Directions to the TENNEY PROPERTIES Office:

Directions from the Globe & Payson/Heber Intersection of Highway 260 and US 60 in Show Low: Head east, down US 60, which is also the Deuce of Clubs (if you are coming from Globe, you will continue going straight, but if you are coming from Payson/Heber, then make a left at that intersection near the GIANT peach-colored Victorian Real Estate Agency on the corner). We are located on the south side of the Deuce of Clubs. We are in the same building as Native New Yorker Restaurant and the Radio Station, across the highway from the former JB’s Restaurant and the Days Inn. Suite B.

Terms and Conditions:

**Cleaning fee is non-refundable.**

Check in time is after 4:00 PM and check out is before 11:00 AM. An early check-in or late check-out is available for an additional fee. All properties are 100% non-smoking in OR near the property. By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children. Also, if you book for a certain # of guests, you cannot add guests (even if the home has a higher max # of guests listed) without prior permission from the Tenney Properties, and is subject to approval and possibly additional fees per extra guest. Due to security reasons, software and or files may not be downloaded by guests on any in-home computer.

This Rental Agreement for you, (the Guest), made by Tenney Properties, agent for the Homeowner, hereby reserves the property located at , “,”

Guests. Please arrive no earlier than the first time listed and to depart no later than the last time listed so that we may prepare the Property for other guests. We are open Monday through Friday between 9:00 a.m. and 4:00 p.m. . The address of our Show Low Office is: 391 W. Deuce of Clubs, Suite B, Show Low, AZ 85901.

Key lockboxes are located near the Tenney Properties Building`s Door, on the inner side of one of the columns of the building (to face the lockboxes, you will be under the "porch" area and facing the parking lot). Your Lock Box is letter ________ , and the code is _______________ . (You will not need this until time gets closer to your check-in date.)

This reservation is secured by your Deposit. Tenney Properties will retain Deposit to secure the property and apply Deposit to the Rental Fee. This Property is a 100% non-smoking unit, and NO UNAUTHORIZED pets are allowed without prior approval and paid deposits and/or accidental Damage Insurance. Any damages or smells due to smoking in or near the unit or from pets, will be charged to the tenant and may be VERY costly if we need to re-paint the unit or steam or replace carpets/furniture due to the smells/stains, etc.. If your pet has been authorized to be in the home, please be sure to vacuum any pet hair, and pick up any pet "waste" in the home or in the yard.

Damages: Guest hereby authorizes Tenney Properties the authority to debit the credit card on file in the event of seeking compensation for any damage to the Property caused by Guest or Guest`s visitors. Smoking inside this unit, housing any unauthorized pet, or any other damage caused by Guest, Guest`s visitors, or an authorized or unauthorized pet, to the property or the items in the property, will result in a damage fee, which will be debited from said credit card within 30 days of departure. If any items are missing from the unit, there will be a charge for those items as well. If all of the keys to the unit are not returned, your credit card that we have on file will be charged an additional $50.00 per key that is missing. It is ILLEGAL to make a copy of the unit`s keys, and is also ILLEGAL to re-enter the home without Tenney Properties`s permission after your contract has ended and/or the keys have been returned to Tenney Properties which states that you are out of the home & your stay at the home has completely ended.

CLEANING: The cleaning fee you have paid will provide for three hours of normal cleaning so that you can enjoy your vacation up to the last moment. You do NOT need to make the beds or wash the sheets or wash the towels. The beds are stripped each time a tenant leaves and new sheets and towels are brought in regardless, so do not wash the ones you have right before your stay is ending. YOU ARE REQUIRED to leave the property in the same general condition that you received pet hair or stains anywhere, and make sure all garbage is bagged up and put into the trash bin outside the home. If additional cleaning is required after the normal 3 hour clean, appropriate charges will be deducted from your Credit Card at the rate of $25 per hour.

Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage Protection plan coverage are contained in the Description of Coverage or Insurance Policy (URL HIDDEN) . The Vacation Rental Damage Protection plan plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Tenney Properties any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Tenney Properties directly if you do not wish to participate in this assignment. You may accept the Vacation Rental Damage Protection plan plan or you may provide cash deposit to Tenney Properties in the amount of $3,000. Cash deposits could will be held in escrow. Refunds less the cost for repair or replacement of damages will be mailed [30 days] following departure. PLEASE TELL YOUR PROPERTY MANAGER OF ANY DAMAGES.

We also STRONGLY recommend you purchase travel insurance. CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancelation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants. Just ask your Property Manager to add this to your reservation. It helps cover SO many things during your entire stay with us. Guest agrees to pay reasonable attorney`s fees for collection of any funds owed by Guest to Tenney Properties and/or Homeowner. In addition, Guest agrees to indemnify and hold harmless Homeowner & Tenney Properties from all causes of action, claims, damages, liens, demands, costs, expenses, and liabilities, including attorney’s fees and court costs collectively, arising in any way related to any act or omission of Homeowner and its agents. By accepting the keys to the Property, you are automatically agreeing to the above & below conditions. Thank you, and enjoy your stay.


Keys need to be picked up and dropped back off to our Show Low office. Do NOT leave keys in the home. If a tenant`s check-out time is after Tenney Properties’s normal business hours or on weekends, then the Tenant can slip their keys into the black mailbox drop-box located on the column/pillar near the office doors in Show Low. Please do not put any keys back into any lockboxes upon departure. ***WHEN RETURNING KEYS, please ensure that the key tags are on the keys when you return them, or put them in an envelope with your name and the property name on it please. We have over 100 properties, and cannot easily identify your keys without the key tag or knowing which home those keys belong to.

As for the home, a limited supply of toilet paper, paper towels, soaps, and garbage bags will be provided to get you started (enough for at least a 2-night stay), but the tenant will be responsible for supplying the rest as needed. Same goes for if your unit has a propane BBQ...some is provided, but if a tenant is staying longer than 2 nights, and using the BBQ for more than 2 times, the tenant will have to supply more propane. Call the office if the BBQ is out of propane upon your arrival.

Not all homes have a mailbox, so please ask ahead of time. If you plan to have mail forwarded to your vacation home, please also ask us about the "Rural Mail" card that must be picked up from and filed with the local Post Office...otherwise, your mail will NOT be delivered, even if you have filled out a Forwarding Mail Card.

This lease addendum is used as part of the Crime Free Multi-Housing program in an effort to reduce crime on rental housing properties. It is the heart and soul of this successful, police sponsored, crime prevention program. All residents of Crime Free Multi-Housing properties are required to sign the Crime Free lease Addendum. Please take time to read and adhere to these requirements. The Arizona Version of the Lease addendum reads as follows: In consideration of the execution or renewal of a lease of the dwelling unit identified in the lease, Owner and Resident agree as follows: Resident, any members of the residents household or a guest or other persons affiliated with the resident: Shall not engage in criminal activity, including drug-related criminal activity, on or near the said premises. Drug related criminal activity means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use an illegal or controlled substance (as defined in Section 102 of the controlled Substance Act [21 U.S.C.802]. Shall not engage in any act intended to facilitate criminal activity. Shall not permit the dwelling unit to be used for, or to facilitate criminal activity, regardless of whether the individual engaging in such activity is a member of the household, or a guest. Shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of an illegal or controlled substance as defined in A.R.S. 13-3451, at any locations, whether on or near the dwelling unit premises. Shall not engage in any illegal activity, including prostitution as defined in A.R.S. 13-3211, criminal street gang activity as defined in A.R.S. 13-105 and A.R.S. 13-2308, threatening or intimidating as prohibited in A.R.S. 13-1202, assault as prohibited in A.R.S. 13-1203, including but not limited to the unlawful discharge of a weapon, on or near the dwelling unit premises, or any breach of the lease agreement that otherwise jeopardizes the health, safety, and welfare of the landlord, his agent, or other tenant, or involving imminent or actual serious property damage, as defined in A.R.S. 33-1368. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any of the provisions of this added addendum shall be deemed a serious violation, and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the lease under A.R.S. 33-1377, as provided in A.R.S. 33-1368. Unless otherwise provided by law, proof of violation shall not require a criminal conviction, but shall be by a preponderance of the evidence. In case of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of this addendum shall govern. To locate the lockboxes: Go to our front door, and turn around to face the parking lot. On the inner side of the pillar to your left, under the awning, you will see all of the little lockboxes next to our black TENNEY PROPERTIES Drop Box.

Hints for using the lockbox:

Begin by pressing down the "clear" tab in the middle (bottom) of the lockbox letter you are assigned. Then, enter your 4 digit lockbox code, and press down the "open" tab in the middle (top) of that lockbox. Once you open the lockbox and let go of that "open" tab, take your keys out. You will then need to enter the code again, and hold that "open" tab down and keep held down till you set the lockbox is back in its place. Then, let go and it should be locked into the pillar again. If this does not work for you, please place the lockbox into the black Tenney Mailbox/Dropbox located next to the lockboxes, and one of us will take care of it.

***WHEN RETURNING KEYS, please do NOT put them back into the lockbox...put them in the black mailbox located on the pillar next to the lockboxes at our Tenney Properties office. Please ensure that the key tags are on the keys when you return them, or put them in an envelope with your name and the property name on it please.

If you have a garage remote, PLEASE LEAVE IT on the kitchen counter at the (URL HIDDEN) NOT bring remotes to the office.

We really liked the home but just wished the customer service Amanda provided could have been better. We had 2 appliances break, causing us to have no hot water and no working dryer. Amanda was quick to get a repairman out for the hot water heater but states the dryer is not a major appliance. I would not have booked at this house if I had known there was no way to dry wet towels and wet/snowy clothes. We requested a half day refund for the broken appliances but Amanda just keeps telling us she will talk to the owner. It has been 3 days now and still no resolution.

The guest booked the Marcuzzo home for 3 nights….beginning on 12-30-16. The 1st night, after I checked in with them to verify the home was satisfactory, they told me they loved the home. The next day, I received a call stating the hot water suddenly stopped working after they did the dishes. I had a plumber out there the same day and repaired it on a Saturday, of a holiday weekend. The guest then sent me a message late Saturday night, on New Year’s Eve, that the dryer was taking 2.5 hours to dry per load, but it was drying. I sent her this on Sunday morning, New Year’s Day… Good morning Kate, :) Unfortunately, due to the holiday, I will not have an appliance man available till at least Tuesday. Apologies that it is taking so long. You do not need to wash sheets or towels upon checking out as they bring new ones in though. Is the hot water all working again? Would you like an additional night stay this weekend to help compensate for the problems? Please let me know. Thank you. :) She waited a day to respond to me, which was Monday, 1-2-17…and she replied that she could not stay an additional day. I told her on that same day, that I would leave a message for the owner to see what they are willing to compensate for the unfortunate unforeseen issues, but that I would get back to her on Wednesday upon my return to the office. So there was only one day of no communication, which was on Tuesday. And as promised, I did get back to them on Wed….my owner did agree to a partial refund due to the inconvenience that the guest endured. Although the guest still complained on Tuesday, a day I said I was unavailable, and demanded a refund through AirBNB and stated that I was ignoring their request, when I was not. I was always available by phone/text with a response time of less than 30 minutes. According to my cleaners, the guests left the home quite dirty as well. :(
