We are happy to host people looking to have fun in Brighton, but this house is not a "party house". The house is in a quiet residential area. Guests must be respectful of our neighbours by keeping noise to a minimum, especially during night time hours (11:00 pm - 8:00am). Please avoid congregating in the garden when returning from nights out in the summer months.

Please be accurate with the number of guests. Our pricing is based on the number of people staying.

Please leave the house as you find it. Additional charges for leaving it in an unreasonable state apply.

The Wifi and Vera home control unit must not be turned off

Owing to limited space in the wheelie bin for domestic waste, guests are kindly requested to separate recyclable waste, especially all those glass bottles. Please see the house manual for more information and the information next to the waste bin. A recycling box is provided in the kitchen.

During peak season we ask that our cleaner be able to access the laundry facilities / linen cupboard to do change overs for the chalet. Chalet change overs occur between 11:00 and 12:30.

Das Haus entspricht genau der Beschreibung. Es ist sauber und ordentlich in einer guten & stillen Umgebung. Das Einchecken wird leicht gemacht durch das keyless System. Wir haben uns dort sehr wohl gefühlt und können es daher weiterempfehlen.

We loved Brighton!!! Great place for a family as there are three bedrooms, a baby cot, washer and dryer and nice sized kitchen and bath. There is a sea view from upstairs. Our host William was amazing as far as communication. Hope to be back!

Pièces rénovées propres, par contre les 2 plus petites chambres et la salle de bains nécessitent un rafraichissement sérieux ! (Moquette patchwork, tachée,...) Pas d'ouverture dans la salle de bains. Nous n'avons pas utilisé le four ( les poignées ne tiennent pas bien). Machine à laver et sèche linge de bonne qualité.

I do think it is unreasonable for people to pay hostel prices and expect hotel standards. In spite of the general wear and tear of our place, which we are continuously working on, the house is always prepared and cleaned to a very high standard. In fact I am very surprised that you rated us as only two stars for cleanliness. Especially as you told me in a message after check in that the "cleaning had been done correctly". Was this untrue? For your stay you actually enjoyed brand new never before used linen and towels, which you make no mention of. I think it unreasonable to wait until your stay is over to mention that you had trouble with an appliance. The wobbly handle on the cooker was a simple loose bolt that needed tightening. I always tell guests, as I did you, that if there is anything I can help with, please tell me. I am only 5 minutes drive away. I also think it is unreasonable to mark us down for not converting the single bed to a double before your arrival when you made no indication that you required that configuration in your messages. Lastly, the presence of the chalet in the garden is mentioned in our booking conditions, which you read at the time of booking. This is very disappointing.

The house was lovely and the situation was perfect for getting buses to wherever we needed to go. The perfect place to stay to explore Brighton.

The property was in a good location with free parking available right outside which was perfect for our stay. Local amenities are within a five-ten minute walk which was highly convenient. Overall the property was good value, not too expensive and I would say this was an ok place to stay. However, we felt that the property needed some tlc, the front garden area/bushes are overgrown so the bushes are in the way of the walkway which wasn't pleasant especially in the dark. In the back garden there were old cigarette butts on the floor which wasn't very nice to see. The bathroom was also not terribly clean particularly around the exposed piping there were also some holes in the bathroom walls which made the place feel a bit rundown. Overall it was not the cleanest property which was a shame as the property itself and furnishings are pretty good and the location of the property is really great. We had quite a few issues with the shower which would switch between scalding hot to extremely cold making it difficult to have a comfortable shower. The host William is a lovely guy and the cleaners he employed were also very kind and gave us recommendations on where to eat and drink however, midway through our stay William and a cleaner came to the property and asked to use the washing machine which we were not expecting and didn't feel particuarly comfortable with as we were in our pyjamas and didn't expect the host to come back to the property during our stay. This felt very awkward and uncomfortable. Apart from these few things the property was comfortable, affordable and in a fantastic location for a variety of things to do around Brighton.

Thank you for your feedback, Dan. It is very clearly stated in the booking conditions that there is a chalet in the grounds and that our cleaning staff do need access to the laundry facilities in the main house to carry out change overs during peak season. The change over times are also indicated in the booking conditions. You were asked to review our booking conditions carefully when I took your booking. Our staff are trained to never enter without knocking. On this day I was training a new member of cleaning staff and I recall we took great lengths not to cause embarrassment, calling back a full hour after our first call at 11:00 to give you time to get ready and again asking your full permission before entering. We very certainly didn't ask to use the washing machine: If guests are in the house when we call we opt to respect their presence and leave the washing to another day. I should point out that when my cleaner and I arrived at 11:00 you were playing music and singing so loudly that you could not hear the knocking at the door. This is why I entered the property. Your noise was in clear contravention of your booking conditions, as was your smoking at the property. Please be factually accurate when leaving reviews. I am glad you appreciate that this is a very low cost property to stay in (about the same rates per person per night as a hostel in fact). We do our best to clear up after guests that leave cigarette butts (in spite of the property being non-smoking), clean pipe work and maintain the garden. However as it is a budget property we have a very small cleaning budget to play with that doesn't stretch to a deep clean or maintaining the garden at every change over. Honestly it would be very nice for guests to reflect the choices they make when selecting budget accommodation in the overall star rating they give after their stay. AirBnb are rather brutal with budget accommodation like ours. If we don't get consistent 4-5 stars then our listing gets removed to punish us in spite of the vital service we provide to low budget travellers. The shower runs off a combination boiler. This means that it provides unlimited hot water, which is great for large parties, such as yours. People who are not used to the way a combination boiler responds to low flow rates can find it a bit of a learning curve to get the temperature just right especially in the summer. You increase the cold rather than decreasing the hot. Using this method the water pressure is then absolutely fine. This is also noted in our house manual.

This house is in a very good location near bus stops, The Hanover a restaurant and bar, a local shop and an off licence, and is a good house for families as it s in a quiet residential area. We had an enjoyable stay. On homeward journey you have to walk up a hill from main bus stop.

Very clean and in a perfect location for exploring Brighton and the Marina. Check in was very simple and the house has everything you would need for a comfortable stay.
