The ground-floor apartment consists of a bright, large kitchen dining area, with new cabinets and appliances, and a large table for 6 people. Through the kitchen and via a corridor, you’ll access the cosy sitting room, and a small but well-ventilated bathroom. Two large bedrooms with double/king size beds and tall windows offer a quiet and cool rest.

The newly redecorated and furnished property is part of a large, old rustic Tuscan farmhouse, which was converted into several large apartments.

The farmhouse is just off a country road with stunning views, which has very limited traffic, and is considered to be in a secure neighbourhood with access to many lovely country walks through vineyards and olive groves.

The communal garden of the property has been well cared for and there are pretty flowers and plants, which offer shade and privacy from the main road. The only noises you’ll hear in the summer are those from the crickets and the occasional bark from the dogs nearby.

There is a well reviewed restaurant literally next door to the property, Osteria del Tempo Perso, so if you don’t fancy cooking one night, you can always go there for a dinner on their terrace with a view of the hills below.

Kitchen

A great place to gather to have breakfast and plan your day looking out on the garden. The kitchen includes a large stone sink, an gas stove, an electric oven, a small-sized fridge (no freezer), moka coffee maker, dishes, and cups/mugs and cutlery for 6.

Living Room

The small living room is derived from a cosy area inside the apartment. There are no direct windows, but light and air stream through the room via the windows in the bedrooms and kitchen. This is a good spot to retire at the end of an evening to watch a movie with the kids on the comfy sofa and armchair. A TV with Italian TV stations sits on a large coffee table.

Butterfly bedroom

This large sand-coloured bedroom looks onto the communal garden via the tall, raised window. It includes a comfortable four-poster king-size bed with lamp and bedside table, a very tall, large closet with mirrors, a modern chest of drawer with a dragonfly painting above it, and bookshelves.

Starry bedroom

This grey-coloured bedroom has a starry theme and looks onto the trees bordering the property through the tall, raised window. It does not get a lot of sunlight so it stays very cool during the summer. The room includes a comfortable antique king-size bed, a lamp on the bedside table, an antique chest of drawers with a modern painting hanging above it, and a pretty upholstered bench with extra pillows.

Bathroom

You access the bathroom via a corridor, which used to be the back of the mega kitchen fireplace. Now it’s all been redecorated with a fun, fresh look. The new bathroom includes a large sink, a toilet, a bidet and a shower.

By renting this place you have access to the swimming pool, which is within the La Gigliola farm estate (a 5 mins walk away). I'll show you how to get there.

Parking is available right outside the gate for 5-6 cars, but not guaranteed.

Montespertoli and its surrounding villages are dedicated to the production of wine and olive oil. There are many farms that are also dedicated to the production of delicious cheese, organic vegetables, and breads made with ancient grains grown in the same area.

The centre of Montespertoli is 5 mins away by car.

In the cold months you will find the house warm, but the heating is a separate cost, which cannot be quantified at the outset. In fact it will be based on the the temperature that you prefer. Upon arrival and before departure, I will show you the gas meter to determine the cost of gas used during your stay. The payment for this must be received in cash before you leave.

CLEANLINESS: I would be grateful if you would kindly leave the house as you found it, i.e. without moving furniture around. I have kept the cleaning fee low for your benefit and wish to leave it as such so I'd be grateful if you didn't leave all the dishes to be cleaned, nor excessive dirt around. Thank you.

ANIMALS: Pets are welcome but please don't let them sit on the sofas, bed nor on tables as a courtesy to other guests.

LUGGAGE: For hygienic reasons, also please don't place your suitcases/luggage on the beds but use the chairs or benches provided.

HAMMOCK OUTSIDE: You're free to use it at your own risk. We will not accept liability for improper use.

POOL: The pool belongs to the La Gigliola farm estate and has been kindly made available to Casa Studio Arte guests. Please maintain an appropriate, courteous behaviour - do not consume meals by the pool, nor play music while you're there.

ENVIRONMENT: We live in a beautiful, environmentally conscious countryside - please do not use water in excess, nor use highly-polluting soaps or other pollutants.

COOKING OILS: If you need to dispose of cooking oils or other pollutants, please use the provided containers or ask your host for help.

TRASH/GARBAGE COLLECTION: Montespertoli requires trash to be sorted and recycled (fines apply if not respected). Outside of the gate, you'll find 3 bins: Organic; Multi-material (for plastic and glass); and Unsorted (please don't place recyclables here). Paper is collected once a week so just leave paper trash in a bag in the kitchen and I'll take care of it for you. Please ask me if you have questions on how to dispose of things appropriately.
