Beautiful split A-frame on wooded property, 13 min S of Rt. 1 leading into Rehoboth Beach, Lewes available for weekend, weekly rentals. (Beach towns are roughly 20-25 minutes away.) Two-bedrm plus loft (2 double beds, 1 double futon, 2 twins), 1 bath, 2 decks. Mature dogs considered on a case-by-case basis for extra fee; must have proof of age/vaccinations, crate; dog fee gets paid via "Send Money" in Resolution Center, not as part of reservation.

I’m disappointed to read your review, Joshalynn. However, please note that it is my policy, as is noted on Airbnb, to greet guests and personally conduct a walk-around before departing — in part to make sure all goes well with their stay. Unfortunately, in this instance, you arrived 4 1/2 hours late, at 10:30 pm, with several additional people who were not noted in your reservation, and for whom I had not prepared bedding — because I did not know they were coming. So, yes, I did have to stay later than anticipated because I had to pull out more linens. And, yes, I do agree it was certainly an awkward situation at best, especially when even more unanticipated guests pulled in, blocking my exit from the driveway. And I was really disheartened by this because at no point prior to your arrival did you text to let me know of these changes and additions. Nonetheless, all would still have been fine had your guests obeyed the clearly posted house rules of “No Smoking,” instead of partying with a hookah pipe, which left a most unpleasant pungent odor and necessitated that I take several days off of work to launder curtains, wash soot off windows and walls, and clean all the upholstery. Indeed, the smoke was so heavy it coated a brand-new white painting that still had its price tag on it. So I shot videos of all the soot being wiped off of both the painting and a second story window, and I will post both to YouTube. That and I took photos of the black water left standing in my washing machine. (What was that all about?) As for your comments regarding dogs, please note I now regularly record before-and-after photos and videos prior to all guest arrivals, so I can assure you that all the floors were freshly washed and vacuumed, and in fact re-vacuumed just minutes before you walked in. Moreover, the shots posted of the newly refurbished living room, bedrooms and loft that you now see on my listing were actually taken that night while I was waiting for you. So I will leave it up to potential airbnb visitors to decide for themselves how clean my house was (because a simple right-click on the photo will pull up the exact date and time stamps). Finally, regarding the topic of race, I am offended by this accusation, especially since my reaction centered solely on your blatant disrespect for my house and its rules. As can be seen by scrolling through other reviews, I rent my house to people of all colors, backgrounds, religions, gender persuasions and nationalities, with the vast majority of my rentals going smoothly, as expected. And in the few instances over the last 4 years where my house has received a less than favorable review, most of the people delivering those reviews, like you, also typically broke the rules by a) bringing surplus guests, b) arriving with unauthorized pets, c) holding parties (which are not permitted), and/or d) incurring damage. Moreover, these rare transgressions were documented and reported, objectively, by my property manager, who lives nearby, as part of the routine hosting process, just as your violations were. So once again, I remain highly dismayed, but I do agree, based on this experience, that anyone who wants to smoke a hookah pipe and other highly pungent substances in someone's house would be better served staying at a hotel or campground, and I do wish you the best in your future travel endeavors.

I’ve been renting my home on Airbnb for about four years now, and I enjoy meeting people from locations near and far. I also take pride in my home, so much so that I recently spent thousands of dollars on everything from new flooring, carpeting, appliances, furnishings and wall hangings — as my most recent photo updates for this beach season indicate. And yes, I agree there were a couple of snafus on my end — namely a dryer that broke down just prior to the guest’s arrival and a contractor delay that resulted in my having to store still-unhung paintings and other superfluous loft items in a closet. And I did work with the guest to try to satisfactorily resolve those one-time inconveniences. However, to be fair, it should be noted that this guest also blatantly broke the rules by arriving late at night with an uncrated, unpaid-for dog that was obviously still a puppy, resulting in the soiling of two rugs (one brand new) and other damage. So, as a result, I will longer be allowing dogs in my home unless they come with references from previous hosts, and their owners provide proof of age, vaccinations, etc. Sorry, folks, but I just have too much money invested in these most recent home improvements. And now for some corrections/clarifications/context: Water quality — my water is not contaminated; my house is located in a residential area that is supplied by city water (Tidewater); this was a junk-mail attorney solicitation directed at rural/farm properties in the area that rely on well water. Bugs — I don’t have an ant (or other insect) infestation. I did, however, place an unopened box of ant-bait traps on the windowsill (as is seen in one of my photos) because Barbara and her guests brought a 3-year-old, so I had simply relocated it as part of routine “childproofing” of the house before their arrival. Also, since I do live on a wooded property, there is obviously no avoiding the occasional moth, June bug, etc.; that is to be expected. So this may not be the best house for toddlers or small children, as is noted in my description. Pest control — As posted in my house rules, I do not allow spray pesticides (such as RAID) to be used in or around my home; instead, I use Integrated Pest Management (IPM), the same pest-control system typically used in schools, which involves “using least-toxic means” first, and toxic chemicals, if used at all, only as a last resort ( see (Website hidden by Airbnb) for details); hence the unopened box of bait traps. (And I’ve not seen more than one or two ants this season so there has not even been any need for bait traps.) In addition, the brand-new area rug that I discovered smelling of RAID and Nature’s Miracle after Barbara’s stay has subsequently been disposed of. Storage — as noted in my profile, this is a house I also live in so there are certain closets that remain off-limits to guests, and in this instance I had simply forgotten to lock one of them. That and there was one closet filled with still unpacked loft-area decor, as previously mentioned, but I also provided the guests with alternative storage. With regard to food items, there is plenty of room for guests’ food in the pantry, the refrigerator is typically nearly empty except for shared condiments, and the freezer (which may have appeared to be full to Barbara) is actually stocked with mostly bulky freezer packs, which guests are free to use in their coolers. Pets and inclement weather — Dogs do live in this house, and while they do remain outdoors most of the time, especially when I am cleaning prior to guest arrivals, they may need to come inside in the event of heavy rain/thunderstorms and/or extremely hot weather. In such instances, every attempt is made to maintain cleanliness, including re-mopping/re-vacuuming floors, etc., just prior to guests’ arrival, particularly when guests arrive many hours late. Guest pet rules — As is noted in my description/house rules, puppies are not allowed. In addition, since my dogs are not allowed on the furniture, neither are anybody else’s. And because my couches are cream-colored, I reserve the right to keep them covered. That and I roll up my best rugs, I ask that dogs be crated and/or confined to carpet-free areas, and I provide towels for dogs’ paws in the event of inclement weather. Cynthia was very responsive for a late minute Reservations. Despite doing painting and repair- provided us full access and provided linens. Plenty of sleeping room for a family- we had a great stay and was able to enjoy everything from beaches, Paradise Grill to Dogfish Brewer…

it was a nice house. Thought it was going to be closer to the beach. the staircase was a little dangerous as it had small steps. the beds weren't very comfortable.

Thanks for your feedback, Beryl! The listing description notes that the house is about a 20-25 minute drive from the beach towns under normal traffic conditions (and it was 23 minutes for me after I pulled away from a parking meter a block off the ocean in Rehoboth last week); however, the drive may take longer during peak season, which is the case for getting anywhere when driving in and out of the beach communities. The staircase has standard-size carpeted treads and a side railing, but the top 2-3 steps do curve around so are narrow on the inside; therefore, if senior citizens are in the group, I would suggest they stay in the bedroom on the first level, which is only 2 steps up to the deck in the front (see photos). And finally, I have purchased a new queen-sized memory-foam mattress and frame for the downstairs bedroom, and will be replacing one of the double futons with a double bed with boxed springs upstairs. Those beds should be in place for the 2018 beach season, so I will update my listing description and add photos before then. Thanks again for your input. I appreciate it!

I appreciate reviews that reflect honest feedback, especially since there is always room for improvement as a host. However, in all honesty, I do feel that Charissa, who arrived with unauthorized guests later in the evening and whom I never actually met, is being retaliatory because she was assessed fees both for having more guests than were in her reservation and for leaving stains that would not come out on bedspreads and couch coverings that her surplus guests slept on. In fact, I first found out about the extra guests from the neighbors who complained, and who provided both a car and head count, and I found further evidence upon arriving back at a house that had a musty beer odor, wet rugs, muddy foot and paw prints (from an unauthorized dog) on the floors, and dozens of cups and alcohol containers in the trash. So it comes as no surprise that a person who appears to have hosted an overnight party (which is not permitted on the property) might have felt a bit cramped and cooped up, especially on a stormy weekend. Further, as my listing states, this is a rustic home that is indeed located in a wooded residential community called Sherwood Forest, with multiple stores and restaurants within walking distance, so there is not really anything misleading about the description. However, if one is looking for a secluded cabin nestled in a forest, then, no, this is not the place – sorry! Finally, it is true that there were a couple of test paint swatches in the kitchen and on trim that has since been re-painted, that a sliding-glass door was sticking a bit (the rollers were replaced the next day), and that the initial guests arrived well after their stated check-in time; in fact, they were close to 3 hours late. However, I would like to clarify that the reason I vacuumed and “milled about” was because it had started raining while I was waiting so I had to pull my dogs in from outdoors and quickly re-tidy the room they had been confined in when the guests arrived (which I explained to them as we went on the house walk-through). That and I did take an extra fan out of storage and clean it while I was waiting for them because it was nearly 100 degrees outside. So, again, I do take guests’ feedback very seriously, and I do make improvements and try to be as accommodating as possible, based on their suggestions; hence the new appliances (and, as of this week a new bed!), as well as being on hand for a house walk-through when guests arrive. However, I also expect honesty, proper payment, and overall respect for my house, couches and neighbors (especially in terms of number of persons staying), from my guests in return. Thanks.
