1) We will be respectful to the house and the neighbors and will adhere to the parking and noise restrictions set forth within this contract. 2) We will be responsible for any and all damage caused to the house due to our negligence. 3) We will hold the Owners harmless from any and all bodily injury and/or property damage incurred. 4) We will forfeit any or all of the security deposit that is reasonably attributable to broken, damaged or missing items. 5) There are no refunds for early departure 6)There are no refunds for snow or weather conditions. 7) All rental monies are due within 60 days prior to the arrival date. 8) We will not hold the owners responsible for any items left after our checkout 9) This is not a party house 10) This is a NON Smoking house 11) Check in is 4 pm and Check out by 11 am are strictly enforced unless alternate times are agreed upon by the Manager. Failure to check out in a timely manner may incur fees if cleaners are not able to access home to begin cleaning. 12)I agree to abide by the 6 car max AT ALL TIMES and 16 people MAX AT ALL TIMES. No parties, weddings or receptions are permitted at the property.

Contract Rental Agreement

Rental Information Sheet with lockbox code will be emailed approximately 5 days prior to your arrival date.
NOISE - Noise ordinances in effect after 10 pm strictly enforced. Eviction can occur if police are summoned due to a disturbance of the peace.
By Signing I acknowledge the noise ordinance and understand the ramifications of violating this noise ordinance. I will make my group aware of this important issue as well as parking and occupancy limits.
Max Occupancy - 16 people
Max Vehicles - 6 cars
CANCELLATION POLICY:
There is a 90 day cancellation policy. Any cancellation made before the 90 day period before the arrival dates is eligible for a full refund minus a $500 transaction fee.
Cancellations made under the 120 days before the arrival dates is non-refundable.
DISCLAIMER:
Tenants and Guests are responsible for any accidents, injury, or loss of valuables while staying at this property and should practice safe swimming/bathing in any hot tub or swimming pool if applicable. The homeowners are not responsible for any personal injury or loss or damage caused by tenants to property caused directly or indirectly from foul, increment weather conditions, acts of God or nature, accidents related to fire, heaters, stoves or any unforeseeable circumstances. Under no circumstances will any tenant or their guests hold Tahoe South Vacation Rentals responsible for any damages or claims of any kind resulting from their stay.
This Agreement applies to you and all your guests within your party.
I have read, understand, agree to, and will abide by this rental agreement and all conditions set within this contract.

House is bigger and nicer than the pictures portray. Group of 13 guys for a long, incredible weekend in huge part to this house. Very close to Lake, casinos, whatever you need. Water wasn't heating up when we first arrived, I called mark and they had a repairman at the house within 20 minutes and was fixed quickly. Highly recommend and we can't wait to come back!

The bad: There were beer cans and a champagne bottle littered outside the house when we arrived, only one pool cue had a usable tip and a broom, dirty rag, grill at the side door. The check in/check out instructions are a bit confusing with contradicting information. The good: Large house that was very comfortable for 15 adults. It's 5 mins to Heavenly/grocery stores and 15 mins to the casinos. Multiple comfortable common areas for the large group to separate and relax.

Great location and very clean home. The home is a stones throw away from Heavenly Ski Resort. Check in was very easy; Mark was very accommodating and worked well with us. The home was beautiful and spacious.

Mark was rude and short! They give you a phone number to call with any questions but Mark was bothered and upset when you call him. I would recommend to communicate with Mark through email so you won't get hangup on. Also the house does not provide garage door remote openers. When you are spending more than a grand a night and you have access to the garage. It should come with at least one remote when it is snowing. The beds were very uncounterable. The linens in the master bedroom were filthy. The couches are old and uncomfortable. The kitchen has no space to store your dry good. The refrigerator was missing a drawer and the shelfs on the door were all broken. We went for 5 nights. We brought food for 10 of us. We had to keep food in coolers and on the counters. I would not recommend this house after our stay. The nightly coast was too high for how the house is maintained!
