1. Minimum age for booking is 25+ years old. Our house welcome families with children and babies, however the individual who made the reservation and who is legally responsible for the reservation should be 25+ years old.
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3. Guests should not create excessive noise at a level that disturbs neighbors; Please watch the Code-enforced on the neighborhood quiet hours.
4. All the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Keep the property and all furnishings in good order. Items found broken, missing and damaged may be charged against your security deposit. Please contact the management in case of any incident.
6. Only use appliances for their intended uses
7. Parking - Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate, if you need extra cleaning services you may contact us. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. There will be a charge of $50 for any excessive trash removal found in the house.
10. AIR CONDITIONING AND THERMOSTAT INFORMATION This home comes equipped with an air conditioning system that is controlled by a thermostat and will control the amount of air that ventilated throughout the house. The normal temperature for the thermostat in the unit is between 72 and 78 degrees. Please keep all doors, sliding glass doors and windows closed when the air conditioning system is on. If the temperature is set below 72, the is a chance the air conditioning unit will freeze and if this happens you will incur the repair charges which could range from $100-$500. All units are inspected for any air conditioner problems before your arrival, and the thermostats are set to the local standards to make your stay comfortable. If you need to change the temperature, please keep the temperature between 72 and 78.
11. BBQ GRILLS - A fee of $10.00 per day by request (must be requested before arrival, if you try to request this after arrival it will be denied). May be kept outdoors at all times and outside of the screened pool area during use. They must not be used inside the garage or near open windows or doors to prevent smoke detectors from sounding. Please ensure that you clean the barbecue and utensils thoroughly after use. A fee of $ 50.00 will be charged if BBQ grills is not returned in the condition that was delivered to renter.
12. POOL RULES - Everyone using the pool and pool area do so at your own risk. Please be careful when in the pool area and make sure children are supervised at all time. It is advised to have the friend system.
Diving is not permitted at any time No running or horse play on the pool deck at any time, (pool deck may be slippery and you could fall and cause serious injury to yourself). Use only plastic cups, tumblers and dishes at the pool side, NO GLASS ALLOWED IN THE POOL AREA. Never throw or place anything in the pool other than approved pool toys -Please do not touch the pool equipment (heater, pump, etc.) if you feel something need adjusting please contact us.
Please utilize the pool fences. If fence is down or open, when we clean the house after you check out there will be a $40.00 charge towards your security deposit.
Neither the Property Manager nor the owner of this house shall be held responsible for any accidents, injuries or death that may occur from using of this pool, home, or surrounding areas.
13. POOL HEATER INFORMATION – A fee of $ 30.00 per day (applies only if the pool heat is requested before arrival, it will not be accepted requests to turn on the heater after the guest arrives.) must be requested before arrival. The pool heater is set on a constant 85 Fahrenheit or 29.4 Celsius (when pool is heat is purchased) and is not adjustable -The pool heat is kept constant to ensure proper water chemical balance, temperatures above this cause imbalances. -Heaters will not heat or turn on if the outside ambient falls below 45 Fahrenheit or 6 Celsius - Heater will only heat 10-15 degrees above outside ambient temperature -As outside temperature drops so will the pool temperature -The owner of this house nor the property manager can predict or guarantee weather conditions and are not responsible for water temperatures due to fluctuating temperatures or rain events and therefore no refunds will be made if the water does not meet expected temperatures.
14. POOL SCREENS - Please note that the pool screens are very thin and damage easily. If you damage screen you must notify us immediately. Pool screens are checked before and after your stay to ensure keeping good conditions. If failure reporting damage will result in a full security deposit charge.
15. HOT TUB: [No children under the age of 14 permitted in hot tubs at any time without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.
16. Do not flush anything but toilet paper in the toilet. No feminine products should be flushed in the toilet at any time. If it is found that feminine products have been flushed and clog the drain system, you could be charged damages of up to $400.00.
ADDITIONAL INFORMATION Most guests understand they are staying in someone’s home and treat it as their own. While we do not anticipate any issues, extra charges may be assessed if any of the following are found.
18. Storms: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

This place was fantastic! Located in a very new subdivision in Davenport, this house is very new. Clean, spacious rooms and bathrooms. The subdivision is quiet and sports some great amenities such as public and private pools, an arcade (with karaoke room!), fitness center, and a general store for some quick essentials. About 15 minutes away from the Disney campus and 30 away from Universal the location is top-notch. Also, there is a Publix nearby along with other restaurants. Can't recommend this place enough!

This place was awesome and so was the host. Jamil was quick to respond to questions, and provided a home that was top notch, with themed bedrooms that had my kids very excited. The home is close to all the major attractions, with many restaurants within 2miles. This new home was spacious furnished elegantly and very comfortable. Between the pool in the home and the community pool, we were able to relax more than usual by avoiding some of the hustle and bustle of Orlando and enjoying the home.

The place was quite new and the unit pool was a great feature especially with kids. The location is not as close to Magic Kingdom as is advertised. Not a horrible distance. It longer than 5 miles.

Its 5 Miles to Disney, not 5 miles to Magic Kingdom, just from the Disney arches to the Magic Kingdom entrance its more then 5 miles

Beautiful,clean, new and well appointed throughout this 2 level with 3 bedroom can condo fully equipped kitchen quality furniture, ton of space for large family.
