- All we ask is for kindness and respect and to keep the space clean and peaceful and of course, respect our neighbors too.
- Firepit can only be used on certain days allowed by air quality control
- Please keep the outdoor decks tidy and free of trash and clean the Grill/BBQ after use. Additional cleaning fee of $25 will be charged if the grill needs to be cleaned.
- The check-out time of 11 am on the day of departure and check-in time of 3 pm on day of arrival are firm (we have a lot of work to do to prepare the property for the next guests).
- Before Check Out: Please Do all dishes, throw away all perishable foods, leave the home free of excess trash, take trash out to bins on the driveway, and strip beds of all used linens. Additional cleaning fees may be applied.
- There will be $50 charge for lost keys
- NUMBER OF GUESTS: The number of guests staying on premises is not to exceed the number of guests indicated and confirmed on your Airbnb reservation contract. Evidence that the number of guests staying (on premises) exceeds the number indicated on contract may result in a forfeiture of the security deposit and/or cancellation of stay with NO refund.
- The person booking the home must be the guest staying in tge home unless approved by host.
- Removal of security outside door security camera will result in forfeiture of security deposit.
- ***Throwing parties or inviting large groups of visitors to the home without prior consent from the hosts will result in a forfeiture of the security deposit.
- PARTIES AND LATE NIGHT REVELRY: Loud conversations and/or music must cease after 10:00pm, unless there have been prior, special arrangements made with the hosts. If you're staying up late, please close all the exterior doors to keep the sound INSIDE and keep conversations QUIET!!!!
- THE EVIL CITY TAX: Los Angeles City tax laws require a 14% transient occupancy tax for stays of 30 days or less. This 14% tax amount is to be paid directly to the hosts, separately from other Airbnb fees. It is not included in the price you pay to Airbnb. City taxes are to be settled at check-out. Hosts will accept cash, check or deposit into a (SENSITIVE CONTENTS HIDDEN) account. Failure to pay city taxes at check out will result in the tax amount due (14%) to be forfeited from the Guest's security deposit. **This charge does not apply to stays over 30 days.
- THIRD-PARTY BOOKINGS: All reservations must be booked by someone who will actually be staying at the listing, unless there is prior consent from the hosts. Failure to disclose a third-party reservation will result in the forfeiture of the security deposit.
- PETS: We do not allow pets unless there has been special arrangements made with the hosts prior to the beginning of the reservation. Please DO NOT show up with your pets.
- FILMING: Contact the hosts regarding film work.
- SMOKING: There are several outside areas where smoking is permitted. Smoking is not allowed inside the house. Evidence of smoking inside the house will result in a forfeiture of the security deposit.
- DANGEROUS MATERIALS: Guests shall not keep or have on or around the premises any item of a dangerous, flammable or explosive character that might unreasonably increase the risk of fire or explosion.
- INCLUSIVE FEES – Rates include a one-time linen & towel setup.
- NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included, daily maid service is not. Please leave the place you found it! Excessive messiness may result in a forfeiture of the security deposit. Please do not remove towels or linens from the house.
- WATER – We ask you to please use water minimally. The drought is upon us!
- NO use of candles or incense.
- PLUMBING. Due to the age of the house, the toilet plumbing is delicate. DO NOT FLUSH ANYTHING other than toilet paper down the toilet. If it is determined that the sewer line is backed up due to the flushing of paper towels or other items, the security deposit will be forfeited.
- There is one Black trash bin, one Blue recycling bin and one Green bin, located on the side of the house. Please dispose of your waste accordingly.
- ELECTRICITY, A/C and Heat -- We ask that you please remember to turn off all lights when not using them!
- CHECKING OUT: Before checking out, the house should be restored to the condition in which it was found; kitchen counters cleared, dishes washed, trash taken out and put in appropriate bins. Please leave the place as CLEAN as you found it. City taxes (14%) are to be paid directly to hosts prior to check out time.
- The Homeowners are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
- LIABILITY WAIVER: All Guests, to the maximum extent permitted by applicable California law, hereby waive and release any claim that Guests now or later might have against Owner and Owner's employees and agents, regarding the construction, design, maintenance, repair, or condition of the premises negligent conduct of Guests, Guest's employees or agents, or any activities that take place thereon or therein. Without limiting the foregoing, and to the maximum extent permitted by applicable California law, Guest hereby assumes the risk of harm to Guest, Guest's personal property, and Guest's agents and invitees in whole or part arising from or related to any of the foregoing causes.
- WARNING. Please watch your step. The front steps are not even and there are small step downs into the master bedroom and main bathroom. Guests agree to proceed with caution and will assume all risk of harm.

Melanie place was great ! The house was clean and well stocked with everything and more that you need. The location was awesome as their is a nice park across the street and great stores and restaurants within walking distant. The house is very family friendly with games and books for the kids as well as adults. This was one of my top Airbnb experiences.

Great place in Los Angeles. You're able to check in and out without contacting anyone. Also, the place is super clean and there are four rooms and five comfortable beds. It's probably the best AirBnB we've staying it!

Melanie's Echo Park home was the perfect location. Close to restaurants, stores and the Park across the street. I loved sitting on the front patio people watching and soaking in the vibe. Super comfortable and had everything we needed.
