Please include the age range of and total number of quests with your visit inquiry. Our home sleeps 13 in beds, but can easily accomodate more. Please read through the house rules in their entirity. You are agreeing to the house rules once you book. Thanks!!
Our housekeeping service has requested 72 hour advance booking notice. Although, sometimes we can accommodate shorter notice. Please feel free to inquire. Also, if you are interested in staying in our home between Sunday-Wednesday, we may be able to accommodate a 1-2 night stay.
People other than those in the Guest party set forth in the Rental Agreement may not stay overnight in the property. Any other person on the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the Rental Agreement. If more guests are found at or staying at the property, a fee will be assessed.
Guests should not create excessive noise at a level that disturbs neighbors. Quiet hours are from 10:00pm-8:00am. All outdoor activities, other than hot tub use, will be terminated and cleaned up by 10:00pm. Please remember at certain times of the year, bears do come onto the property at night. Insure all trash is picked up and stowed in proper receptacles in the garage before going to bed.
Our home is privately owned. We are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use our home.
Parking: Vehicles are to be parked in designated parking areas only. Our home has a 2 car oversized garage as well as an over sized driveway that can easily accommodate more vehicles. Parking on the road/cul de sac is not allowed by county laws.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in our home, daily maid service is not included in the rental rate. We suggest you bring towels for intended use outside of our home.
Garbage: Any garbage must be stowed in the proper garbage receptacle. All garbage must be placed in dumpster located in the garage upon your departure.
Hot tub: No children under the age of 4 or not pottie trained are permitted in the hot tub at any time. All other children must be supervised by an adult. It is not recommended that anyone who is pregnant or think they might be pregnant to be in the hot tub. Every person entering the hot tub must shower prior to each hot tub use. Do not get out of the hot tub and then back in without another rinse. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our maintenance man will sanitize, refill and replenish chemicals to the tub prior to your arrival; therefore, it may not be warm until later that evening. Do not stand on the Hot Tub Cover. Remember, when not using the hot tub, leave the cover on so the hot tub will stay warm.
Fireplaces: The fireplaces are non-vented propane gas log fired fireboxes located in the Main Family Room and the Master Bedroom. Please do not throw any paper or other combustible material in the fireplace. Fireplaces are turned on and off with the dial thermostat. They provide an extremely large amount of heat. So, use judiciously. Keep the dial at 50 degrees when not in use and upon departure.
Gas Stove in Bonus Room: This stove is also turned on and off with the dial thermostat. When used, it gets extremely warm in the bonus room. When it is not in use and upon your departure, keep the dial at 50 degrees.
Upon departure, the outside premises must be left as found. All yard areas, decks, hot tub, etc., must be cleaned up. The house must be left with all garbage in the garage receptacles and all dishes done, other than the last load(s).
Storms: If there is a storm of any kind that prevents, delays, or shortens the length of your stay, no refunds will be given unless the state or local authorities order mandatory evacuations.

Karla's place is awesome. It's in a nice and quiet area but close enough to main street Breck to make everything convenient. The house is larger than I expected and has an amazing kitchen setup for anyone looking to cook for large groups. Karla was easy to reach by phone and helpful in being flexible with timing. Overall a great spot!

This home was a perfect place for our family/friend get away! The house is large, with plenty of room for people to have their own space but also large communal areas for everyone to be together! We would definitely stay again and suggest it to others!

Awesome Awesome house. If you want to do a ski trip and dont go to Breck/stay at Karla's house, you are doing it wrong.
