Sunny and quiet three levels house with a private garden and two parking places , at walking distance to the beach , very near to Rapallo, Santa Margherita and the famous Portofino
Unique and charming, sunny and quiet house with a private garden in a sorrounding of 4 semi-detached villas with gardens. The house is on three levels and with large windows overlooking the garden and sea. On the ground floor (garden level) there is the living room, the dining room, the kitchen and a bathroom with shower. In the living room there is TV and DVD player. It's also available a wifi connection free of charge. The password will be given upon arrival. On the first floor the master bedroom, a twin bedroom, a small study and a bathroom with shower and bathtub. The bedrooms are equipped with air conditioning and mosquito nets.
The kitchen is equipped with everything necessary: cooking fires, gas oven, microwave oven, fridge, freezer, washing machine, dishwasher, kettle, toaster etc.
You can havebedsheets and towels for 5 guests with change.
The back of garden has a video surveillance system.
The keys will be given on arrival and the house will be visited together with the housekeeper to check everything is in order. The check out will be carried out with the same person who will collect the keys on the day of departure at the time agreed with the owner. Any damage will be pointed out on that occasion.

Guests can use the house , the private garden, the garage will be shown to guests by the housekeeper) . There is a private garden which is available only for the tenants of the villa but It's also possible to walk in the shared gardens , taking care not to disturb the peace of the other families .
In the private garden there are two big trees under which it is not recommended to stay because sometimes big pine cones may fall from the branches .

I'm seldom available because I live in Milano, but I try to meet my guests at least once, during their stay.

Copies of the passports of all the occupants of the house are requested , and must be sent to the owner before the final confirmation (in case these are not sent the owner will refuse the location of the house). Copies of passports will be transferred to Public Authorities as requested by Italian Law.
In addition , for contracts exceeding 29 days it is necessary to sign a contract which will be duly registered. The contract will be sent when owner will have access to future tenant's email address.
The house is listed in Liguria Region and in the Province of Genoa for regular Renting Furnished Apartments for Tourist use . ( Regional Regulation No. 3 of 23 Feb 2010) .
Once time arrangements for check- in and check-out are agreed and not respected, if they cause the late entry of the next tenants will be charged to reimbourse the inconvenience occured and deducted from the deposit .
Guests must respect the house and the neighborhood . They must manage the house as if they were taking care of their own home: doors and windows must not be left open when leaving the house also for a short period of time. Any damage in the house must be communicated immediately to the owner or to the housekeeper.
Ho ospiti che vengono tutti gli anni e si trovano come se fossero a casa loro. Quando finiscono il loro soggiorno prenotano già per l'anno successivo.
