Please be respectful of neighbors in the early morning/late evening hours(Pool closes at 11:00pm) by keeping the noise level down. Courteous use and general well manners are appreciated. No smoking or shoes inside condo-PLEASE! Luxury hotel style condo, this is not a party home but a romantic, boutique hideaway.
Golf and tennis in the Monterey (private) Country Club may or may not be available to guests (you). You can check at the clubhouse. No one is allowed on Golf Paths except Golf Carts. You do have access to the dining events that the Clubhouse hosts during the month. Monday Night Football, Fiesta Tuesday, etc. Dress code is typical CC attire. Plenty of public Golf Courses around to pick from. Next to driving range at C.O.D.
Photo ID required and signed lease with non smoking amendment and plumbing amendment. I expect the condo to left in the same condition as when you arrive.

I do have the nest thermostat to make sure electricity is not wasted and conservative. Fans in every room for great circulation and cross-breeze with vaulted ceilings. All led light bulbs in condo. ***Please do not leave lights on when it is not needed.***
Parking is in the drive way for two cars or street parking.
No food in bedrooms due to ants and unsanitary.
***NO SMOKING*** inside condo at all* Only outside! You will be required to sign a non-smoking addendum. Please no shoes in the house on the carpet. I want you to have a great vacation while you are my guest. My house is immaculate. I do pay my maids extra to make sure it is(Hair draw clean!) It is a very comfortable, fun,high-tech, chill condo. I do ask that before you leave , you wash all the dishes and towels. Please strip the beds and I will wash the sheets. The toilets are not made for baby wipes, tampons, etc. The garbage disposal has a drain over it to put the food in the trash can. In 30 years of property management most plumbing problems are from tenants not using the appliances correctly. Garbage disposals are not really meant to be used. Also I have a Bosch dishwasher and you MUST rinse off all the food off all dishes or it will break a Bosch Dishwasher! I do ask that you leave the house in the same condition you found it. If you do use the BBQ you must clean it or there is an extra charge to clean it. (My maids do not clean BBQ's so I have to clean it!) One is propane the other is gas. Please turn on bathroom fans while showering in both bathrooms. The entire condo has been remodeled and is gorgeous! New AC- appliances-bedspreads-granite slab counters- Travertine shower/tub, etc. Your Tropical Paradise is fully stocked with high end appliances and everything you need is there! Great home to entertain or business. This is not a typical rental. It is a very Zen, romantic, condo with great vibes and mood lighting. The area is centrally located to everything. Best * Southern* location * in ALL of Monterey Country Club* for pool(HEATED in winter months!), shopping, in the entire Coachella Valley! It is decorated in Tiki, Tommy Bahama, tropical which is a relaxing atmosphere in the Desert.*********PHOTO ID REQUIRED ON EVERY GUEST**********
Check-in time is 4PM - 12AM (midnight).
The security deposit will not be waived. It is for the RENTAL PERIOD of the AGREEMENT and may be used to pay HOMEOWNERS for any damage to the PROPERTY, Homeowner Association charges for action or inaction by the RENTER(S)pet damage, neighbor complaint mitigation fees, fees to replace unreturned keys, and excessive cleaning fees.
The cleaning fee will not be waived. It will be used to pay the cleaning service for their services after the completion of the RENTAL PERIOD, and does not cover extensive cleaning or damage. No cleaning services will be provided during the RENTAL PERIOD. It is the responsibility of the RENTER(S) to maintain the PROPERTY in a clean, sanitary, and orderly manner during the RENTAL PERIOD, and to maintain a supply of personal hygiene sundries.
TRANSIENT OCCUPANCY TAX
All rentals of less than 28 days will be charged a non-negotiable City of Palm Desert Transient OccupancyTax of 11%. Currently AirB&B collects this tax and pays it directly to City of Pam Desert.
The PROPERTY is rented to the RENTER(S), who will be occupying the PROPERTY during the entire RENTAL PERIOD. There will be a total of no more than 4 occupants. Guests in excess of the reserved number may result in immediate termination of the occupancy of the property, with forfeiture of entire security deposit, rental fee, cleaning fee, and tax.
All problems, including inadequate cleaning and damage, must be reported in writing (email) to the HOMEOWNERS withing 24 hours of check-in for prior guest to be held responsible. HOMEOWNERS and their agent(s) reserve the right to enter the PROPERTY at any time for the purpose of effecting necessary inspections, repairs, or maintenance.
**NO WET CLOTHES/TOWELS ON ANY OF THE FURNITURE** Sit outside or hang up wet towels and bathing suits on bathroom hooks
NO smoking or smoke shall be allowed in the PROPERTY. Violation of this policy is grounds for immediate eviction without refund, and loss of all fees and deposits. It will be the responsibility of the RENTER(S) for the cost to remove odor. *** Smoking OUTSIDE ONLY***
KEYS AND OPENERS
Charges for lost keys are $100
Licensee shall not DISTURB, annoy, endanger, or interfere with neighbors nor use the PROPERTY for any unlawful purpose nor violate any law or ordinace nor commit waste or nuisance upon or about the PROPERTY. PROPERTY may not be used for weddings, receptions, parties, or other large group functions. This is a quiet condo complex to kick back and relax!
Renter(s) shall properly use and operate all furnishings, electrical, gas, and plumbing fixtures and keep them as clean and sanitary as their condition permits. Excluding ordinary wear, RENTER(S) shall notify HOMEOWNERS and pay for all repairs or replacements caused by RENTER(S) or their guests, due to negligence or misuse. If anything fails to operate during occupancy, HOMEOWNERS will pursue repair with diligence but will not be held responsible for any inconvenience. HOMEOWNERS do not insure property of RENTER(S) or occupants, and shall not be liable for any damages to or loss of such property.
HOMEOWNERS shall not be liable for circumstances beyond their control, including, but not limited to, appliance or air conditioning/heating failure, other mechanical failure, unfavorable weather, common areas and golf course conditions, disruption of utility services including cable TV etc. There shall be no relocation, rental rate proration, or refund in the event of such circumstances. In event HOMEOWNERS are unable to deliver PROPERTY to RENTER(S) under this agreement because of property sale, fire, eminent domain or act of nature, or if property is unavailable because of construction delays, or lack of utilities, RENTER(S) agree that HOMEOWNERS sole liability is full refund of all payments tendered by RENTER(S).
There is a land line and you get free calls to the USA, Canada, Mexico and India. Any 411 calls or other calls you will be charged.
The terms and conditions stated herein will be interpreted by and governed under the laws of the State of California, and all claims and disputes arising under or relating to this Agreement are to be settled by binding arbitration in Palm Desert, California. This agreement is non-transferrable. You will be required to sign a California Vacation Lease with Non Smoking addendum and Plumbing addendum upon arrival or before.
No shoes worn inside the condo.
I am 21 years of age or older, and have read and agree to this entire agreement.
