Property Description:Located in Florida’s Highlands Reserve community, this vacation home is not only beautiful, but it’s also large enough to take your extended family along as well if you wish. With 5 bedrooms and 2 bathrooms, this 2 storey villa can comfortably sleep 12 guests at a time. The large living room has a country cottage feel with 2 plaid sofas and an armchair. A number of old-fashioned vintage inspired paintings adorn the walls, adding to the rustic theme. The formal dining area with a wooden table can seat 6 people. Its intimate lighting and subtle decorations make a nice touch.The open plan kitchen is wooden and is fully-equipped with the latest kitchen and cooking technology. There’s the option of either eating at the breakfast bar on the stools or at the small wooden table to the side which seats 4. The room is well-lit with natural light due to the large windows, making this a favorite spot for a morning coffee. The second living room is slightly smaller than the first, but carries the same comfy cottage theme. There’s a large flat screen TV, a DVD player, and a surround sound system. In total there are 6 TVs in the home and 2 DVD players. The master bedroom is impressive with its king-size white wrought iron bed. The large spacious room issunny and also has an armchair and all the suitable furnishings, including a large walk-in wardrobe. Additionally, the master bedroom also has its own en-suite bathroom that has a separate bathtub and walk-in shower. Two of the bedrooms situated upstairs have queen-size beds, and the other 2 bedrooms, one of which is located downstairs, are twin rooms. Instead of having a walk-in wardrobe, the bedroom downstairs has an armoir. Ceiling fans throughout the home keep the home at comfortable temperatures during the summer months. The garage has been converted into a fun games room, which also has its own bar and 2 bar stools. Hereguests will be able to enjoy a game of pool or air hockey or for those who like video games, the new TV, which can be found in one of the double rooms, has a new Xbox 360 Elite. The greatest feature of the home is the outdoor heatable electric swimming pool. This pool can also beheated at an extra cost. Attached to the swimming pool is a Jacuzzi. A large deck area and a covered lanai surround the pool area. The lanai has its own fan and modern patio furniture, where you’ll be able to relax in comfort or do a little bit of alfresco dining.Bedroom Layout:1. Property Protection Premium: We offer a non-refundable Property Protection Premium of $69.00 (inclusive of tax) per property per booking which is added to your account for your convenience and peace of mind. Whilst you remain responsible for any damages that are not covered under this program, payment of this fee ensures that you will not be charged for damages that are clearly accidental and of an incidental nature (up to $1,500 maximum). I understand that I am responsible for the cost of any damage sustained to the property or its contents, for breakages or for any excessive cleaning charges incurred during my stay. Any relevant costs (together with the cost of additional services requested) should be charged to my credit card as detailed below. I also understand that all IPG Homes are non-smoking, self catering units that do not allow any kind of pets unless the property description clearly states, “Pets Allowed”. A non-refundable Pet Fee of $400.00 (plus tax) per pet would apply. Smoking in the

property will incur a fee of $400.

Maximum Occupancy: I undertake to ensure that the maximum occupancy of the property (2 per bedroom plus 2 if the property has a sofa bed) is not exceeded at any time and understand that failure to comply with the maximum occupancy may result in expulsion from the property without refund and may also constitute a violation of State Law.

Check Out: I, and the rest of my party, will be checking out of the villa by 10 am on the day of departure stated above except where a late check out is available and has been approved the day before departure by calling the office. I understand that if a late check out has not been approved and paid for as stated, I will incur a minimum charge of one night's accommodation at the prevailing rack rate. I understand that if the key(s)/garage remote issued is/are not returned to IPG on the day of departure, I will be charged $60 per key and/or $50.00 per remote.

Swimming Facilities: I, and the rest of my party, in consideration of the use of the swimming facilities at the property (if applicable), hereby expressly assume all risks associated with our use of the swimming facilities and hereby release and hold harmless IPG Professional Management, Inc., IPG of America, Inc., and any and all parent companies, subsidiaries, directors, officers, agents, employees, successors, and assigns (the “Releasees”) from and against any and all claims, damages, liabilities, costs, expenses, including reasonable attorneys’ fees, arising out of our use of the swimming facilities, whether or not caused by the negligence or negligent omission of Releasees, or any of them, including, without limitation, any personal injuries or damages to our property, notwithstanding the foreseeability of such injuries or damages, which may occur as a result of our use of the swimming facilities. This Release and Waiver of Liability shall be governed by the law of the State of Florida without reference to its conflicts of law rules. I warrant I am at least 21 years of age and that I have read and fully understand the foregoing terms.
