Thank you for considering our mountain home for your stay in beautiful Breckenridge, Colorado! This lovely property has just been upgraded and refreshed by the new owner. Renters must be at least 25 years of age. This lovely 5 bedroom town home with a garage has a 6 person hot tub on the deck and is within 3 short blocks of downtown, and about 1500 feet from the Children’s Ski School at The Village, and about 2000 feet from the Quicksilver Chairlift.

Upgrades since 2014 -2016:

This fall we added all new furniture on the main floor. ( except bunk room)....

Also all new curtains in main and downstairs bedrooms.

New pictures/accessories/ rugs and....we replaced all of the bedspreads/ blankets and added pillows.

Also updated much of the kitchen equipment and updated showers/ baths

6 new Roku Smart TVs for entertainment. That is every bedroom, the living room and the den have new Roku Smart TVs with an advanced wireless access point that can simultaneously stream content to all bedrooms.

All new luxury mattresses and feather pillows.

All new premium quality carpeting throughout the home.

Whole house humidifier.

All new rustic knotty Alder interior doors, closet doors and trim throughout the home.

Several rooms re-painted and re-decorated.

As you can see, we invest in our property to make sure your family vacation in Breckenridge is as special as can be.

Other amenities include:

* Luxury hot tub. Our private hot tub features four JetPak-equipped seats and room for one more person on the cool-down bench. One of the seats is a specialty chair... a contoured lounger with calf jets. The spa also has a pulsating foot jet in the foot well.

* High speed Internet. We have a Comcast Xfinity Triple Play package that supports great Netflix video streaming, and good quality VoIP.

* Great location! We are located just steps from the Breckenridge Free Ride Brown Route stop # 10 (aka Base 9 stop) which runs twice an hour. If you miss the Free Ride, you can walk up the street (1500 feet) to get to the Quicksilver Chairlift. We are just 3 blocks from the many shops and restaurants in the heart of downtown Breckenridge.

Our mountain home is very spacious with 3 levels, 5 bedrooms plus loft and 3 full baths. It is decorated in a lovely mountain style. Our home has the largest floor plan available in the Village Point townhouses. Don't settle for a small condo when you can stay in our spacious home!

Bedroom / Loft Layout:

The Master Suite is located on the top floor with a King bed and a spacious master bath.

The Loft area, above the living room, has a futon with a queen size mattress.

2nd bedroom is located on the Main Level and has a twin over full bunk-bed with an extra twin trundle bed.

3rd bedroom is a King bedroom

4th bedroom is a twin bedroom

5th bedroom is a king bedroom

in addition to a bath off the 5th bedroom, there is also a bath between bedrooms 3 and 4.. This lower level is very nice with full windows in each room, beautiful new carpeting and several rooms that have been newly painted / decorated.

3-night minimum; reservations for under 3 nights may not be honored.

Summit Vacations Rental Agreement
Execution of this Rental Agreement (“Agreement”) is required for your Summit Vacations reservation to be finalized and to occupy the property reserved hereunder. Please read this document carefully and follow the Docusign instructions to sign this Agreement. For purposes of this Agreement, the term “You” or “Guest” shall mean and include all guest signatories to this Agreement and any guests staying at the property reserved with the permission of the guest signing this Agreement. This rental agreement shall apply to any property that Guest rents from Summit Vacations and for any time period that such Guest rents, occupies or otherwise reserves a property from Summit Vacations. Summit Vacations reserves the right to cancel your reservation if we have not received your executed Agreement within 48 hours of the time your reservation was booked. Please do not hesitate to call us at (PHONE NUMBER HIDDEN) if you have any questions or if you need any assistance.

1.Payment & Cancellation Terms – Arrival Date within 60 Days of Reservation Date. If your scheduled arrival date is within 60 days of the date of this Agreement, the full amount of your rental fee, including all cleaning costs, taxes and fees (the “Rental Fee”) shall be due and payable. The Rental Fee is non-refundable. Please note that we cannot refund your Rental Fee in the event your trip is cancelled due to inclement weather, unforeseen circumstances, dissatisfaction with the Rental Unit or force majeure events. The Rental Fee will be charged to your credit card at the time you book your reservation and a reservation confirmation will be emailed to you. Summit Vacations highly recommends that you purchase travel insurance to reduce the risks associated with unexpected cancellations.

2.Payment & Cancellation Terms – Arrival Date Greater than 60 Days of Reservation Date. At the time you book your reservation, you will be required to make a down payment (the “Down Payment”). The Down Payment shall be in an amount equal to fifty percent (50%) of the cost of your lodging plus all sales taxes, cleaning costs and other fees related thereto. The remaining balance of your Rental Fee will automatically be charged to you credit card 60 days prior to your arrival date. Cancellation of your reservation within 48 hours of booking will result in a $150 cancellation fee – however, the remainder of your Down Payment will be refunded. Cancellation of this reservation after 48 hours and 61 days or more prior to your arrival date will result in forfeiture of the Down Payment. Any cancellation made 60 days or less from your arrival date will result in the full forfeiture of your Rental Fee. All cancellations must be received via email or fax and must be confirmed by Summit Vacations via email or in writing to be effective.

3.Reservation Confirmation and Instructions. Upon completion of your reservation, Summit Vacations will send you a written confirmation of your booking as well as detailed instructions regarding your stay. Our instruction packet will include directions to your rental property as well as access instructions. If you do not receive your confirmation, please call our office. The dates of your reservation reflect the date of arrival and departure. For example, if your reservation is for December 20 – December 31, your arrival date will be December 20 and your departure date will be December 31 at the check-out time referenced in your reservation. Your reservation will not include a nightly stay on the date of your departure.

4.Changes in Reservations. In the event you request a change in your reservation, we will use reasonable efforts to facilitate your request. Summit Vacations cannot guarantee that we can facilitate changes in dates or rental properties. In the event we can facilitate a change in your reservation, a one-time charge of $150.00 may be applied to your credit card.

5.Check-In / Check-Out Times / Unauthorized Extended Stays. Check-in time is 4:00 p.m. mountain time. Check-out time is 10:00 a.m. mountain time. Early check-in time is 2:00 p.m. mountain

time. Late check-out time is 12:00 p.m. mountain time. There is a $100 fee for early check-ins or late check-outs. If you would like an early check-in or a late check-out, please call our office and we will do our best to facilitate your request based upon the availability of your rental property. An early check-in or late check-out fee is non-refundable in the event a guest does not arrive early or leave late. Please note that our rental properties are often booked with a new guest that will be arriving on the date of your departure. Summit Vacation’s requires time to clean your rental property before the next guest arrives. Summit Vacation reserves the right to charge you a $150 fee if you do not check-out of your unit by the agreed upon check-out time to facilitate expedited cleaning. Guests will be charged 150% of the normal nightly rate for the rental property for each night a Guest stays beyond the original reservation date without the prior written approval of Summit Vacations.

6.Cleaning and Cleaning Fees. A one-time cleaning fee is included in your total Rental Fee. Daily maid service is not provided unless otherwise agreed to by Summit Vacations. A limited supply of towels, linens, paper and soap products has been provided in your rental property. Additional towels and supplies can be purchased from Summit Vacations. Upon Guest departure, the rental unit must be left in a reasonably clean condition. Summit Vacations perform standard cleaning of every unit upon the departure of every guest. Any excessive cleaning required after your stay will result in extra charges added to your credit card in Summit Vacation’s reasonable discretion. Summit Vacations may impose additional charges for failure to remove trash and garbage, food left out, sink full of dirty dishes and other items left unkept or unclean. For on-line bids, a cleaning charge will be added to all reservations. A one-time cleaning fee will automatically be added to any rental unit accepted via the Summit Vacations on-line bid process. Cleaning fees are based on a formula, and differ depending on the size and particulars of a unit. Although Summit Vacations has policies restricting smoking and/or the location of pets within a given unit, Summit Vacations cannot guarantee that your rental unit has been smoke and/or pet free. Under no circumstances will Summit Vacations be liable to Guest for any allergic or adverse reaction by Guest to the rental unit or anything located therein. In the event a Guest requests to be moved from a unit due to allergies, smells or other conditions beyond those that can be addressed through standard cleaning techniques, the Guest may be moved at Guest’s sole cost and expense. In the event Guest elects to leave a rental unit for any such reasons, the Rental Fee shall not be refundable unless otherwise agreed by Summit Vacations.

7.Usage Policies. Smoking is not permitted in your rental unit. Pets are not permitted in your rental unit unless agreed to in writing by Summit Vacations. Please contact Summit Vacations to make arrangements for service animals. Violation of these usage policies may result in eviction from your rental unit and all Rental Fees shall be forfeited. Summit Vacations reserves the right to charge your credit card $300 per day for violation of the above-referenced policies. Any additional cleaning required to your rental property due to the housing of pets or smoking in the unit will be charged to your credit card.

8.Damages to Rental Unit. Please remember that your rental property is a second home to another person. Summit Vacations and the owners of your rental property recognize that reasonable wear and tear is inherent in the rental of vacation properties. Summit Vacations reserves the right to inspect your rental unit during your stay if Summit Vacations has reason to believe the property is at risk of being damaged. Following your departure from your rental property, Summit Vacations will conduct an inspection and inventory of your rental unit. You credit card will be charged 125% of the actual replacement cost for any items damaged or missing upon your departure. In addition, Summit Vacations reserves the right to charge your credit card $75.00 per hour for each hour incurred by Summit Vacations’ personnel in resolving any damages related to your occupancy of the rental unit.

9.Unit Occupancy Limits. The maximum occupancy limit for each rental property is listed on the Summit Vacations web site and in the Guest Services Directory located in each rental unit. Occupancy greater than the maximum allowed for a given unit may result in eviction, forfeiture of all monies paid, or additional charges of $200 per additional Guest, per night placed on your credit card.

10.Keys. Keys to your rental unit have been provided via a combination lock box. Please do not remove keys from the lock box faceplate. The removal or loss of any keys will result in a $50 charge to your credit card. A small number of units require key pick-up at our office.  In this instance, the lock box is located outside Summit Vacations' office door. Remove the keys and directions card from the lockbox and proceed to your unit. Keys are to be left in the unit upon departure.

(URL HIDDEN) Fees. Unless otherwise agreed to in writing by Summit Vacations, parking fines and towing fees, as well as complex parking charges, are the responsibility of the guest and will not be reimbursed by Summit Vacations. Any parking disputes and issues are between Guest and the relevant parking authority. Please park only in designated areas. All guests will be supplied with the designated number of parking permits for the property being rented as determined by the relevant common interest community. Parking permits must be placed in the window of the vehicle and be clearly visible to parking inspectors. Additional parking is available. Please contact Summit Vacations for locations near your Unit.

12.Guest Inconvenience. Guest acknowledges that Summit Vacations does not have control or management responsibility for many of the building systems and amenities related to the rental unit rented occupied by Guest. Although Summit Vacations will use reasonable efforts to coordinate resolution of all maintenance issues, inconveniences experienced by Guest due to circumstances beyond the control of Summit Vacations, including but not limited to, amenities such as hot tubs, pools, clubhouses and saunas, will not be compensated by Summit Vacations. Please note that the property is located in a high alpine environment and many properties do not contain air conditioning. Please contact Summit Vacations before making a reservation if air conditioning is a concern. Many properties in the Summer Vacations portfolio are located in common interest communities. Summit Vacations is not responsible for noise, smoking or other disruptions by people staying in adjacent properties or elsewhere in the common interest community. Please note the location of your Unit closely. Summit Vacations cannot be held responsible for traffic or pedestrian noise outside of the Unit.

13.Guest Relocation. The availability and use of your rental unit can change without notice due to circumstances beyond the reasonable control of Summit Vacations (e.g. sale of the Unit by Owner, damage to the unit by a prior guest or improper functioning of the Units heating and ventilation systems). Summit Vacations reserves the right to move any Guest, at any time, for any reason, to comparable accommodations, at no extra charge to the Guest.

14.Pool Passes. Units offering access to the Upper Village Pool Facility will have access cards in the rental unit. Other Units may also require pool passes. Pool passes MUST be left in the unit upon departure.  A $100 fine may be charged by Summit Vacations to the credit card of guest for loss of this card.

15.Resort Service and Other Charges. Any resort service charges that are paid for by guest at the time of reservation, including, but not limited to, lift tickets and transportations reservations shall be non-refundable.

16.Limitation of Liability. In no event shall Summit Vacation’s liability to Guest under this Agreement exceed the total Rental Fee paid by Guest.

17.Indemnification, Guest Chargeback and HOA Fines and Fees. Guest agrees to indemnify, defend and hold Summit Vacations harmless from and against, any and all costs, expenses or liabilities arising from or related to Guests occupancy of the rental property including, but not limited to, the breach by Guest of any of its obligations hereunder. Summit Vacations shall be entitled to reimbursement for all attorneys’ and collection fees incurred by Summit Vacations to enforce any of the terms and provisions of this

Agreement. Any amounts due to Summit Vacations by Guest hereunder, and not otherwise paid when due, shall accrue interest at the rate of 15% per annum. In the event Guest disputes any charges applied by Summit Vacations with Guest’s credit card company (i.e. a chargeback), and the resolution of such chargeback dispute is resolved in favor of Summit Vacations, Summit Vacations reserves the right to charge guest’s credit card an addition $150 as liquidated damages for costs incurred related to an improper dispute and the time to defend such dispute. Guest agrees to pay Summit Vacations 125% of any fines or fees levied against a Summit Vacation property owner for any violation of any common interest community provisions or rules and regulations.

18.Guest Authorization to Charge Credit Card. Guest expressly authorizes Summit Vacations to charge your credit card for the balance of any Rental Fee payable to Summit Vacations pursuant to the terms hereof. Guest acknowledges that in lieu of a security deposit, Summit Vacations is relying upon the ability to charge Guest’s credit card for any amounts due and payable to Summit Vacations hereunder, including, but not limited to, charges for damages to the rental unit and any special charges. Guest expressly authorizes Summit Vacations to levy the fees and charges contemplated by this Agreement against Guest’s credit card.

19.Affiliate Relationships, Summit Deals and Summit Rewards. Guest acknowledges that Summit Vacations has created numerous affiliated relationships with business providers in Breckenridge and Summit County (“Business Affiliates”). Many of these relationships are highlighted on the Summit Vacations website and in particular – in the Summit Deals and Summit Rewards section of a guest login account. Summit Vacations makes no representations or warranties related to the performance of services by Summit Vacations Business Affiliates. Many of our Business Affiliates offer Guests of Summit Vacations special discounts and/or promotions. Please be careful to read the terms and conditions of any such discounts and promotions and loyalty program terms and conditions. Summit Vacations shall not be responsible for the recognition or payment of any discounts or promotions not actually provided by a Business Affiliate. Any dispute between Guest and a Business Affiliate will be resolved between Guest and the Business Affiliate. Under no circumstances shall Summit Vacations shall have any liability related to the performance of services by Business Affiliates. Any express or implied partnership between Summit Vacations and a Business Affiliate is hereby disclaimed.

20.In-Room Massage. Summit Vacations may, from time to time, offer to its Guests in-room massage services (the “Massage Services”). The massage therapists are independent contractors of Summit Vacations and are not employees of Summit Vacations. Under no circumstances shall Summit Vacations be liable or responsible for the acts and/or omissions of such massage therapists. Any dispute arising between such massage therapist and a Guest shall be resolved between the therapist and said guest.

21.Summit Rewards Loyalty Program. Summit Vacations offers its guests a loyalty program known as Summit Rewards (the “Loyalty Program”). The following terms and conditions shall apply to the Loyalty Program: (a) loyalty points shall only be awarded to one Guest and only to a Guest that signs this Agreement; (b) the grant of any loyalty points shall not be transferrable; (c) Summit Vacations reserves the right to delete accumulated loyalty points after an inactive period of 18 months from the date of the original grant; (d) loyalty points awarded under the Loyalty Program are not convertible to, or exchangeable for, cash; (e) loyalty points are only redeemable in the event the Guest has paid the full amount underlying such loyalty award grant and subsequent to the stay creating such points; (f) loyalty points will be forfeited in the event of a Guest cancellation which results in any refunds of amounts paid by Guest to Summit Vacations; (g) loyalty points may be suspended or terminated for any Guest who damages a property or violates any term or provision of this Agreement in Summit Vacation’s sole and absolute discretion; (h) loyalty points will not be awarded for amounts or sums paid by Guest to Summit Vacations related to any damage caused by a Guest; (i) loyalty points can be revoked from any Guest in the event of fraud or attempted fraud by the Guest related to the redemption of any loyalty points by a Guest or any other

attempted or fraudulent act by a Guest; and (j) loyalty points will not be awarded to long term tenants of Summit Vacations (i.e. guests whose rental agreement is for a period of 2 weeks or greater). Summit Vacations shall not be liable for any system malfunction, system failure or disruption in access to the Loyalty Program or any consequences, direct or indirect, arising from the same. Summit Vacations reserves the right to modify, suspend and/or terminate the terms and conditions of the Loyalty Program at any time. In the event of such modification, suspension and/or termination, Guests shall not be entitled to any compensation from Summit Vacation and Summit Vacations shall not be liable to Guest for any unused points. Summit Vacations may, at any time and from time to time, in its sole and absolute discretion, unilaterally amend the terms and provisions of the Loyalty Program. Guests are advised to check the Summit Vacations website from time to time to take notice of any changes to the Loyalty Program. Guest understands and agrees that any use of the Loyalty Program after the date on which the Loyalty Program has been amended shall be subject to the amended terms and conditions of the Loyalty Program.

22.Vacation Travel Insurance. CSA Vacation Rental Insurance (“Rental Insurance”) has been made available to you as part of the Summit Vacations reservation process. Rental Insurance reimburses for certain pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses.  We strongly recommend you purchase this valuable protection.  If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Rental Insurance on behalf of all occupants. Please note that the terms and provisions of the Rental Insurance policy are provided by the Rental Insurance provider and Summit Vacations has no responsibility or liability for claims and or payments under such policies.

23.Vacation Rental Damage Protection. As a part of your stay, you may purchase a vacation rental damage protection plan (“Damage Protection Plan”) designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay up to the maximum benefit of covered damages set forth in the policy. Any damages that exceed the policy or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the insurer will reimburse the insured for the cost of repair or replacement of such property up to a maximum benefit of set forth I the policy. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy at (URL HIDDEN) The Damage Protection Plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Summit Vacations any amount payable under the terms and conditions of the Damage Protection Plan.

24.Guest Complaints and Refund Requests. Summit Vacations’ strives to provide our guests with a good vacation rental experience. From time-to-time, guests may have concerns with respect to their Rental Unit or the condition thereof. In such event, Guest shall immediately notify Summit Vacations of any concerns, issues or complaints. In certain circumstances, Summit Vacations may determine a refund of a portion of the Rental Fee is appropriate. Notwithstanding the foregoing, Guest acknowledges that the Rental Fee is non-refundable and any refunds issued to a Guest will be in Summit Vacations’ sole and absolute discretion. Under no circumstances will a refund be issued to Guest if Summit Vacations’ was not promptly notified of Guests concerns and was not given the opportunity to correct or mitigate such concerns. In the event Guest is not satisfied with the rental property, Guest shall not have the right to terminate their stay and request a refund.

25.Governing Law; Jurisdiction. This Agreement shall be governed and construed by the laws of the State of Colorado. Each party hereby irrevocably submits to the exclusive jurisdiction of the state and federal courts of the State of Colorado for the purposes of any proceedings arising out of this Agreement.

Venue for any action arising under this Agreement shall be Summit County, Colorado

26.Entire Agreement. This Agreement constitutes the entire agreement of the parties pertaining to the subject matter hereof and merges all prior negotiations and drafts of the parties with regard to the transactions contemplated herein. Any and all other written or oral agreements existing between the parties hereto regarding such transactions are expressly canceled. In the event of any conflict between this Agreement and any oral statements, the terms of this Agreement shall govern. The terms and provisions of the Long Term Rider shall be incorporated into the terms and provisions of this Agreement by reference.

27.Amendment. This Agreement shall not be modified or amended except by a further written document signed by the parties.

28.Waiver. No provisions hereof may be waived except by an agreement in writing signed by both
parties. A waiver of any term or provision hereof shall not be construed as a waiver of any other term or provision hereof.

Beautiful, clean, well maintained home in good location in walking distance to Main Street. Although we had no problems with the nice home itself, parking was a big problem from start to finish because the entire development appears to be getting new decks and possibly other improvements. This means that the cul-de-sac outside where the home is located has been transformed into a construction site with work areas, paint tent, equipment and lumber storage, etc. making the area outside the home very congested. Plus, during the day those contractors are usng all available visitor and other parking spaces as well as parking in the middle of the road. The host referred me to Summit property management to get access to the garage because the host's garage access code did not work. They were also unable to gain access to the garage. We were given two temp parking passes for other units that were not being rented. This was only a temp solution because for the final night the host finally arrived to get garage access because other peope where checking into those homes that night. But he was on his schedule and needed us to return to the home asap with short notice to give him back the temp parking passes abruptly ending our afternoon out together. One of our party is crippled and uses a wheel chair. The sidewalk to the unit was blocked repeatedly and my brother was unable to get in and out until the contractors moved their vehicles. If more than 2-vehicles, you should plan on parking over a mile away at airport parking or pay $15/night to park at the skating rink. Nice place and location but parking is a problem that will persist until the contractor project is completed.

Roman and Anna ´s condo was perfect for my family's visit to Breckenridge. The location is pretty good, near of the lift best restaurants, bars and cafes. Roman and Anna were wonderful hosts and really went out of their way to make sure my family was happy and taken care of. Nice living space and kitchen, and comfortable beds. Perfect all around! The mid-stay clean was on them, zero charge! lovely gesture! We will definitely come back to stay here, thank you!

Great location, comfortable home, and great experience!

Roman’s home was exactly what our group of 6 was looking for for our annual family ski trip to Colorado. The house is a quick 5 minute walk to the “free ride” bus that takes you to the slopes. For those of us that didn’t want to ski, we are an easy 10 minute downhill walk to Main Street and the quaint downtown Breckenridge. Coming home was a relaxing experience; we’d turn on the gas fireplace in the living room, and hop into the hot tub on the deck. The living room became our central meeting place, since the home offered the privacy of three different “wings” of rooms, being downstairs, upstairs and on the main floor. I’d definitely recommend this home to any group looking for a central yet quiet home to explore Breckenridge.
