This beautifully decorated 1820 farm house comes with all linens kitchen utensils etc. there is an over sized master edition with king bed and double bed guest room with a euro shower tub bath and sitting area on the second floor. A small renovated kitchen with breakfast bar off of the back deck and large dining room with oversized country French table and slip covered chairs. There are two double deep oversized leather couches with a big screen Apple TV giving access to Netflix and iTunes movies along with high speed wifi.

RENTAL AGREEMENT
EFFECTIVE DATE OF PAYMENT ON INVOICE

This letter will serve as our agreement for your rental of the property located at 4750 Plank Rd., North Garden, VA known as NORTH GARDEN HOME, between Lisa Murphy-Kavanagh and Payer of this invoice. .
Rental Period is defined by dates on invoice.
Check in time is 4pm
Check out time is 11am

Accommodations: 1 Bedroom with a King-size Bed / 1 Bedroom with double bed,1 Bathroom with Shower, 1 Bathroom with Tub.

Number of Guests: Indicated on invoice all must be Adults over the age of 26 and there are no other visitors allowed on the premises without written permission from the owner. If these agreement is not strictly adhered to, this contract may void the writes of the tennant at the option of the Lessor without refund and other penalties will apply.

Cancellation/Refunds:
Your deposit will be refunded in full within one week of vacating the cottage, if there are no issues.
If you cancel within 30 days of your scheduled arrival, we reserve the right to keep the rent. If we are able to re-book the property for all or part of the rental period, we will refund the rent or a prorated share, as appropriate.
There will be no refunds for early departures, loss of power, breakdowns of HVAC systems, or appliances, if loss or breakdowns are due to weather and/or other conditions over which the owner has no control. Any necessary repairs will made as soon as possible during normal business hours. Emergencies will be dealt with immediately.

Travel Insurance:
We highly recommend that you purchase travel insurance, in the event that you have to cancel within 30 days of your scheduled arrival date. You will be reimbursed by the insurance company for any loss in the event that we are unable to re-rent the cottage for your rental period.
A number of travel insurance companies can be found online. Premiums are quite nominal.

Wireless Internet Access:
The house is equipped with wireless broadband internet access. The password will be included in the welcome package

Utilities:
All utilities are included as well as well as big screen projector. There is no landline phone.

Linens and Kitchen Supplies:
We will provide linens and towels, as well as starter paper products. The kitchen is equipped with cooking / eating utensils.

Trash Removal:
Please place your trash in the can next to the house at the end of the driveway to the left of the house.

Other Important Points:
We mutually agree to the following:

Smoking is not permitted inside or around the house.
No illegal drugs will be used on the property.
Pets will not be allowed without consent of owner and will not be allowed on the furniture.
There is no filming or photos shoots by the guest without owner authorization in writing and an automatic $(PHONE NUMBER HIDDEN) fine, as well as coverage for all damage for any unauthorized filming.
Addressee(s) will be referred to as Guest(s) throughout this agreement.
The house will be clean when Guests arrive. Guests will leave it in good order. Owner will be notified promptly of any damage or problems that arise.
Unless there's an emergency, Owner will notify Guest(s) in advance prior to entering the property during the rental period.
This Rental Agreement will have the same force and effect as a fully executed lease beginning 30 days before scheduled arrival date.
Lease will be cancelled with no refund if the number of tenants exceeds the number on the lease
Tenant agrees to pay for all damages at replacement cost.

Sign:
PAYMENT RECEIVED FROM THIS INVOICE WILL BE CONSIDERED PERSONAL GUARANTEE OF PAYER OF THIS INVOICE, AGREEING TO ALL TERMS AND CONDITIONS OF THIS CONTRACT.
