•It is strictly forbidden to smoke inside the property. Smoking outdoors is permitted only in designated areas (terraces and patio) with regard to fire safety. Please note that ashtrays are not available in the House since we discourage from smoking.
•When you leave the House, close Windows and lock the doors. This also applies to your departure, in case you arrange to leave at a time when the Agency will not be present on departure.
•Do not leave Windows or doors open while you have the air conditioning running.
•Never sit on furniture with wet swimsuits or dirty clothes. Do not eat food or drink in the sofas in the living room.
•Use coasters for drinks or hot pots that can leave stains on the dining table. Please report stains immediately.
•If something breaks. Please inform us and settle the cost for replacement with us. Make sure that the inventory is accurate and report any anomalies when you arrive. Check again when you leave and report discrepancies.
•Report maintenance problems immediately. You can expect that emergency repairs are remedied within 24 hours and non-emergency repairs should be handled within a week. Damage caused by your negligence is billed against your deposit.

•Some cabinets are locked and contains the owner's things. Please respect this and do not attempt to open them.
•The number of people who can stay in the House are limited to the number agreed as per your reservation.
•No pets or other living creatures than humans are allowed in the House and such shall be immediately removed and reported to us. Exceptions to this rule can be made with the permission of the owner or Agency at the time of reservation.
•Parking is permitted only on designated sites, marked 11 (just outside the front door). Make sure that no oil is leaking from the vehicle on the parking lots. Temporary guests can park in the street outside the community.
•It is not allowed to make noise, play loud music, or otherwise act in a manner that interferes with or is offensive to other neighbors. Particular attention must be exercised before 8 am and after midnight.
•You are considered responsible for ensuring that noise is not caused by your family, guests or invitees. Social events for you and your guests are welcomed and encouraged as long as such gatherings do not get loud or offensive, according to the owner's discretion, in order not to disturb other neighbours. Hosting a noisy party in violation of this rule may lead to the cancellation of the agreement.
•The swimming pool is shared and specific rules are posted at the pool area, read and follow these rules.
•It is not allowed to move the furniture in the room except the chairs/stools and not allowed to take out furniture intended for indoor use.
•It is allowed to make a fire in the fireplace if desired. BBQ is for outdoor use only in an appropriate place with regard to the weather and general safety provisions of urbanization; check it with the Agency prior to use. Please do not leave the BBQ unattended and keep it away from flammable objects, trees, etc. Please conserve nature. BBQ must be roughly cleaned after use, leave it the way you would like to find it!
•Waste bins, dishwashers and other home appliances, may be used only for the purposes for which they are designed and constructed.
•Drains should be used only for its intended purpose and repairs necessitated by something outside the standard usage is charged to you.
•You are responsible for general cleanliness and to keep the property in cleaned condition during your stay in the property.

•House towels should not be brought to the beach or the pool.

•Make sure you have current insurance for liability, personal property and protection against losses due to fire, flood, theft, personal injury, or damage by third parties or other casualty. The owner shall not be responsible for replacement of objects or for your losses unless there is direct and immediate result of the owner's negligence.

Thank you for the opportunity to stay in your lovely apartment. It was everything we were expecting for! The pool area was beautiful, apartment was clean and functional, location and the neighborhood was great . We really enjoyed our stay!

There was 11 of us that stayed at Anders place, we had a fantastic time here for a hen do, the place is well equipped and the pool is perfect for chilling out in! It's about half an hour walk down to the shops/beach but good to get the exercise! We took a taxi back up which was only a few euros. We would highly recommend the place and Anders was very quick at replying and Gabriel was really helpful when we locked ourselves out! Excellent value gorgeous location.

We had a very pleasant staying. The house is beautiful on the inside and has a lovely garden and several sunny terraces. The host, Anders, is very helpful and accommodating and we will definitely go back! I recommend this house!

Had quite a few issues. Firstly I must add that the owners communication was good and i mean this to be an honest and fair view of what happened. The villa was damaged 3 months ago in storms that marbella suffored, now the DAY before we travelled i was told about the damage - and sent 3 images of said damage. The property management company were blamed but this is the owner's responsibility. I specifically asked if that was the full extent of the damage - which it was unfortunately not - there was much more damage than he told me about, maybe 15 areas of damp and damage around the villa. This was a gift for my sister's 60th and a very special occasion and he didn't give me time to book anywhere else - he offered a 250 euro refund which wasnt enough so we agreed on £400, but still the villa was expensive compared to other villas i have stayed in around the world and far from perfect. There were a total of 6 lights that didnt work and 2 sockets dead. Kitchen unit lights 3 out of 4 were out and was told they 'cant get the bulbs' ? maybe change the lights would be a good idea as it makes the kitchen a little dull. The scandinavian design it states is not evident - i have stayed across scandinavia myself and love top quality scandi design - this villa is very cheaply decorated and the furniture etc is a little tired and cheap, the plastic TV unit that proudly shows all the cables and matching plastic coffee table are not at all stylish and cheap and nasty. The villa needs freshen up i think and until its brought up to a better standard i would recommend lowering the price. The 4th bedroom with the bunk beds was the worst black mould and storm damage worst in here - lights and sockets didn't work - as this was my sister's bedroom i was really embarrassed and the fact is it was ruined by the state of the room - the other bedrooms were good i took the top floor room which has a great balcony with views over the pool area - which was excellent and quiet. Parking was good. location - depends what you want - it is maybe 2/3 miles from the beach/coast - not really walking for most people and uphill on way back the route down to the coast is very scruffy - typical of spain lots of empty lots with litter everywhere - typical of this part of spain you get £4 million villas on urbanizations that are next to areas of litter and piles of rubbish & bins which ruins it slightly - coming from the UK nice upmarket areas are not like this and it ruins spain a little t be honest. Over all we had a good holiday but its been forever tainted by the villa not being...

Maison calme,sécurisée,très bien équipée,et une très bonne literie ce qui est rare Gaby qui s'occupe de l'accueil est formidable digne d'un concierge de palace Si Anders règle quelques petits détails comme le manque de lumière,la puissance électrique et un petit chauffage en hiver pour les salles de bains je mettrai la note de 9/10

Me and my brother Carl bought this house to have a place were our families and together with our parents and 2 sisters families can spend holidays together. Unfortunately we can´t use the house all the time, even together with our extended family, that's why we don't mind sharing it with others.

We love the weather in Spain and Marbella is a place that we can come back to year after year without being bored, it just have so many different things to offer.
