Helle 3-Zimmer-Wohnung im 1.OG Vorderhaus eines Berliner Altbaus. Das Gebäude wurde nach der Wende renoviert und modernisiert. Die Wohnung hat hohe Wände und viel Platz (ca. 110 qm). Der Fußboden ist mit Parkett/Holzdielen ausgelegt. Es gibt eine Etagenheizung und WiFi. Das Badezimmer ist mit Badewanne, WC und Waschmaschine ausgestattet. Neben dem Bad gibt es noch ein kleines Extra-WC. Die Küche enthält einen Geschirrspüler und einen Esstisch für sechs Personen.Im ersten Schlafzimmer finden sie ein Doppelbett, im zweiten drei Einzelbetten, wovon zwei nach Bedarf zu einem Doppelbett zusammengeschoben werden können.Das dritte Zimmer ist ein Wohn- und/oder Schlafraum mit zwei ausklappbaren Bettsofas für bis zu vier weiteren Personen. In diesem Raum gibt es auch einen Fernseher.Das Apartment ist urban, elegant und doch lässig. Es befindet sich in der berühmten Rosa-Luxemburg-Straße. Der Alexanderplatz ist in 2 Minuten zu Fuß zu erreichen. Dort um die Ecke ist auch der Hackesche Markt.Nicht viel weiter entfernt sind die Museumsinsel, der Boulevard Unter den Linden mit seinen Theatern und Opern und weiteren Museen bis hin zum Pariser Platz und Brandenburger Tor. Einen Katzensprung entfernt ist der hippe Prenzlauer Berg mit der Kastanien Allee, wo sich junge berliner Modelabels entdecken lassen. Einen Sprung in die andere Richtung und man ist in Friedrichshain und seinen angesagten Bars, Kneipen und Clubs.

HOUSE RULES & REGULATIONS
1 - GENERAL TERMS AND CONDITIONS: For rent is a private guest house / apartment in a residential building. The House Rules and Regulations apply and must be followed at all times. All guests must be aware of and agree to this contract before renting the apartment. The property owner reserves the right to ask the tenant for the signature of a location contract when paying the outstanding amount of rent or upon arrival. Noise disturbance and parties are not allowed in the apartment or the courtyard at any time. Special consideration regarding noise should be taken between 9:00 p.m. and 7:00 a.m. In case of complaints from the neighbors or in case of the tenants not complying to the house rules, the property owner has the right to terminate the contract immediately. In this case the rental fee is non-returnable, and guests will be asked to leave the apartment. All tenants are kindly asked not to make noise while going up or down the stairs, alone or in groups and to take special consideration regarding noise on Sunday, holidays, and weekdays during the midday peace (between 1:00 and 3:00 p.m.) Smoking is not allowed in the apartment, the staircase or the courtyard. Guests not complying to this rule will be charged 50,00 Euro for the extra cleaning Tenants shall not lounge, play, or unnecessary loiter in the halls, on the stairs, or in the common areas in such a way as to interfere with the free use and enjoyment, passage or convenience of another Resident, Landlord or its agents or workmen. Visits are only allowed by agreement with the property owner or his representative.
2 - RENTAL PAYMENT METHOD: Payment will be done through the agency The property owner will provide a receipt for all payments done.
3 - SECURITY DEPOSIT: All damages to the property (stains, burned or broken furniture, broken glass, etc.) will be billed to the guests and must be payed in cash immediately. To avoid damages, Guests are kindly asked not to move the furniture around (beds, tables, sofas, etc.) please ask the landlord before rearranging the furniture. Please remember not to roll your luggage on the entrance hall or on the wooden floor in order to avoid scratches. The owner reserves the right to increase the amount of the security deposit on the day of arrival depending on factors such as number of people, age, group, commercial use, etc. We don't accept groups celebrating stag or hen parties, or football supporters coming to EU Championship matches. Thank you for your understanding. We do not accept reservations of people who rent the apartments for illegal activities or to invite escorts during the stay. Guests shall not operate any businesses out of the Apartment without prior notice to the landlord.
4 - CHANGES AND CANCELLATION POLICY: cancellations policy: strict. Please consult airbnb policy for more information Changes in the booking period: Reducing the number of nights of your booking: must be done at least 2 weeks in advance. Adding of extra dates is permitted providing that the apartment is available for the extra dates. Changing the number of people: Increasing the number of people is allowed with prior notification and provided the same apartment has the capacity for the extra persons. in this case there will be an extra charge of 30,00 Euro pro person pro night. In case of tenants lodging more people than mentioned in the contract, the landlord or his representative reserve the right to terminate the contract immediately. In this case the rental fee is non-returnable, an extra charge of 30,00 Euro pro extra person pro night will be charged and guests will be asked to leave the apartment. Reducing the number of people: must be done 2 weeks in advance. the Landlord reserves the right to change or cancel a reservation or booking of an accommodation due to a failure or problems that cannot be fixed or are beyond his control. The Landlord is not to be held responsible for the inconvenience caused by any of these problems. 5 - CHECK IN AND CHECK OUT CONDITIONS: Check-in is weekdays between 2:00 p.m. and 8:00 p.m. on the day of arrival. On sunday and local holidays there is an extra charge of 25,00 EUR. (until 10:00 pm) after that late check in applies. LATE CHECK_IN: 25,00 EUR extra charge for arrivals after 8:00 p.m., 30,00 EUR after 10:00 p.m. - 50,00 EUR after midnight. Check Out is at 11:00 am on the day of departure. Check in and check out times are flexible depending if there are new guests arriving or leaving on the same day. for more information feel free to ask. NOTE: for failing to leave the apartment at the check out time there will be an extra charge of 25 EUR. 6 - Landlord or Landlord’s agent by themselves or with others, may enter, inspect and/or repair the Apartment at any time in case of emergency or suspected abandonment. Landlord shall give advance notice and may enter for the purpose of showing the Apartment during normal business hours to prospective renters, or for inspection and repairs. Tenants hereby agrees to grant access to the apartment.
7 - KEYS: In case of loss or damage of the keys, the landlord has the right to charge the guest 250,00 Euro in order to change the locks and make new copies of the keys. In this case a bill will be sent to the guest
8 - WASTE DISPOSAL: Guests shall deposit all garbage and waste in a clean and sanitary manner into the proper receptacles as provided and shall cooperate in keeping the garbage area neat and clean.
9 - The landlord will not be held responsible by any of the guests for any injury or loss of any kind occurred during the time of their stay in the apartment. It is the responsibility of our clients that the area or neighborhood they choose to stay in is to their liking. We will not be liable for the possible theft of objects deposited in the apartment.
10 - Information for visitors on Berlin’s hotel occupancy tax
What is being taxed?
As of 1 January 2014, the federal state of Berlin will collect a hotel occupancy tax on all overnight stays in hotels in Berlin. A “hotel” includes any type of short-term, paid accommodation, and the tax is due whether or not the hotel guest actually spends the night in the room.
If a room is reserved, but the guest cancels the reservation before arrival, the occupancy tax is not charged.
If the guest is in Berlin on business, the occupancy tax is not charged.
In this case, the guest must give the hotel satisfactory proof that his or her stay is for business reasons. This proof must be provided at the latest by the time the guest leaves the hotel.
If the bill is made out to the guest’s employer or is paid directly by the employer, or if the reservation was made by the employer, no further proof is required.
Written confirmation from the employer, including the name and address of the employer and the duration of the stay, or written confirmation from the guest (including the same information) can also serve as proof.
People who are self-employed or are owners or co-owners of a company can provide comparable proof. This could also be a written statement that includes the guest’s income tax identification number.
Providing information to a hotel to prove that a stay is business-related is voluntary.
If the guest does not want to provide proof to the hotel, he or she can pay the tax and then apply to the relevant tax office to have the tax reimbursed. Proof that the stay was business-related must then be provided to the tax office.
If more than one person is staying in the room, the hotel must ask for proof from each one of them.
Who is liable for the tax?
The hotel is responsible for collecting the tax and passing it on to the federal state of Berlin.
How much is the tax?

How can you prove later that your stay was business-related?
Guests who cannot or do not want to provide proof that their stay was business-related by the time they leave the hotel can apply for reimbursement of the occupancy tax they paid.
This application must be submitted to the relevant tax office no later than four months after the stay. Written confirmation that the stay was business-related and the hotel bill or confirmation from the hotel showing how much occupancy tax was paid must be submitted with the application.
If more than one person stayed in the room, the occupancy tax can only be reimbursed to those who can show proof that their own stay was business-related. The price of the hotel room will be divided by the number of people staying in the room in order to determine what percentage of the occupancy tax will be reimbursed.
