Bayview Heights is a 4 Star modern and comfortable house set on a hillside above Perranporth. Newly built in 2013, the layout of the house is designed to take full advantage of the views offered by its hilltop position, with the top floor of the house given over to a large living, dining and kitchen area with fully glazed patio doors leading out to a balcony which runs the whole width of the house.

Sitting in the large living area, or on the balcony, you can see across countryside to Perranporth, and watch the ever-changing sea and sky whilst sipping a glass of wine and cooking and socialising with the rest of the family. As Bayview Heights is built to all modern specifications, including full double glazing and central heating, you can appreciate the view at any time of the year, and the ample and well-equipped living and sleeping spaces make it a property for the whole family to enjoy, whatever the weather.

At the side of the house the main road leads down into Perranporth, which is only a couple of minutes driving or a 10-12 minute walk away. With its numerous small shops, bars, cafes and restaurants, it is a lively but small and friendly town, and offers everything from fish and chips and locally-made ice cream, to seaside shops with an array of buckets, spades and surf equipment for hire.

Surfing is a major theme here, as Perranporth beach is renowned for its three miles of golden sands, exposed when the tide is out and offering a huge area for holiday makers and locals alike to enjoy. Surfers adore the waves here, but inexperienced surfers are well catered for too as there are several surf schools where you can hire equipment and tuition. There is also a swimming pool partly set into the rocks on the beach and used at low tide, and a multitude of rockpools to discover. Lifeguards are on duty on the beach during the summer. In addition, an amazing coastal footpath leads south to St Agnes and north to Holywell Bay. Perranporth is also an ideal base for easily accessing most of Cornwall, including St. Ives, Newquay, Falmouth and Truro, where there are many tourist attractions to suit all the family.

At the front of the house there is gravelled parking for two cars.
Entering the house by the front door, you walk into a spacious hallway which leads onto the four downstairs bedrooms, one ensuite, and the family bathroom.
Bedroom One: Master bedroom with Kingsize (5ft) bed with two bedside cabinets, wardrobe, wall mounted TV with remote control, space for cot and ensuite shower room with shower, wash hand basin, and WC
Bedroom Two: Two single beds (3ft) that can zip and link together (please specify) to make a king size bed if required, and a wall mounted TV with remote control. Wardrobe, bedside cabinet, and chest of drawers.
Bedroom Three: Double bed (4'6"). Wall-mounted TV, sideboard with board games and books. Built-in cupboard with hanging space in hallway. French doors that lead out via a wooden porch and steps to the rear patio and to the enclosed garden with garden table and chairs.
Bedroom Four: Contains full-size (3ft) bunk beds with a built in wardrobe, shelf space and a chest of drawers.
Family Bathroom: Spacious bathroom with shower fitted over the bath, hand basin and WC.

Upstairs: The hallway leads into a fabulous, open plan living room with dining area and fully-equipped kitchen which opens out onto a balcony enjoying the view of the sea and the countryside. This spectacular room provides a large L-shaped black leather sofa with additional scattered black beanbag cushion style seats, coffee table and two comfortable armchairs, a large glass dining table with chairs to accommodate up to 8 people, and for your entertainment there is a 50ins TV with a DVD player. The kitchen comprises an electric cooker with hob, microwave, fridge, freezer and a dishwasher. A washing machine is fitted in the utility room which also has a third WC.
Heating: independent wall mounted heaters in each room. Hot water is operated by solar panels with an electric system.

Outside: There are two parking spaces and there is an enclosed garden with astro turf and a patio area supplied with a garden table with chairs. Please note access to the garden is through Bedroom Three. There is an outside tap (and veranda if you need to dry wetsuits). Pets: A small pet is welcome outside of school holidays. Two clothes airers and a small fold up washing line are available to use if required. A travel cot and highchair are provided.
