RENTAL AGREEMENT “ Next Isla Verde Beach! Luxury & Dreamy Apartment ”

(1)Check In/Out: Check in time is from 3:00 PM and check out at 12:00 PM unless otherwise specified. Check with property manager if an early check-in and/or later check-out time is possible.

(2)Owner's Right of Entry: Owner or owner's agent may enter the premises in order to protect, inspect or make repairs on the premises.

(3)Owners Indemnity: The Renter and Guests and other visitors to the property shall hereby indemnify and hold harmless the owner(s) against any and all claims of personal injury or property damage or loss arising from negligence in the use of the premises regardless of the nature of the accident, injury or loss. The insurance of the property will not cover renters in the case of theft or any other loss. Renters need to refer to their personal policies and/or purchase travelers insurance.

(4)Smoking: This is a strictly NON-SMOKING property.
Penalty fee: $ 150

(5)Pets: Animals and/or pets are not permitted in the property under any circumstances. Penalty fee: $ 150

(6)Deposits: The Damage/Security Deposit is NOT applied towards the rent and is fully refundable provided (a) No damage is caused to the property or any of its contents (b) All debris, rubbish and discards are placed in the dumpster (c) Oven, range-top, BBQ, BBQ tools, kitchen utensils, pans and crockery, etc. are left clean (d) No linens or towels are lost or damaged (e) A $125.00 charge will be deducted from the deposit in the event keys or alarm clickers/fobs are not returned at the time of check-out. (f) Damage to the counter tops will result in the loss of the entire deposit. Please make sure you use the cutting boards provided to prevent such event from occurring. (g)Electricity Usage: Electricity in Puerto Rico is almost 2.5 times the cost of mainland US. To reduce your carbon footprint and to avoid high electricity consumption it is requested that AC units be switched off when not required or the property is empty, or maintain these in 69 Fahrenheit degrees or higher (h) One paid maid service visit is included in the rental upon guest departure. Guests will be responsible to leave the dishes, utensils, appliances and BBQ clean. All trash is to be disposed of in the receptacles provided. Failure to comply will result in a $100.00 penalty fee from the security deposit.

(7)Maximum Occupancy: Maximum occupancy is the number specified at the booking moment. Exceeding the maximum number of guests allowed in or on the property premises may result in Guest being denied access to the Property or being evicted from the property with no refund of all monies paid. 

(8)Acts of God and/or Noise: Owner shall not be liable for events beyond his control which may interfere with your occupancy, including but not limited to Acts of God, acts of governmental agencies, fire, strikes, war, inclement weather, including flooding and noise from nearby properties or events. NO REBATE OR REFUND will be offered in these circumstances stances.

(9)Furnishings: Please do not rearrange the interior furniture unless you have owner's permission. Failure to comply will result in a $100.00 penalty fee from the security deposit.

(10)Additional Guest: Additional guest not specified on the original rental agreement will have an additional nightly charge (Please see the details of the apartment at the booking moment) and may not exceed the maximum occupancy of the property. (Unless you have permission from the host )

(11)Damage to Guests Property: Guests assumes sole risk and responsibility for all loss, damage and injury to their own property occasioned by fire, theft, water or storm damages or other elements or any other cause whatsoever.

(12)Unauthorized events: Unless specifically agreed upon, no special events are to be held on the property. This includes weddings, baptisms, or any large party that exceeds the number of registered occupants. If an unauthorized event occurs this contract will be terminated immediately and all monies will be non-refundable. 

(13)Hurricanes and Tropical Storms: Even though the property is built to withstand the effects of a Hurricane or Tropical Storm, in the event that mandatory evacuation is ordered no refunds will be given.

(14) Please deposit the toilet paper, hygienic towels, tampons and other garbage inside the trash can. Is totally Prohibited to deposit towel paper, hygienic towels and tampons inside the toilets. (If the toilet is clogged due to this, you must pay a penalty of $ 75 and pay the plumbing services).

(15) Laundry Services, both, the use of the washing machine and the dryer, incur an extra charge (Not included in the apartment rent or cleaning fee). Each use of these appliances cost $ 2.00 per 1 time. Must request prior authorization from the owner or administrator, who will assign a shift and a schedule, according to availability.

(16) Miscellaneous: This Agreement, together with any attachments referenced herein and attached hereto, constitutes the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. No modification of this Agreement shall be binding on either party unless it is in writing signed by both parties. Each section, subsection or paragraph of this Agreement shall be deemed severable and if for any reason any portion of this Agreement is unenforceable, invalid or contrary to any existing or future law, such unenforceable or invalidity shall not affect the applicability or validity of any other portion of this Agreement. THE PARTIES ACKNOWLEDGE THAT THEY HAVE READ THIS AGREEMENT, UNDERSTAND IT, AND AGREE TO BE BOUND BY ITS TERMS AND CONDITIONS. THIS AGREEMENT WILL ENTER INTO FULL FORCE AND EFFECT IMMEDIATELY UPON PAYMENT.

Ely's place is in a great location. We were about five minutes away from isla verde beach, Condado beach and old San Juan so our Ubers ranged from $6-10 each ride. Check in was really easy, if you need anything she provides her business partner number. Although the stay was very comfortable I do wish more tissue (only one roll in the house), paper towels were provided in this stay. The shower takes a minute to get hot (around 5-10mins) but other that than this place is great.

Ely's place was very nice and was exactly as pictured. She was very good with communication and even provided us beach towels at short notice. I would definitely stay here again. Great location very close to the beach and restaurants. Thank you, Ely!

This was my first time using Airbnb and I was really nervous. Ely's place is very clean which I love. The pictures advertise is the real thing. The frame of the bed was lower to the floor and the matress was ok. My son and I was able to walk to the beach within 5mins... we literally walk down the block and theirs a bridge that goes over the highway that leads you straight to the beach. Parking around the beach is horrible and you have to pay for parking everywhere. We rented a car to get around...parking in front of the apt was good. The wifi was super slow. The shower head was weird and we kept getting the floor wet. I would recommend this place to a friend...I did enjoy myself and I would rent this place again.

The stay was okay. Ely and her husband were very prompt to reply and provide whatever help they could. The apartment is quiet modern and sleek but lots of other aspects need modification. First the difficult step was to locate the apartment n later the keys as there was no marking on the lock pads which lock pad belong to which apartment. The amenities were very limited. Not a single decent pot was there. The bathroom had no mats so when you come out of the shower whole apartment gets wet . There is cleaning fee but no one came to clean during the whole duration of the stay. There are multiple apartments divided by the doors, so we could hear our next door neighbour very clearly. I would recommend the place for one or two days but not more than that. Warm regards Jatinder

This was my very first experience with airbnb, so I was a little nervous when it was time to check in. Ely was out of town but her husband was very nice and gave us the code to be able to enter the apt a couple hours before check in, due to us having an earlier flight. After making our reservation, we realized we needed to add an extra day, Ely was flexible and kind enough to add it without any hassle. I was surprised to see the apartment looked just like the pictures. It was absolutely beautiful. Very upscale and modernized. They provided towels, eating utensils and of course, cups and plates. There was also a little basket of food and different seasonings. Thee only negative thing I had to say was I wish the shower door was a little bit longer, because the floor kept getting wet, but it was nothing a towel couldn't handle :) I truly loved the apt and will definitely be staying there anytime I go to PR. Thank you Ely for being so wonderful, quick to respond, and attentive to my every need. You were an amazing host and I can't wait to return!

The place was pretty snug, plumbing was VERY sensitive (we couldn't even flush toilet paper). There was a pretty bad ant infestation as well.

am very sorry that you have this bad concept of our property. Very few people, or almost anyone, have complained about what you are exposing. The week that you were in the island there were electrical blackouts in several sectors, like water cut. This aspect is not in my hands, but it is the responsibility of the company that supplies water and light. Anyway, I apologize. Regarding the beds and furniture, I can assure you that they are modern units, very confortable and of excellent quality. Elaborated and bought in one of the most recognized furniture stores in Puerto Rico. Contrary to your opinion, our apartments are beautiful, comfortable, luxurious, even with glass doors tempered throughout the house. Most of our guests are delighted, in love and grateful. I did not want to publish a negative review of you, so as not to hurt you. But since you put yourself in this situation, I must expose that you were disastrous guests: You vomited the mattresses, flooded the property with garbage and dozens of bottles of alcohol, and even left residues of DRUGS. And still do not penalize you for all this. Because according to our rental agreement, you can not do what you did without being fined. Anyway, thank you for giving us the opportunity to serve you. Each guest makes us better and bigger. A thousand thanks and much success!
