•On checkout, the set of keys should left on the kitchen table.
•All charges accrued during the stay - if any - are to be paid prior departure.
•No linens, towels etc are lost or damaged.
•Early check-in or late checkout are permitted only upon request and upon availability.
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by the host.
•The burning of candles on the premises is strictly not allowed.
•The electricity and water usage does not exceed the limits set-out hereunder

Electricity & Water Usage
We operate a fair usage policy. The limited allowance is very generous and should more than suffice on normal usage. However, if lights and particularly air-conditioning are unnecessarily left on when not in the property or if the water is left running for no reason the allowance will be exceeded. Air-conditioning should NOT be left running if doors, windows or other apertures are left open as this will cause consumption to spike. Both electricity and water meters will be read on arrival and departure to calculate the usage. In the event that you have used more than the allowance for the property, the additional usage will be charged at current rates and deducted from your security bond [electricity will be charged extra at a rate of 0.35 Euros per unit (1kwh)]

Please note that for longer stays of 28 days or more the above does not apply. Water, electricity, gas has to be paid as much as consumed. This is subject to one's own consumption rate.

Maximum Occupancy
The maximum number of guests is strictly limited to the number people booked. Cot and highchair are also available upon request.

Guests.
NO other guests are allowed to stay in the property at ANY time. If additional, non-paying guests are found to be staying or utilising the facilities you will be charged one night per person accordingly.

Events and Parties
Events and parties are allowed on the condition of pre-approval and subject to additional costs and cleaning fees. Any event without pre-authorisation will be considered a breach of the rules and charged accordingly.

Inclusive Fees
Rates include a set of linen per bed & 2 towels per person. It is up to one's discrepancy to wash them as often as desired using the washing machine available for use on the property. Cleaning of the apartment is done prior the check in and after the checkout.

No Daily Housekeeping Service
While linen and bath towels are included in the rental rate, daily maid service is not. However, it is available at an additional rate, thus if needed kindly contact us. We do not permit bath towels or linens to be taken from the property. You can be charged up to 20euro per linen/towel should they be soiled or damaged.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Written Exceptions
Any exceptions to the above mentioned policies must be approved in writing in advance.

Music & Noise
The sound limit should not exceed 60dB at ANY time. At this level you can enjoy the music without annoying the neighbours. No music should be played before 9:00 am or after 8:00 pm. We understand you are here to have fun and we will do our outmost to help. However excessive noise such as screaming, shouting or similar behaviour should be avoided.

Parking
Parking on the road is permitted at no additional cost.

Drainage and Septic
These home is on a combination of normal drainage and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products or any other materials other than toilet paper have been flushed and clog the septic system, you will be charged with damage fees of up to two hundred euros (EUR200).

Guest Access
Meeting point is at the apartment with one of our Reps. Details regarding your check in will be sent over to you a few days prior your arrival. Should there be any change or missing details please do inform us. Check-in is very flexible - normally at 14hrs to the latest 22hrs. Any earlier check in has to be upon request and confirmed via email. Later check in after 22hrs is also accepted provided that we are allowed to organise the transfer. Transfer fee varies depending on the number of people. Should one decide to opt for another mode of transportation after 22hrs, there will be a 35euro host fee payable on check in to the host.

Wifi
Fair Usage Policy - This is sufficient for all normal activities, e.g. web browsing and emailing, but may be exceeded if there is a significant amount of activities such as video streaming. If more download capacity is required then it may be possible to purchase additional GBs. Please note: any illegal internet activity, e.g. peer-to-peer file sharing, will result in the internet access being closed down for the duration of your stay.

Liked the apartment, comfortable and the balcony is a great spot to relax. The location is ideal also - right between Sliema and St Julian's bay. Good to stay near the locals too. Only complaint is the noise level in the early morning as there is some building work in the local area. Is disruptive if you like a lie-in as they start early. But it is is very quiet at night.

Thanks very much for an amazing stay in Sliema! The place was really nice, very spacious for 1 or 2 people and I was greeted by an awesome host. The apartment is situated in the heart of Sliema and it's a short walk to either side of the waterfront. Highly recommend.

Lovely clean apartment in good location but a shame the terrace only got the sun in the morning. Considering this apartment wasn't cheap you'd expect one roll of toilet paper to be provided as a minimum, but there was none. Similarly only one black bag for rubbish was provided for a week long stay. I know these are relatively minor things but when added together do cost money. When staying in apartments from airbnb previously, there has been toilet paper, washing up liquid, clothes washing detergent, olive oil etc but none of these were provided and I can only presume other guests have left items for them to be thrown away. I left the washing up liquid and clothes detergent that I bought in a hope to start a new trend.

This was a great apartment in a great location. The apartment was clean and was more than adequate for what we wanted. The hot tub was a nice touch as was the bbq. It was all really organised, the taxi that we had ordered was ready for us and the woman that met us outside the apartment and showed us around was lovely and really friendly. She gave us her mobile number and was really easy to contact. The only complaint I have about the apartment is although the shower was lovely and hot, the hot water didn't last for long. There were two of us in this apartment and we both had to have two quick showers and even then it started to get a bit cool towards the end for the second person to have a shower. Overall it was a very enjoyable stay and everything was made so easy. My emails were always answered quickly and an email with everything we needed to know was sent to me a few days before the trip. Really good customer service.

Good news: The accommodation was well located. Great bread bakery 3 doors down. A few minutes walk to both St Julian and Sliema. Great living room couch and tv and internet worked well. The person who met us was helpful and gave us great recommendations for things to do and restaurants.... but she was an employee to a property management company. Less good news: Bring a tool kit.... The apartment was specially built to rent. Renting out short let apartments is their business. Stove buttons were broken, barbecue was not working well and knobs were not working, taps were ready to fall off, lamp plugs were broken, fan did not work (but the air con worked well).... was told I could have called and they would have replaced the last two items. All was very low cost and cheap... from the sheets and towels to the barely functioning barbecue which was apparently new. It is rented out by an agency that has many many apartments. The same apartment was advertised about 25 %cheaper nightly on the website for this property management company and there was no admin fee. We felt a bit taken.

Thanks for your kind review, we are very honored that you decided to ta stay in one of our apartments. Emerald court Penthouse is one of our latest additions and we recently added a professional heated Spa which I am hope you got the time to enjoy it during your stay. Please allow me to point out that we are not a real estate company, however we do own 85 properties, so to manage them efficiently we need a company like organization, so we need to employ collaborators like Donna to help us host our clients and also full time maintenance people to help us sort any issues in the apartments. We especially installed Ip-phones in the apartment that connect directly to the office. One need not get a toolbox with him or her but simply call us and we go there asap. The use operation and opening ours is clearly visible on the welcome pack and again in the information sheets. At the moment it is low season so the response time had we been advised would have been very fast. All fixtures and fittings including the Barbecue are imported from Italy and they are very good, of course we could have got designer items as we do in some of our other apartments but this was not the scope of this particular apartment. We wanted to create good value for money and infact in the whole of Airbnb and all international website, a penthouse with a proper heated Jacuzzi at this price is not available, this is the cheapest by far. I personally check the apartment to find the faulty taps etc you mentioned in this email, however I only found the barbecue only and it was just out of place, it had to be clipped on, nothing major something that would have been solved in seconds had we be aware. As kindly explained by yourself the barbecue is new and we change them each season. Finally for the last comment the price of the penthouse is correct, same on our website (it has been clearly explained to you even prior you have decided to come over) and any other website and of course as Airbnb, the difference is 4% not 25% which adds up to a fee euros and it is related to credit charges when one books through Airbnb. We own emerald court so only we do the pricing structure. We as always will take all your feedback on-board, and hopefully should you decide to come again to any of our apartments we hope you see the changes you so kindly advised us about.

This appartment was perfect : well located between St Julian's bay and Sliema, next to bus stops, next to places to swim (pool, sea). It was clean and with all the amenities needed to cook and enjoy. To have a good time there is a terrace with barbecue and a jacuzzi, it's a real advantage! There is air conditioning, very useful during the month of August. Franco was very helpful and nice and everything went very well. I recommend this apartment for the peace, comfort and proximity to shops, restaurants, bars and transport. (And if you go to Malta : be sure to go and visit Comino by speed boat, it's a really nice experience.)
