1. This is a NON-SMOKING unit (including E-Cigs). This includes lanais / balconies. A $50 fee will deducted from security deposit for any smoke related cleaning that is required

2. HOUSE RULES & REGULATIONS: All guests must follow and abide by the property's house rules, and the HOA. There is a printed copy of the house rules as well as the HOA building rules in each unit.

3. All guests must show ID that matches the registered names above when checking-in. Only guests listed on this agreement will be allowed entry to the room. The maximum number of guests are limited to the number shown in the advertising.

4. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Beach towels are provided for your convenience.

5. PET POLICY - Pets are not permitted without prior notice. Pet must be approved by the property manager. There is an additional $20 per night per pet if approved. Must be a service animal.

6. REFUNDABLE DAMAGE DEPOSIT - A Refundable Damage/reservation deposit will be charged. Refer to your Booking Confirmation for the rates specific to the suite/room/unit you are booking. This must be received upon final payment. The deposit is not applied toward rent; however, it is fully refundable within 7 days of departure, provided the following provisions are met:
a. No damage is done to the unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in the trash chute or dumpster, and soiled dishes are cleaned.
d. All keys are left in the unit.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. Parking passes (if any) are left inside the unit upon departure.
h. The renter is not evicted by the owner (or representative or the owner), the local law enforcement, condominium homeowner's association, resident manager or the security company.

7. NO EARLY CHECK-IN OR CHECK-OUT. Unless arranged through your guest host in writing, and would depend on availability. Late check-outs or early check-ins cannot be guaranteed until the day of the check-outs or check-in.

8. PARKING - Please check with your Guest Services for parking information pertaining to the building the unit you are renting is located in.

9. FINES - Guests / Tenants shall be responsible for any fines assessed to the property owner, as a result of Guest / Tenants actions during rental period

9. PAYMENT - Payment in full is due 60 days prior to arrival. Unless otherwise noted in the payment arrangements through the property manager. If a payment schedule was made please refer to that.

12. MINIMUM STAY - This property requires a minimum 2 night stay. Longer stays may be required during Holiday or Peak Season periods. If a rental is taken for less than the minimum three (2) nights the guest will be charged the minimum three (2) night stay rate as well as the cleaning fee per your booking confirmation, unless previous arrangements were made with your guest host.

11. MAXIMUM OCCUPANCY - The maximum number of guests for this property are limited to the number of guests listed in the advertising. An additional charge of $10.00 per person per night for guests in addition over the maximum will be assessed.

12. MINIMUM STAY - This property requires a minimum 3 night stay. Longer stays may be required during Holiday or Peak Season periods. If a rental is taken for less than the minimum three (3) nights the guest will be charged the minimum three (3) night stay rate as well as the cleaning fee per your booking confirmation, unless previous arrangements were made with your guest host.

13. RATE CHANGES - Rates are subject to change without notice prior to booking.

14. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

15. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing, in advance.

16. HURRICANE OR STORM POLICY - No refunds will be given for bad weather or flight delays.

17. TRAVEL INSURANCE - We highly recommend you purchase travel insurance.

We initially had planned to stay a couple nights at Bellows Beach (since I am retired Air Force), followed by a good chunk at Hale Koa Military Resort Hotel; however, wife insisted upon her "conveniences" and wasn't too keen on "roughing it" in a tent. She loved camping when we were stationed here in '94 thru '98, but apparently, things had changed in her "tastes". Anyway, until we could arrange for additional nights at the Hale Koa, we opted to give AirBNB a try. We found this place (Diamond Head Beach) and made online reservations. Upon receiving the confirmation e-mail, I gave Mark a call to advise him that we were ready to check-in. He had assumed we were still in "transit mode", and I had informed him that we were "at the door"! Like a true champion, Mark had arranged for "Noel" to open the door and show us the room. Very pleasantly surprised at the size of the room and beds. Kitchenette well-stocked. The fan was FANTASTIC. Kept the room a CHILLING temp - just the way I like it! I gotta get myself one of that same model!!! The patio by the water was great for relaxing. If you walk along the water toward the left, you'll come across a metal staircase leading into the water. Don't let the crashing waves intimidate you. Had a BLAST in the water. In fact, I kinda preferred that experience to that of Waikiki waves. Overall, it was a good experience. Street parking was good since it was mostly on the weekend...and free. Would definitely stay there again if I did not have my military options available to me. Thanks to Mark for accommodating us on such short notice!!!

Great space! Was here for business, love the location of the building. Will stay here again given the opportunity. Communication is always easy with Mark and his group. Would recommend staying here.

Nice and clean patio suite as described. Beautiful ocean view and walking distance to Waikiki. Good parking on streets around the patio.

This was our first Airbnb experience. Could have been better; could have been worse. Once I made the reservation, I kept wondering how we would get our keys, etc. a few days before our trip, an agreement was sent, which I completed. Still, no word on how we would meet up with the host. Upon our arrival, we found a gated hotel with no way to get in. Fortunately, I called the number on the reservation, and someone answered. Eventually, we got in. The unit was fine, especially for the reasonable price. Window unit a/c worked but was very loud. This unit is located across from a park, and is right on the water. No beach, but a lovely place to watch the sunset. It is a shared area with others in the building. People staying here should know there are only a couple of expensive restaurants close by. If you don't mind walking 20-30 minutes, there are many more. Uber is prevalent and reliable, so we used it to get around. This unit is at the foot of Diamond Head. We decided to walk Diamond Head Road and climb to the top. Should have Ubered to the crater and hikes up from there. When we got ready to leave, there were no instructions on what we needed to do prior to our checkout. I texted and got a quick response. All in all, a fairly good experience, and we will use Airbnb again. I would recommend this place if you are looking for a quiet place away from Waikiki craziness at an affordable price.
