Encantada Resort is a safe, family-friendly gated community featuring a 9000 sq. ft. clubhouse (free to renters) with a gym, arcade room, table tennis, internet cafe, two full-size pools and two spas that are geothermal heated year round, comfortable lounge with bar, pool table and kids playground. There is also a catch and release lake. Championship golf courses are close by. Enjoy the parks or relax in your own luxury community.
There are laminate floors in all of the bedrooms. Our home is now hypoallergenic, having no carpet anywhere.
The home is 5-star rated and offers a private pool, 3 bedrooms, 2½ bathrooms and a fully equipped kitchen. The open-concept living room has a sofa sleeper and receives ample lighting through the large windows that overlook the patio and the fenced-in pool. On the first floor you will enjoy the fully equipped kitchen and open dining and living areas so that you’re never left out of the family conversations. Upstairs you will find three bedrooms: one master bedroom with a queen bed and private bath and two additional bedrooms (two twins in each) which share a bath.
You have the convenience of a beautiful and large 12' x 12' fully screened private pool to cool off and relax by for those times you do not feel like hanging out at the resort pools. (Pool heating is recommended from October through March at $20/night.)

ABSOLUTELY NO PETS OR SMOKING. There will be a $250 fee assessed if there is any evidence or damage from pets or smoking.
ABSOLUTELY NO PARTIES OF ANY KIND - if the management company determines a party is happening, the renters will be immediately removed from the premises with full loss of rental and security deposit. This rule is to discourage bookings for Spring Break type activities and sport tournament group get together. Encantada is a safe and family-friendly community and we wish to maintain that for the other residents.
It is a condition of booking that the maximum number of occupants does not exceed the total the property is listed as sleeping. Violation of this condition will result in the immediate removal of the property with no refund.
The guest agrees that the lead name submitted on the booking form remains responsible for all loss or damage from the property or its inventory during the Rental Period. Guests are responsible for all damage and missing inventory items or loss occurring during their stay and the cost of repair / replacement - please note that guest liability in this respect is not limited to the security deposit amount. The security deposit is fully refundable, provided the following provisions are met:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher or cleaned.
d. All keys are left inside the locker and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out unless with previous and written authorization from the owner.
h. The community rules of parking and trash collection are obeyed.
i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Encantada.
If the guest has ordered pool heat, the guest must understand that should the temperature drop below 55 degrees the pool heater may shut off, and that there are no refunds for pool heat. Refunds will only be provided if the pool heater is physically broken and verified by the local management company. The renter must have this in writing from the local management company.
The pool safety fence must be kept erected at all times for the safety of children. The pool is cleaned and chemically balanced every week for your safety and comfort; however on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for the renter to be out of the pool for a period of 12-24 hours for safety reasons. Do not allow unsupervised children to use the pool, spa. Items such as clothes, toys etc. must not be left in the spa.
The heating pool can only be turned on or off by the owner or a representative of the owner, otherwise, there will be a $250 fee assessed.
The owners will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical / weather, problems with transport, aircraft grounding, closure of airports.
Please note that Florida is a tropical State, insects such as ants and the like are occasionally inevitable and are not cause for complaint. The property is treated periodically as part of a pest and termite control program and are professionally cleaned.
Owners do not accept liability for any injury, Damage or Loss sustained by any Member of your party or by any persons entering the home during your rental period. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
The only place where is allowed to utilize the barbecue grill is OUTSIDE the house and OUTSIDE the pool area. The ONLY place allowed to use the barbecue grill is on the green area on the backyard with all the doors and windows closed to avoid the smoke get inside the house. The barbecue grill shall be perfectly cleaned after each utilization. The barbecue shall be kept covered after cleaning. If the barbecue is left dirty or not perfectly cleaned and covered after each utilization, an extra cleaning fee of US$89 will be charged. If there is any evidence of smoke inside the house, all the expenses necessary to remove it will be paid by the guest.
According to Florida State Law (FS 413.08), a “Service Animal” is not a pet. “Service Animal” means an animal that is trained to perform tasks for an individual with a disability. The tasks may include, but are not limited to, guiding a person who is visually impaired or blind, alerting a person who is deaf or hard of hearing, pulling a wheelchair, assisting with mobility or balance, alerting and protecting a person who is having a seizure, retrieving objects, or performing other special tasks. According to this law, “a public accommodation may ask if an animal is a service animal or what tasks the animal has been trained to perform in order to determine the difference between a service animal and a pet”. Thus, in order to the guest with disability stay in our house, he has to inform us what are the tasks that the “Service Animal” is trained to perform. According to the same law, “an individual with a disability is liable for damage caused by a service animal if it is the regular policy and practice of the public accommodation to charge nondisabled persons for damages caused by their pets”, in this case, any damage caused by the “Service Animal” will be charged. According to this same law, “Individual with a disability means a person who is deaf, hard of hearing, blind, visually impaired, or otherwise physically disabled. As used in this paragraph, the term, Hard of hearing means an individual who has suffered a permanent hearing impairment that is severe enough to necessitate the use of amplification devices to discriminate speech sounds in verbal communication; Physically disabled means any person who has a physical impairment that substantially limits one or more major life activities”. Besides that, “A public accommodation may exclude or remove any animal from the premises, including a service animal, if the animal’s behavior poses a direct threat to the health and safety of others”. In order to the “Service Animal” be accept to follow the guest with disability, according to the same law, a proof of compliance with vaccination requirements according to Florida State and USA Law shall be provided.
Any extra cost regarding cleaning that is not covered by the regular service shall be paid by the guest in full.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense
will be subject to forfeiture of advance payment, deposit and/or rental
money, and the party will not be permitted to check-in.
Any exceptions to the above mentioned policies must be approved in writing in advance.
