on a beach, on the deck. You might hear the traffic noise on PCH. This comes with the territory of living directly on the ocean. If these things bother you, please don't book our house. We don't want you to have a negative experience, and we don't want you to give us a negative experience.

There are stairs down from the building to the wet beach below. You might have to cross over a few rocks. On low tide, you can walk a mile north to Dukes all along the sand which is a private beach only accessible to the homeowners. Truly a great experience. A dream location with breath taking views. It starts from the moment you enter your Malibu getaway, from early morning sunrise, to spectacular sunsets and magical moon beams across the ocean floor.

Please note the house is directly on the water right off Pacific Coast Highway! Part of what makes the experience so cool, the views so enticing, and the sounds of the ocean so real! But if you are expecting a mile long sandy beach, that's not what this is. We live on a wet beach that is very dependent on the tide level.

RENTAL AGREEMENT


Please read this before reserving our property:

Be very clear about your intentions when booking our home. There are to be absolutely no parties or outside guests other than those stated clearly in your reservation. Be very clear about the number of guests you are hosting in our property. If this rule is violated, we will have your entire reservation cancelled and your group removed from the property immediately without refund. Do not let this happen to you. By booking our property, you are agreeing to the contract below in its entirety

If you are planning to host a party or an event, please let us know beforehand. We have access to multiple properties where we can host large groups. We do not like surprises, and want to ensure all expectations are clear so everyone can enjoy their stay!

Guest agrees to comply with all Terms and Conditions stated below, which are an essential part of this Agreement; Guest acknowledges he/she has read, understands, and is familiar with all Terms and Conditions. Guest understands that as Manager, Host is acting on behalf of the Unit Owner as a facilitator to provide accommodation services only. Guest acknowledges that he/she and his/her guests will not be staying at a hotel, but at a private residence with no staff and that any problem that may arise at the Unit that is not reported timely (during regular office hours on business days between 9:00 AM to 5:00 PM) may not be addressed until the following business day, unless it is an emergency.

Guest entering this Agreement represents himself/herself as agent for all parties occupying the Unit during the period of occupancy by Guest. AGREEMENT: The Owner and/or Manager, and Guest agree as follows: Guest is an adult of at least 25 years of age, and will be an occupant of the Unit during the entire reserved period specified in the Reservation Summary above. Other occupants will be family members, friends or responsible children, as listed in the Guest Information above. Children must be supervised by at least one responsible adult at all times. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the Unit immediately without any refund. No keys will be issued to anyone who is not an adult. Guest agrees not to sublet or assign any portion of the premises.
UTILITIES: In case of rentals not exceeding a period of 28 days, electricity, gas, and water charges will be included in the Rental Fee. However, any utility charges exceeding $100 per week for all utilities combined, will be considered excessive and will be the responsibility of the Guest. On stays of 28 nights or greater, Guest is responsible for all actual gas, electric and water consumption charges. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out and it will be deducted from the Security Deposit unless otherwise agreed. If at any time during the Guest's stay the amount to be charged for utilities exceeds the amount held as Security Deposit, Guest agrees to pay the amount immediately as requested or have the amount held as Security Deposit increased accordingly. Please conserve and be careful with water and electricity usage to help with the resources conservation efforts.
ALARM SYSTEMS: For those homes equipped with an alarm system (burglar, fire, or otherwise), any fines associated with false alarms caused by the Guest will be the responsibility of the Guest and deducted from their Security Deposit.
PARTIES AND NOISE: Parties and/or events of any kind are strictly prohibited at the Unit. No party or event may take place without prior written permission of the Owner and/or Manager. PETS: Pets are not allowed in the property at anytime. If Guest brings a pet to the property, Guest risks forfeiting part of all the Security Deposit.
The wireless internet network, cable TV, and phone services are provided “as-is" without any warranty whatsoever. No technical support is provided. You assume all risks and responsibilities for use of the internet network. You assume the liability for and the entire cost of any damage resulting from your use of the network and the information accessed by the network. Under no circumstances will the Owner and/or Manager be liable for any damages whatsoever resulting from your use or inability to use the network, the infection or download or upload of or by any virus, spyware, worm, offensive materials, copyright infringement, unlawful use, or any other use related damage.

Guest is encouraged to secure the appropriate travelers or vacation insurance and/or renters insurance, if such coverage is desired.
HOLD HARMLESS: Guest, for himself/herself, all authorized occupants of the Unit, and all other persons from time to time present in the Unit during the period of Guest's occupancy, and for their respective heirs, assignees, executors, administrators, and agents, fully releases and discharges Owner and Manager from any and all claims, demands and causes of action by reason of death or any injury, damage or loss of any nature whatsoever, whether to persons or property, whether caused by intentional acts or negligence, which has or have occurred, or may occur to the Guest, authorized occupants of the Unit, and any and all persons from time to time present in the Unit, arising out of or in connection with this Agreement, or as a result of, or in connection with the occupancy of the Unit. Furthermore, Guest, for himself/herself, all authorized occupants of the Unit, all persons from time to time present in the Unit during the period of Guest's occupancy, and for their respective heirs, assignors, executors, administrators, and agents, agrees to hold Owner and Manager free and harmless of any claim or suit arising therefrom, provided however, that Owner and Manager shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner's and/or Manager's gross negligence, where such damages were solely and directly caused by such gross negligence of Owner and/or Manager. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and court costs.

OWNER AND MANAGER NOT LIABLE: Owner and Manager do not assume any liability for loss, damage or injury to persons or their personal property while at or near the Unit. Neither do Owner and Manager accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Owner and Manager accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond their control. The foregoing notwithstanding, Owner and/or Manager will use good faith efforts to remedy any deficient condition within their control, within reasonable time following notice from Guest. Guest agrees to comply with all instructions from Owner and/or Manager, and any advisory statement from any local emergency authorities in the event of a natural disaster. Guest acknowledges and agrees that no refund or reduction of Rental Fee will be given for: 1) Any temporary unavailability, defects, or stoppage in utilities serving the Unit; 2) Any inoperable or malfunctioning appliances or equipment; 3) Shortened stays or ruined expectations resulting from inclement or unfavorable weather conditions, including natural disasters; and/or 4) Shortened stays or ruined expectations resulting from work and family emergencies or other commitments.


SMOKING: Smoking inside any of our units is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.

FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.

PETS: No pets are allowed without prior consent and written approval. If Tenant brings a pet, Tenant risks forfeiting part or all of the security deposit. Pets are allowed only with prior consent and written approval. An additional pet deposit within the security deposit may be required.

SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.

CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00 PM. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement.

CHECK OUT: By 10:00 am. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.

CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour

WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.

TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.

WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.

ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.

TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).

Keine Frage: die Aussicht und das Gefühl über dem Meer zu stehen ist phantastisch! Das Haus liegt an einer extrem befahrenen zweispurigen Hauptstraße- leider liegen beide Schlafzimmer zur Strasse hin. Fenster können daher kaum geöffnet werden. Der Lärm der Strasse wird durch den Lärm des Ozeans (der Nachts an die Holzpfeiler kracht) übertönt- das kann man romantisch nennen, aber Ohrstöpsel sind schon mal nötig. Das Inventar (Küche und Couch) sind älter und der "Oceanspray" hat ihnen wohl den Rest gegeben. Die Einrichtung ist weitgehend vollständig, die Küche- wie im Inserat beschrieben, eher basic. Der Fernseher mit Apple TV ausgestattet- leider versteht man nicht so gut wg. s.o. Insgesamt eine ok Bleibe wenn die Ansprüche nicht zu hoch sind.

Stephen is a wonderful host with great communication and a one of a kind place! As other reviewers mentioned, the place doesn't look like much from outside but you and transformed to another dimension upon entry! We thoroughly enjoyed our night in Malibu. You will never get tired of the roaring waves crashing into the sand. His place is clean, organized, and just a couple miles away from our favorite Malibu restaurants (Mastros, Nobu, Jack in the Box etc). Will definitely rent from Stephen again!

The view is amazing and it being feet away from Moon Shadows is a nice bonus. As the other reviews said it needs a reno but since we knew that going in we were not disappointed. We had a great time and would go back for sure.

The house was great. We spent nearly our entire stay enjoying the amazing views and spotted several dolphins! Everyone should experience this place and we would gladly stay again.

cool spot on the beach, central, nice view, but not in the best shape as a home. it's just not as nice as in the photos! i'm not trying to be rude i'm just trying to help other possible tenants know the value

We have rented all over the world. This place has exceptional views. It is not luxury, you are coming for the beach and the view. You will not find a well stocked kitchen or a place set up for entertaining others. The furniture is adequate. It's more like a motel 6 with $3 million dollar views. The housekeeper was outstanding and it is helpful to communicate upfront if you want things like a toaster. She brought us boogie boards and extra paper towels and trash bags. The nicest lady ever. If it's not there when you get there ask and she will bring it. I had 3 kids stay with me it was great for us, my wife and the other mom went to the Fairmont it was not for them. It's a matter of expectations, if you rent this place with the understanding you are getting million dollar views an awesome beach and barebones accommodations you will be fine. We loved our time there and would go back. I live close enough where I would bring my own towels and bedding, toaster even blow up bed for the deck. There is washer dryer downstairs to use bring quarters. The location is perfect you can walk to Moonshadows or drive 5 min to Nobu. It's the ideal location. The host was accommodating as well as the assistant. If you can set expectations correctly the place will grow on you fast. In many ways for the price I think it's a great deal and it's so nice to have it available. Best of luck!
