The Port House is aptly named because you might look up to suddenly see a huge ship sneaking by.

Has been updated inside & out w/ water views of the shipping channel. Most people find that its surprisingly fun to watch the ships dance around each other & most come in as quiet as a ghost. If you are sensitive to an occasional horn or a chain clanking in the distance, this house may not be for you & invite you to look at our other homes. This Short Term Rental Agreement, along with Exhibit A (the “Agreement”) is made by and between Keith and Brenda Veseleny (“Homeowners”) and {BGFULL} booking and paying for the reservation along with all members of the rental party and anyone else Guest permits (collectively referred to as “Guest”), on the The Port House located at (address disclosed following reservation.

The parties agree as follows:
Property. The Port House
Rental Party: Guest confirms that the following number of people that will be staying are (# shown on reservation request)
Maximum Occupancy:The maximum number of guests at anytime shall be limited to 14 persons AND provided you have specified this in your rental request; a per guest fee of $10 per night is applicable for an occupancy of over 8. The home is not intended to accommodate groups larger than 14 as applicable at any time. If you are found to exceed the count you have specified in your rental request, you will forfeit the damage deposit in its entirety. Special events must be disclosed as part of the reservation request and are subject to approval.
Exterior Camera: For our own security, please be advised that there is an exterior surveillance camera facing the driveway.
Term of the Rental. The lease begins at 3 PM on (the “Check-in Date”) and ends at 11 AM on (the “Checkout Date”) . Depending on availability, earlier check ins or later check outs may be available upon request at no additional charge. Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household
Rental Rules: Guest, all members of the rental party, and anyone else Guest permits on the property agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property.
Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection if necessary, including but not limited to pool maintenance, lawn watering etc. Homeowner shall exercise this right of access in a reasonable manner.
Rental Rate and Fees

Pet Fee: $50 (no more than 2 pets AND must agree to comply with our pet criteria)

Damage Deposit: A refundable damage deposit is for security and shall be refunded within 48 hours of the Checkout Date provided no deductions are made due to:
damage to the property or furnishings beyond normal wear and tear;
dirt or other mess requiring excessive cleaning including but not limited to unauthorized pets or events; or
any other cost incurred by Homeowner due to Guest’s stay or violation of any rules.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

9.Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% if cancelled 60 days prior to the Check-in Date
There are NO REFUNDS for due to shortened stays or ruined expectations because of weather conditions which include but are not limited to hurricanes, tropical storms or stormy weather conditions except as further stated in the rental rules-Exhibit A
We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
There shall be no refunds of rents because of shortened stays or ruined expectations due to work, family emergencies or other commitments.

If you are concerned about any of these above matters, we encourage you to consider purchasing trip cancellation insurance of your choice. Any refund that may be eligible shall only be for amount that we were able to re-rent for.

The parties agree to the terms of this Short Term Rental Agreement, as evidenced by approval and booking reservation.

Exhibit A
All Guest groups must have an adult at 25 years of age or older in order to rent the property and be present at all times. The person securing and paying for this reservation must be at least 25 years of age and will be considered the responsible party of all other guests in the group.

Smoking is NOT allowed inside the home at any time. Please keep all doors and windows closed if smoking outside.

People other than the number specified in the booking request may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest as a visitor. Maximum occupancy limitations will always be adhered to.

Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. It is the Guest's responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool.

WAIVER OF LIABILITY: You understand use of pool, the home and its amenities is at your own risk and that special risks may be involved in using the pool or the home’s amenities. You accept full responsibility for any bodily injury arising from use of the pool and the home’s amenities and hold owner harmless. You understand there are potential dangers that the pool and the home’s amenities may present to children who are not carefully supervised, as well as the danger to any person using the pool or the home’s amenities if a person has health risks, or if a person uses the pool or the home’s amenities while intoxicated or using any kind of drugs or medication, or if pregnant. You agree to explain the risks of using the pool or the home’s amenities to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against Homeowner for accidents or claims arising from your guests’ use of pool or the home’s amenities.

5. Please keep the property and all furnishings in good order
6. Pets are NOT allowed unless Homeowner has agreed and a Pet Addendum has been completed and signed by Guest. An additional pet fee will apply.
7. Parking: All guests and visitors must additionally comply with the parking arrangements. Park on paved driveway only; no cars are allowed to park on the grass at any time. Any guest found to be violating this provision shall be subject to forfeiture of their deposit. Also, even if an adjacent lot appears vacant, please be mindful that it is considered private property, it is considered trespassing and they may tow you.
8. Housekeeping: Linens and bath towels are included in the unit.
9. Candles: For fire safety reasons, burning of candles is strictly prohibited.
10.Noise: As this is a residential area, please be mindful of our neighbors by keeping the noise level down, especially at night time hours.
11.Security: Guests shall see to their own security while in the property by locking doors, windows, etc. when it's prudent to do so. Also, please remember to lock all doors and windows prior to your departure.
12. TV and DVD players are provided for your entertainment. No refund of rents shall be given for outages, content, lack of content.
13. Wireless internet access is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. Internet access is for the primary purpose of checking emails and browsing news.
14. Guest agrees that Air conditioning shall be turned off or set to 78 when not present on the property for more than a few hours. Doors and windows shall be closed when air conditioning is in operation. Temperature will not be set below 68 as damage may occur to unit.

15. Storms: If there is a named tropical storm or hurricane, refunds will be given under the following conditions:

The day that the authorities issue a "Tropical Storm/Hurricane Warning" in the immediate vacation rental area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay and to come in after the Hurricane Warning is lifted

Everything was lovely! My family and I truly enjoyed the home. The view from the back porch is amazing. We almost hated yo leave. This home is a place I would book again. Thanks for Everything!

An awesome place to stay with everything you could need for a vacation stay. A quiet neighborhood with not a lot of traffic. The children enjoyed the pool and also enjoyed the ships that passed in the back of the home. A great place to stay for a large group or family with children.

Great house, many amenities and GREAT host! There are so many things I could say from arriving and there being nice music playing on the television. We beat the yard crew because of our earthly arrival approval but that was fine. They did a great job. The men enjoyed the horseshoes. The kids enjoyed the pool. There were even cards, gamers and dominoes available. The kitchen was stocked with everything we needed to prepare meals. We will definitely be back! Thanks for a great experience.

The home was very welcoming and well-equipped. Everything was just as described in the description. The living room and dining room fit all 12 of our groups, so eating and playing board games was eventful as a whole. The backyard was huge, and had enough activities for everyone, but unfortunately it rained during our stay so we couldn't enjoy it. We enjoyed our stay overall despite the weather!

We loved that there was plenty of space for eating and gathering with our group of 10. Kitchen was well-equipped and house was very cute. Excellent location for NASA and Kemah Boardwalk. Highly recommend!

Keith was raised in Indiana but came to Texas as soon as he could and graduated in Houston. A natural Aquarian, Keith has spent his life around the water and is a licensed boat captain. Brenda is a native Texan and being the youngest of 8 children, grew up with the motto "there's always room for one more". They live in the Seabrook area and enjoy sailing, boating and all the beauty and pleasure of waterfront living around the bay. They have 3 kids and both run their own businesses in this area. Brenda is a real estate broker in the Clear Lake area and Keith runs a web based cosmetic procedure marketing site. They own a sailboat to enjoy in and around the bay but together, they have also enjoyed sailing in the Virgin Islands, Greece, St Lucia and the Grenadines and more.
