KISSIMMEE SUN VILLA, BEAUTIFUL 4 BED HOME WITH WEST FACING POOL IN KISSIMMEE!
Suray's accommodation comprises King bed in master, Queen bed in guest room and Twin beds in bedroom 3. The kitchen has a table and 4 chairs for informal dining. Fridge/freezer, range, dish washer, waste disposal, over the range microwave, toaster, kettle, coffee maker, dishes, sauce pans - a fully equipped kitchen. The Dining Room for formal eating has table and 6 chairs. The lounge consists of one 3 seat sofa, love seat and armchair plus 48" flat screen TV with cable box, DVD player and ceiling fan. From the lounge via the patio windows is the pool (west facing) with views over the small pond at the rear. The pool deck has a patio table, chairs and loungers for laying around watching the wildlife over the pond and the conservation area. The west facing pool is solar heated but in the winter months guests can opt to pay extra for electric pool heat. At the rear of the house is located the Master King bedroom with walk in closet, night tables, dresser flat screen TV and ceiling fan. A small hallway leads to the en suite bathroom with single vanity sink, tub with shower over and toilet.Towards the front at the side of the house can be found the two bedrooms and bathroom. The Queen bedroom consists of night tables, dresser, ceiling fan and flat screen TV.The themed Disney/Jungle room has 2 twin beds, dresser and side table with flat screen TV and play station.The shared bathroom consists of tub with shower over, single vanity sink and toilet.The door to the garage (near the main front door) leads to the games room. The washer and dryer, ironing board and iron can be found on the left hand side. The games room consists of pool table, foosball, boccer ball and dart board plus table and 4 chairs.
1. All bookings accepted by us are subject to these terms and conditions.
2. Booking procedure, payment terms and security deposit
a) Clients should on receipt of the booking invoice pay a deposit to Ceear Associates Inc, either by personal check, Money Order or Credit Card.
b) This deposit is payable at the time of booking and is non refundable. Failure to pay the deposit will result in cancellation of the provisional booking.
c) Full rental payment is due 8 weeks before the date that you arrive at the home. No reminder will be issued. Bookings made within 45 days of arrival are payable in full at the time of booking.
d) If rental payments have not been made by the due date your credit card on file will automatically be charged for the balance due.
e) A credit card must be given for reservations to act as a security deposit. This credit card number will be charged if items are stolen or damaged (see above) in the rental property. The property should be left reasonably clean. If the property is not left in a suitable condition it may be necessary to charge the credit card for costs to cover extra cleaning.
a) The accommodation provided is only for the use of the persons named by the client on the booking form. Subletting, sharing or assigning is prohibited.
b) The property will be available to clients after 4 pm on the date of arrival unless otherwise agreed. All accommodation must be vacated by 10 am on the date of departure.
c) Neither Ceear nor the Owner of the property will be liable for any loss or injury resulting from the use of the property and pool.
d) Swimming pools are dangerous and no house pool should be used by children without appropriate adult supervision.
e) While in normal circumstances you will be accommodated in the home of your choice, we reserve the right to substitute accommodation of a similar or higher standard should this be operationally necessary.
f) Ceear reserve the right to decline certain party groups.
a) Should the client have any reason for complaint or dissatisfaction, they should immediately contact Ceear Associates Inc, the managing agent for the property. Ceear Associates will attend the property as soon as practicable and take appropriate remedial action where possible or make arrangements for such remedial action to be taken as soon as possible. All complaints reported after the departure date cannot be considered.
