I stayed at Rafael's La Empanada for the month of February 2017 and loved it! Rafael has built a beautiful and special place here that's artistic and very cool and he's constantly improving it. There are loads of little details here and there so days after arriving I was still discovering little things that I enjoyed. He's a warm, generous, extremely helpful, and kind host. One of the best I've ever encountered.
The room is comfortable while basic and met my needs. Well, the internet didn't really meet my needs (I had to go to nearby Zipolite - 10 pesos and 10-15 minutes on the colectivo - a few times to get work done) but that's Mazunte, not anything Rafael can control.
There is no hot running water. In Feb it was totally ok...I only took one shower first thing in the morning and it was a little brisk at first but I quickly got used to it (and I hate cold showers)...if the shower is taken when you're hot (like after a day at the Monday mercado in Pochutla) it feels amazingly refreshing.
The staff is helpful and friendly and the restaurant has great food!
Be aware that Airbnb's approximate location is way off. Even so, it only takes about 10 minutes to walk to the nearest beach. Based on reading reviews for other properties, I think this location is really fantastic - close to where you want to go but a bit quieter and more peaceful than some locations in Mazunte. You will hear dogs bark (sometimes at night they all get going all over the neighborhood!) and a tiny bit of street traffic noise but I deem this place ss "quiet" relatively. Please note that I normally live in the heart of whatever city so that's my point of reference.
By the way, Mazunte is a great little town! And it's also fun exploring nearby Pochutla, San Agustinillo, and Zipolite and there are many other destinations accessible via colectivo - love the colectivos!!! The Oaxaca coast is gorgeous and if the mosquitoes didn't like me so much it would have been perfect.

The room isn't 100% closed in -- if you have a fear of someone peeking in on you this might not be the place for you. It didn't bother me at all.
