Whole house, we are remote hosts ( not there!)
Less than 5 min away you have access to tahoe Donner club facilities: weights cardio equipment, year round pool etc.
Also easy access to TahoeDonner ski resort which is very small but ideal and all you need for young kids / true learners. Less than 5 mins away and economical, its great for drop off/pick up and getting tired kids home quick!

I am very available by text and email. The house is completely set up to rent without any inputs from me, although I am more than happy to respond to any tactical questions should they arise. I help with 'local knowledge', this can help a lot, particularly if you have young kids, when you want everything to go smoothly.
I have been a renter and I have rented my own home through 'agencies'. The availability and response rate by dealing with me through Airbnb is 10x better than any of us would ever get through a 9-5 agency. Check out reviews which confirm. Thanks

need a 4wd. It's the mountains! There is a ton of snow and its recommended throughout the Tahoe area. If you have a 4wd you will not have problems. Some people use 2wd with chains, but I cant personally vouch for that, and the issue w 2wd/ chains is you have to have them on all the time, even if most roads are 'clear' in case you hit that snow/ice patch.
The extra points below focus on ACCESS, OCCUPANCY and SAFETY . You should please take time to read before you request to book.
In requesting to book you are acknowledging these points and accepting the terms.
You will need 4WD or AWD vehicles on the driveway (some have used chains with a 2wd vehicle, but we cant personally recommend and anyway 4WD/AWD is really recommended throughout North Tahoe area and resorts in core winter months). See also "ploughing".
It's a mountain home, when you book you take on all risks for weather: too little snow, too much snow, high winds, storms, resort lift openings, area power outs, getting in and out, snowplough service timing*, shoveling fresh snow to get to hot tub and grill etc.
Its a mountain home: sometimes you luck out with bluebird weekend, some times not so lucky and its a snowed in winter storm day, its all part of it in the Tahoe area.
*SNOWPLOUGH SERVICE and TIMING:
We contract with one of the big two operators in the region to plough the DRIVEWAY. They have many ploughs and many drivers who each own a specific route. When they start ploughing their route depends on how much snow, when did it start, what's the forecast. They will lough once every 24 hours, not necessarily at same time of day. Sometimes all that adds up to mean they are out working at 2am in morning, other times it may start mid-day. We are NOT in control of the plough schedule - no one is in control of it except the operators.
The city of Truckee is responsible for all roads. We do not control that schedule, no one does.
It is a resort economy based on vacationers so the infrastructure is there and all the providers intent is to get stuff cleared so you can travel. If it is or has been snowing hard, plough timings are just one of the things that require some patience in the mountains!
As for rest of house, fresh snow is easily shoveled, if it snows while you are there and you want to move a foot or two to redig a narrow path to the hot tub, its not a big deal, make it all part of the fun!
The whole area has same snow removal services, unless you choose to stay at a RESORT HOTEL where you take out risks of driveways and roads and its all about whether the lifts are open or not.
The max overnight occupancy is 10 persons with max 8 adults. The house is ideally set up to be enjoyed by two or three families with an adult / child mix of 6 + 4. We have enjoyed the house for many years and our goal is everyone does the same, it is your vacation! We respectfully ask that this is not used as the meeting venue for large adult groups (ie specifically no party's)
There are points of safety particular to the house, its amenities and its mountain location. Renting guests are responsible for safety for his or herself, and the safety of others, at all times during the rental agreement period.
1 SMOKING: Smoking is not allowed anywhere on the premises
2 HEATING AND COOLING: Personal Electric, kerosene or any other heating and cooling units are not allowed
3 SMOKE DETECTOR(S), CARBON MONOXIDE DETECTOR: Renter acknowledges that the house is equipped with smoke detector(s) in each bedroom and Hallway, and a carbon monoxide detector in the lower Hallway and upper Dining area. Renter agrees to test these safety devices at time of check in, and to report any problem with them immediately to owner in writing.
4 LOFTS: The property is advertised without referral to the loft areas in either the Great Room or Garage. Use of these lofts is potentially dangerous and is prohibited.
5 GROUNDS AND DECKS: During snow fall periods, when snow build up exceeds certain amounts and as weather allows one of the areas main professional contracted snow clearing companies will clear areas driveway areas accessible to them once per 24 hours, according to a schedule and guidelines set by them. Renter is otherwise responsible at their discretion for snow and ice removal from walks, driveways, decks, steps and any areas where safety should be observed. Caution, common sense and good safety practices should be exercised throughout the property and particularly on the stairs and upper decks at all times – no leaning out, no standing on any railings or on any objects (chairs, tables etc), no horseplay. Young children should not be allowed on the upper decks and stairs unless under the direct ‘in reach’ supervision of a competent adult.
6 INDOOR SAUNA: Saunas pose a risk of Injury or Death. Children are particularly at risk. You are aware that there is a Sauna on the premises. It is your responsibility to read and have others in your renting party read and abide by the Sauna Safety Tips found in the Guest Handbook in the house. The sauna is intended for use by healthy adults in no less than pairs for short periods of times. Saunas are not intended for use by children. The Guest Handbook in the home has further operational information on the Sauna and a copy of the Safety Tips.
7 OUTDOOR HOT TUB: Hot tubs pose a risk of Injury or Death. Children are particularly at risk. You are aware that there is a hot tub full with water on the premises. Like any water recreation, there are certain precautions that you must follow to minimize the health risk in relation to the hot tub. It is your responsibility to read and have others in your renting party read and abide by the Tips for Hot Tub safety that are in the Guest handbook in the house. These include: A Hot tub is intended for use by healthy adults in no less than pairs for short periods of times. Hot Tubs are not intended for use by children. Whenever the hot tub is not in use, even for the very shortest periods, the hot-tub must be assured emptied of all users and the cover must be put on down by a responsible adult. There is no substitute for common sense and proper "in reach" supervision of at risk persons (eg children) by the Renter at all times. A competent adult should check that the hot tub cover is on as your first task when entering the home, after every single use, and as the last task when leaving the home. Hot tubs should never be used when there is risk of electrical storms or by anyone bathing alone - always have at least two persons to look out for one another at all times. The Guest Handbook in the home has further basic user operational information on the hot tub and a copy of the Safety Tips.
7.1. HOTUB AVAILABILITY: The hot tub is well maintained, and professionally serviced and the chemical balance maintained on a weekly contracted basis. The hot tub is maintained at around 80 degrees and will require you to increase the temperature setting on your check in. It may take several hours to reach your desired bathing temperature (approximate rise is 4 to 5 degrees per hour). Any problems you report with the hot tub would be referred to the contracting service company by us promptly, and they would deal with them in regular business hours as soon as their schedule allowed. However due to a hot tubs complex chemical/mechanical/electrical nature of operation, hot tub ‘up-time’ cannot be absolutely guaranteed during your stay. If for any reason the hot tub malfunctions during your stay and is unavailable to you, please report by email at the time, and after your exit a $20 per night courtesy credit will be made to you for any night of hot tub downtime.
In requesting to book you are accepting the above terms.
