The Joppa House is perched upon stilts on a 10.5 acre lot bordering the Merrimack River. Our home abuts Mass Audubon and the lower and upper observation decks, overlooking a salt panne, offer great vantage points for viewing wildlife as well as outdoor retreats for relaxing on the river. This architecturally stunning home has panoramic views over marsh and river yet remains private from the easily accessed city of Newburyport and the beautiful beaches of Plum Island.

~ HOUSE RULES for Joppa House ~

1. Check-in is at 3 pm, and check-out is at 11 am. Arriving slightly earlier, want that extra hour to sleep? Should be fine, but please check with us in advance.

2. Joppa House is our family's summer home, please treat it with respect. Being a family home, we also have a NO SMOKING policy (please refrain from smoking in our home or anywhere on the premises).

3. As members of our family have pet allergies, we have a strict NO PETS policy at our home.

4. Joppa House is designed to be a relaxing, romantic retreat.....please help us keep it that way by refraining from hosting parties and/or social functions at our home.

5. To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C or heating when it's not in use or upon leaving our home. Mother nature thanks you too!

6. To ensure we keep the floors squeaky clean for our guests' enjoyment, we have a no shoe policy inside our home. We like to think of it as bringing the beach to our home (only without the sand).

7. While we do a thorough professional clean between each guest's stay, we kindly ask that prior to leaving, you clean and put away any dishes or kitchenware used, empty the refrigerator of any of your items, place your trash and recyclables in the bin on the deck and leave any dirty towels in the hamper. This helps us get through the cleaning process quicker and allows us to keep cleaning costs down for you and future guests.

Juppa house offers a unique experience of secluded comfort in an eclectic and architecturally stunning home. Start each day by awaking to a beautiful sunrise over the mouth of the Merrimack River looking out over an expansive salt marsh. Watch the tide come and go from a deck with unobstructed views. Explore your inner chef with a wonderfully equipped kitchen. While the road noise in the back of the house was noticeable, it's to be expected, as Water St is the main connection to Plum Island. But the house, the views and the wildlife more than compensate. Patricia was s very accommodating and friendly host and the whole experience was a pleasure, save the brisk North winds of April.

This is a unique and wonderful property, beautifully designed, meticulously cared for, with many luxurious touches: fine linens and dishware, a great king-sized mattress, top-quality architectural finishes, etc. The marsh in which it sits is a natural wonder, filled with birds of all kinds as the tide goes out. The views are spectacular. We loved swimming right in front of the house at high tide, and out among the reeds to open water. Patricia welcomed us with an interesting tour of the house, its history, etc. She was careful to explain how everything works. There were treats in the refrigerator and a lavender bouquet on the bed. Everything is meticulously organized, and the guest guide was clear and comprehensive, and offered fun suggestions. Newburyport is a lovely, architecturally significant town with great shops and restaurants, and the Parker River Wildlife Refuge just a couple of miles away has spectacular beaches. Our only regret is that the house is situated close to a road that produces considerable traffic noise. But its orientation towards the marshes and ocean beyond mitigates that, and we would certainly be delighted to go back again.

This place was spectacular! We stayed here for 4 nights and it was the perfect amount of time. Check-in was smooth and quick. After exploring the house, we found that Patricia had thought of everything. The kitchen is fully stocked—coffee, spices, knives, high-end pots. The fridge had milk, butter, sparkling and spring water. She even purchased us cheese and crackers to snack on. Directions to the most charming grocery store and fish shop were included in a detailed welcome binder (highly recommend going to both during your stay). I'm from Brooklyn so I have high standards for food and these were impeccable. The views from this house are not exaggerated. Every window overlooks the salt marsh and during high tide, the pools fill and the reflection of the sun off the water is mesmerizing. The house is situated on protected land so the views are unobstructed. The best part is the view of the water from the bedroom. Every morning waking up to that view...there are no words. Newburyport was cute and quaint and we also took day trips to Cape Ann, Kennebunkport and Boston. All are about 45 to an hour away. We also took a late afternoon and walked along the reserve on Plum Island—I recommend going during magic hour! I highly recommend this place if you're looking for a luxurious time but want the freedom to cook, wake up whenever you want and not be bothered by people, tourists and traffic. The house has a luxurious feel while being casual and comfy. We'll miss you Joppa House. And thank you Patricia!

I've always wanted to see what it might be like to live in a lighthouse. This house made that dream come true. Upon arrival, our hostess, Patricia, had placed vases of fresh flowers around the house. She thoughtfully provided cheese & crackers, grapes, coffee, cream, milk, bottles of water and many other amenities in the well-appointed kitchen. A well-organized notebook of household directions, restaurant suggestions and appliance manuals was handy on the kitchen desk. The first hint of dawn awakened us every morning and immersed us in the daily cycles of tides and marsh, under a glorious ‘big sky’. Sunrises are dazzling. Add in ducks and wading birds in the water and tidal flats - all in sight of the house, and a 180-degree view and we couldn't help but oooo and aaaahhh over the changing scene from windows and porches. The house itself is situated beside the busy Plum Island Turnpike which leads to a barrier island with beaches, birding and a local place where we picked up fresh lobster rolls one evening while eating in. Newburyport is only a few blocks along the road in the opposite direction. The living space is open, bright and architecturally unique, including many artistic touches. The house is well stocked with everything we needed for our stay. After several weeks of travel prior to our rental, the washer-dryer was a nice surprise. The owners were responsive and attentive to our needs.
