Not bribe, threaten, or insinuate they will give negative reviews if their unreasonable demands are not met;

Note that regulations in Botswana require that condoms be provided in each room, as part of the national HIV/AIDS control strategy. Guests are expected to remove these from the drawers for the sake of young children who they might feel should not be exposed to these when they get into the apartment.

The apartment is new, modern and clean. In the two bedrooms , everything is provided for. One could safely say the bedrooms are equal to an en-suite bedroom in a luxury hotel. One bedroom is on the parking lot/street side, the other one has a sort of view on the Chobe river. Upstairs, all is a bit sober but the balcony offers a nice view over the river in the distance. One can walk to the river but be careful, we saw predator and hippo tracks. Beautiful sunset!

We were indeed apprehensive about booking this place after having read the bad review from another guest, but what made us take a chance was the nature of his complaints such as the still sealed condoms in the bedroom drawer that his children found. Apart from the fact that we have also seen this government policy in Zimbabwe, I do not see his problem if his children are too small to know what it is. If not, also no problem. Now to our own experience. The owner has been extremely helpful for anything. That was definitely comforting and we are grateful. Mails were answered promptly. The manager on the spot came to see us upon arrival and asked if anything was lacking. The cleaning lady is very friendly although on the first day she took our used towels away and could not bring them back due to water and electricity problems. Advice : get more spare towels. The apartment is daily cleaned twice (but she seems to have no extra key, so organise that) and sheets are changed when necessary. As to the apartment : rooms are spacious and beds large (although when they know that guests are not a couple , beds should be split and made up as a single bed). Bed lamps, night lamps , AC, all there. In each room is a large wardrobe, a fridge, two small water bottles, a water kettle with coffee and tea and a flat screen tv. There is also a large microwave and fridge in the kitchen. There are three nice modern bathrooms , two en suite and one upstairs. The top floor has a good view on Chobe river, there is ample parking space and the pool is clean and of good temperature. I think there is room for improvement upstairs in that there should be more chairs and a larger table. I have seen that the other units had the same scarce furniture on the balcony, but Bookie, outdo them :). A fan or AC should also be added in the upstairs living quarters as the first day was very hot. All but one of the pool chairs were broken and the food in the restaurant of the resort was completely inedible (vegetables not completely defrosted level of bad). We first found it a bit of a problem that the 'resort' is 8kms away from Kasane and all local taxi drivers (over)charge tourists per person. But then we discovered this very honest reliable knowledgeable intelligent gem of a driver and used him all the time. To compare : we were charged 100 pula per person for transport from the airport (that is 400 pula). He charged us for a single trip 30 pula, number of passengers of no importance. We are very experienced travellers and people like that add immensely to the comfort of one 's holiday. Name and tel be. So, all in all, we had a very good stay in the apartment!

The host describes this home as self catering with enough beds to sleep 6. Unfortunately neither is the case. The upstairs is not functional at all due to the fact that there are no utensils, pots, pans, etc. in the kitchen. There is also no television and only one small couch to sit on. We raised concerns with the host and were told that they had to use the pots and pans for something else with the family. There are two bedrooms and not enough room to sleep 6. We were okay with our three children sleeping together but it is not advertised properly. My 10 year old daughter found condoms in the drawer next to to the bed. The property is on a lodge that is owned by a company. The lodge rooms are the same price and come fully equipped. When we reached out to the host she agreed to offer a $50 refund but then rescinded this and said that we broke the kettle, got blood on sheets, etc. etc. We did not do any of these. Am going to have to reach out to Air BnB at this point. First time I have had a poor experience in an Air BnB property. Have stayed in two since we stayed here and love both of them.

Being new to Airbnb, I have been thoroughly frustrated by not knowing how I could respond to Jeremy's unfair review which I responded to, and infact even clarified the situation before his review came on as we had discussed the issues at length him and I before he put up his review. Jeremy and family were received by my Caretaker who had unfortunately omitted to bring in the kitchen utensils that indeed had been removed for another function when the previous guests who stayed 8 nights had indicated they wouldn't need them as they would be eating out their whole stay. Jeremy team were passing through overnight from Zambia to South Africa, and so the Caretaker must have assumed they wouldn't need to cook as there is a restaurant in the Bridgetown Resort within which our apartment/cabana is located. While with the Caretaker, Jeremy did not express any problems, and infact when I checked, I was told they were very happy when the Caretaker left them. However, soon after Jeremy sent me an sms raising the issue of the kitchen utensils with me and I immediately called the Caretaker who was ready to deliver the same immediately except Jeremy said it was ok they would sort something out. After that he sent a message again that the 5 towels we had for them over night were not enough, and his daughter had found a packet of condoms in the bedroom drawer. He said the fridge was small, and for these reasons, while he understood that, in his own racist words: "these were African standards, he still felt he should be refunded $100". I explained that our standards compared very well to South African, and global standards in places were had stayed for holidays too. I explained that the condoms were a requirement by tourism regulations as part of the national strategy for curbing the rise of HIV/AIDS, I however apologized that we should have fore-warmed them so they would remove them before the children opened drawers. I thanked him for the feedback and said in future we would make sure to check guests bringing children. I offered that for the inconveniences we caused them, especially with not having the kitchen utensils, I would give him a discount of $50. He then said I should indeed give him a discount so that "I can give you a good review". I felt this was some bribery meant to force me to give the discount, but I still was willing to give it. Unfortunately when I checked with the Caretaker, I was informed that the kettle had been dropped and cracked, white towels soiled with muddy feet from the swimming pool, sheets blood stained, and a duvet cover spilt with some liquid. I didn't feel that Jeremy and his family conducted themselves well in terms of handling our property and became suspicious of even the many made up complaints which hadn't been made to the Caretaker on the ground. I then informed Jeremy for that reason I wouldn't refund him anything as his motivations were thoroughly wrong, racist and smacked of bribery tendencies. The pictures shown on Airbnb are exactly as our cabana is. The black couch in the living room opens into a sleeper couch that sleeps 2 children or young adults, in addition to the 2 bedrooms that sleep 2 people each, thus a total of 6 people are accommodated comfortable in the apartment which has 2 bathrooms, 1 shower and 3 toilets. The small fridge is indeed shown in the kitchen. Additional towels and linen are provided for longer staying guests according to their numbers. Finally, yes we are part of the Bridgetown Resort, being part of 6 similar apartments that are privately owned outside the management of the rest of the Bridgetown Resort, the owners of which are part of the Body Corporate for the whole development. Bridgetown (Pty) Ltd run their cabanas as walk in hotel rooms at the rate of $139 per room with breakfast, a total of $278 per cabana. Ours is $250 self-catering, and complete family privacy. We are new, both as a facility, and to the Airbnb family and plan to give regular and frequent special reduced prices. We have so far hosted 2 happy families, before Jeremy family, one came in directly and the other through Airbnb, and both were very happy, and gave positive advise to improve ourselves as a new host. They paid with no complaints and felt our rates are quite competitive for the area which is the tourist hub of Botswana. We therefore will be happy to host more guests in our lovely home away from home: Kagisano Cabana - The Place to Stay. God bless.
