About our units
-All of our kitchen/kitchenettes come fully equipped with everything you need; including coffee makers, microwaves, toasters, utensils etc. We provide purified drinking and cooking water. Bacteriacida is included as well for washing fresh fruit and vegetables.
-Housekeeping service is provided once per week. Your unit will be cleaned and supplied with fresh towels and linens.
-Free secure wireless internet service is available throughout the property.
-Beach towels are provided. Umbrellas, beach chairs and coolers are available for guests to use as well.
The villa features a large beautiful pool, 2 sundecks one complete with hammocks, the other with lounge chairs, umbrellas, tables and barbecue area with gas grill. This area is available for all guests staying with us to use. Relaxing here promises a perfect ending to your day at the beach.
We are centrally located and close to both the beach and the village (about 4 blocks). We are at the end of a cul de sac off of Calle Coral and the main boulevard into town. 4 blocks to the west is the beach and the northern surf break. The area is a mix of Mexican and vacation homes which gives an authentic feeling to the neighborhood.

A note about visiting during off season…..Our off/rainy season is July-October. August and September are our rainiest and hottest months. The rain is usually at night and can be heavy. We get some amazing lighting shows and thunder:) Be aware that we do not have a/c on the property. Our units have multiple ceiling fans and floor fans when needed. It can also be a bit more buggy. Good idea to bring an umbrella and plan on using bug spray. My first concern is always my guests and I want to be sure that you are comfortable and aware of the off season conditions. All that said….I have many guests who come and enjoy the adventure as well as the quiet and relaxed vibe of summer in Sayulita.

It is wonderful because it is different. If this is your first visit to Mexico, I hope you fall in love, if you are a return visitor, Bienvenidos.
Renting a privately owned vacation property is a unique experience and far more personal than a hotel. Our neighborhood is a blend of Mexican homes and vacation rentals. As such you are able to experience a part of the culture, community and landscape.
I want our guests to have a wonderful stay and feel it is important that you are aware of the following:
- Children are welcome at Villa Casa Terramar, however please be aware that like many Villas in Sayulita there are steep drop offs, open balconies, open pool area and therefore toddlers and small children would require special attention. If you have any questions or concerns please ask me.
Swimming Pool-the swimming pool is provided to our guests to be used at their own risk. The pool is very deep. Children must be supervised by an adult at all times.
There is to be no glass in the pool area. Draining an 8 foot deep pool is not a good experience!
There is absolutely no jumping or diving from the 2nd level terrace and doing so will result in immediate eviction from the property.
Also please use caution in an around the pool on steps, tile etc. they can be slippery when wet. Villa Casa Terramar is not responsible for any accident or harm to guests when using the pool and surrounding area.
Young children-The casa is a 2 story building with beautiful views. The railings are done in traditional style and are open; a small child might be able to fit through. Villa Casa Terramar is not responsible for any accident or harm to guests within the boundaries of the property or anywhere in Mexico. Our guests accept full responsibility for being aware of their environment and using caution during their vacation.
Water-it is true…..you cannot drink the water. Garafones of water are supplied for our guests for drinking and cooking.
Security-Sayulita is a very safe community. But why chance things? Guests are responsible for locking their unit, including the deadbolt. Safes are provided in each unit for your valuables. Do not travel with large sums of cash. There are several ATM machines in town. Villa Casa Terramar is not responsible for any lost or stolen items on the property or elsewhere.
Critters-Common sights and sounds include roosters, chickens, chacalacas, dogs, iguanas, geckos and opossums. The climate is tropical which means we get our share of insects. Insect repellent is readily available in town.
Scorpions-They do exist here in Sayulita. Do not leaving towels or clothing on the floor and shake out close toed shoes before putting them on.
Fireworks-fireworks are strictly prohibited on the property.
This is a small town and our infrastructure is good but occasionally it can be taxed.
Water-The public water system can have shortages during peak season and usage times. To avoid any issues for our guests, we have several internal systems in place but they do rely on being refilled via the town water system each evening. Villa Casa Terramar is not responsible for town water shortages.
Sewers/Septic-Villa Casa Terramar has its own private septic system and therefore ask for your cooperation… not flush any foreign items down the toilets...including toilet paper. There are wastebaskets in the bathroom for disposal of all paper etc. The same situation applies to the local sewer system in town.
Roads-many of the roads are not paved. Villa Casa Terramar does not accept responsibility for the maintenance or condition of any roads or damage that may be incurred to persons or vehicles traveling through or on the country roads. If you are renting a vehicle, many people suggest renting a 4 wheel drive. Please note that during our summer/rainy season the cross street (calle coral) can get washed out.
Construction- Sayulita is a growing community. There are building projects in our area and there maybe construction noise. Villa Casa Terramar does not have special knowledge of construction projects or what specific work is being done. Villa Casa Terramar does not provide refunds based on noise levels from construction or neighbors.
Electricity-Sayulita gets electrical storms, especially in the summer months. These can be truly amazing to watch. Occasionally, the power will go out all over town. When this happens the power is usually restored in a few hours. Villa Casa Terramar is in no way responsible for acts of nature or general power outages.
Noise-Villa Casa Terramar is located in a community. Please be respectful of our neighbors and other guests by keeping music levels low and voices low after 11:00 p.m.
Common areas-After enjoying the pool and lounge area, please take your personal items with you when you finish for the day.

All that said….I have many guests who stay and enjoy the quiet and relaxed vibe or summer in Sayulita. My first concern is always my guests and I want to be sure that you are comfortable.
Damages-you the guest are fully responsible and liable for any damage caused to the property or any items contained therein, by you, anyone in your party or anyone you allow onto the property. I completely understand that accidents can happen, so please have the courtesy to tell me if you damage or break an item. If you find something damaged or broken at check in…alert me immediately so that you will not be charged and the item can be fixed or replaced. A walk through is done after each check out but there are times when something is missed. Also if there is a trinket you really, really like in one of our units…please ask me about it and in all likelihood, you can purchase it. I take great pride in the property and furnishings provided and there is nothing more disheartening than to find an item missing and knowing that a guest either broke it or stole it and didn’t have the common decency to tell me. Please do not be that person.
By sending payment to Casa Terramar for a rental property reservation, you are acknowledging that you have read, understand, and accept all of the rights and responsibilities mentioned within this document.
